Have you ever over-dressed for an event?Perhaps you understoodthe dress to be formal, but you arrived in yoursequin dress or blacktuxedo, everyone elsewas wearing jeans andturtlenecks. You may re-call how everyone stared as youentered the room, looking a bitout of place. That happens to homeownerstoo, but it’s not called overdress-ing - it’s called over-improving. Ithappens when property ownersremodel a home to the pointwhere its new value far exceedsall others in the neighborhood.Let’s say that your family hasgrown, and you begin your im-provements by adding a wingwith two more bedrooms and an-other bath. You expand to athree-car garage, and install an
outdoor deck. In theprocess, you add$55,000 in improvementsto your $100,000 home.As long as you continueliving in the home, that’snot a problem. When it’stime to sell, however, you’ll face an unexpected
challenge. You’ve spent $55,000on improvements, but buyers areunlikely to be impressed as theycompare the prices of otherhomes in the area, and expectyours to be in line. Before beginning a major proj-ect, determine the impact onyour home’s value. Consider“upgrading” to a larger home vs.remodeling, getting advice froma lender and a trusted REAL-TOR®. When it’s time to sell, you’ll be glad you did.
Sincerely,Arvilla Sheron President

The days of the darkand dank basement, strewn with boxes, dusty exercise equip-ment and tangled holi-day decorations arerapidly becoming athing of the past, re-placed instead by luxu-rious media and gamerooms, European-stylepub rooms, secondkitchens, wet bars andguest rooms.Home owners by the
droves are reinventingtheir formerly stodgybasements in searchof more livable livingspace and are findingthat basements arejust too valuable toleave rough and unfin-ished.According to National
Association of HomeBuilders (NAHB) re-searchers, creating anupscale downstairs isa burgeoning trend.Among new-homebuyers, the two thingsthey want to do imme-diately are install adeck and finish thebasement. So while basements
are not the top remod-eled space — kitchensand baths remain the
leaders — they are asizeable chuck of the$215 billion U.S. re-modeling industry. Notbad when you takeinto account that only68 percent of all U.S.homes even havebasements. Half the Hassle,Lower the CostRemodelers con-
clude that economics, psychology and landrestrictions are someof the reasons whybasements are achiev-ing a higher remodel-ing profile. Finishing abasement usuallycosts about half ofwhat upstairs improve-ments run, and base-ment remodeling isunlikely to trigger theregulatory dance orneighborhood fuss of abuilding addition.Prices for lower-level
remodeling can start atabout $15,000 -$20,000 for basic dry-wall, wiring, and paintand carpet, dependingon the square footage. For contractors whooversee the entire proj-ect, prices typicallybegin at $20 - $25 asquare foot. From
there, prices can swellinto the six figuresbased on the complex-ity of the job.Reclaiming — andTaming — BasementSpaceNow that more home
owners realize the po-tential for their base-ments — stylishlyreferred to as the“lower level” — the de-sign opportunities ap-pear to be endless. “If the level of finish
(comprising thoughtfuland creative design, quality materials andtop-notch craftsman-ship) is equal to, or ex-ceeds, the level offinish on the existingmain levels of thehome, this space is nolonger considered‘second class,’ ” saysStephen M. SchmittCGR, of TimberlineCustom Homes, Inc. inHighland, N.Y. “Clientsoften are willing tospend whatever ittakes to do the jobright.”“The uses for this
space are as varied asthe families seeking toremodel,” Schmittnoted. “Often the proj-
ect is initially thoughtof as a playroom forthe kids, but once theclients see the possi-bilities and get a feelfor the finished prod-uct, they find ways toreclaim the space forthemselves and keepthe kids upstairs.”Another remodeler
notes he’s reinventedlarge, extravagantbasements, completewith stone fireplaces, full kitchens, hot tubs, full baths and steamareas, and lower-leveltransformations forgrowing families thatwanted fun, color-filledbasements with ameni-ties like built-in fortsand slides. While fun and innova-
tive, many of the latesttrends may be out ofreach or over-the-topfor the average homeowner looking tospruce up and usetheir basement space. The lower-level ameni-ties consumers gener-ally focus on includedrywall ceilings with re-cessed lighting, homeentertainment systemsand interior design ele-ments such as sofa
sectionals, silk windowtreatments, crush-proof carpet andbrighter wall colors.Pricing Your VisionWhile the possibilities
may seem limitlesswhen renovating thelower-level space, socan costs, dependingon the original struc-ture. Remodeling-happy home ownersneed to consider thedesign options care-fully.A basement project
does not require an in-crease in the building’sfootprint, thus savingon building elementssuch as footings, roofsystems, floor systemsand ceiling systems. But, potential savingscan be easily offset ifthe scope of work in-cludes a new bath-room, wet bar or therelocation of mechani-cal systems or thelaundry to a newspace that hasn’t beenroughed in. Further, building
codes can have signifi-cant requirements for
basement livingspaces, including asecond egress for theliving area and foreach bedroom. Otherconsiderations may in-clude ensuring enoughproperty easement toallow for an adequatewell and including therequired smoke detec-tors. According to Remod-
eling Magazine's Costvs. Value report, abasement remodelranks in the top ten ofprojects that have thehighest percentage ofcosts recouped fromthe remodel at 72.9percent.To find a certified re-
modeler in your areacontact the MooreCounty Home BuildersAssociation at(910)944-2992 or visitonline atwww.mchba.com.

(ARA) - Today'sconsumers areunder mounting fi-nancial pressure atevery turn, and areforced to be muchsmarter in buying de-cisions, especially formajor investments. One big investmentevery consumerneeds protected istheir house andproperty. This is es-pecially true aswarmer weather ar-rives. From simplepreparations likeservicing your heat-ing and cooling sys-tem units (HVAC), toprotecting yourselfagainst unexpectedhome emergency re-pairs, many home-owners oftenoverlook simplemeasures that canend up having costlyconsequences."One challenge ofhome ownership isthat the potential forexpensive repairs isalways out there,"says Tom Rusin,CEO of HomeServeUSA, a provider ofemergency repairservice plans. "Whileunexpected prob-lems can never be
completely avoided, there are measureshomeowners cantake to protect theirhome now, andavoid costly repairslater."Here are five tips:Service your airconditioner: Spring is the per-fect time to get yourair conditioner intoshape before the hotsummer months. Toensure your systemruns as efficiently aspossible, replaceyour air filters at thebeginning of the sea-son, and ideallyevery 90 days. Thiswill keep your aircleaner, reduce en-ergy consumptionand extend the over-all life of your HVACsystem. Another sim-ple step is to clearaway any debrisfrom your outdoorAC unit, which willimprove airflowaround the unit. Also, make sure yourvents are open andnot blocked by furni-ture or any otheritems.Check out yourheating system:Spring is the per-
fect time to makesure your furnace isin full working orderbefore a winter emer-gency occurs. Con-sider heating systemcoverage for emer-gency repairs notgenerally covered byhome insurance.Curb unantici-pated financial re-sponsibilities withextra protection:Homeowners in-sure their homes toprotect it from unan-ticipated home emer-gencies - such asbroken water servicelines - as well as forpeace of mind. How-ever, homeownersoften don't knowwhere their utilitycompany's responsi-bility ends and theirsbegins. Many aresurprised to find outthey are typically re-sponsible for repairsto the pipes andwires in and aroundtheir home (as thelocal utility is usuallynot responsible forthese emergency re-pairs).Look closely atyour home insurancepolicy and check ifyour utility offers anemergency servicecontract. If not, con-sider signing up foran emergency repairservice plan that cov-ers gaps in yourhome insurance pol-icy, which can rangefrom exterior waterand gas lines toplumbing anddrainage systems tocomplete electricaland heating/coolingconfigurations.HomeServe USA of-fers affordable emer-gency repair serviceplans, startingaround $5 a month,to cover plumbing, electrical and HVACsystems not typicallycovered by home-
owner's insurance, and will dispatch alocal, licensed andinsured contractor tomake the necessaryrepairs.Ensure your homeis properly venti-lated:Excess moisture inhomes can tarnishexpensive fixtures, cause paint to peeland accumulate inwall cavities whichcan lead to thegrowth of mold andmildew. To avoidmoisture build-up,make sure base-ments and crawlspaces are free ofwater infiltration.Check that dehumid-ifiers or kitchen andbath ventilation fansare working properlyto remove excess
moisture. If not, asmall investmenttoday could not onlysave you money inthe long run, but alsoprovide cleaner in-door living environ-ment for you andyour family.Prevent excessiveenergy bills:Random air infiltra-tion through gapsand cracks is a lead-ing cause of energyloss in homes, ac-counting for 25 to 40percent of energyloss in most residen-tial structures, ac-cording to the U.S.Department of En-ergy (DOE). Air seal-ing and insulation isone of the most cost-effective ways to getthe highest return oninvestment for the
home, since themonthly amountsaved on heatingand cooling billsoften exceeds thecost for these im-provements. Homeimprovement retail-ers offer a variety ofinexpensive (lessthan $15) insulatingfoam sealants thathomeowners canapply to gaps andcracks around thehome to literally"seal" against un-wanted airflow to re-duce energy bills. As you start slather-ing on sunscreenthis season, thinkabout not only pro-tecting your skin, butprotecting yourhome with simplefixes that can keep itas healthy as can be.

(ARA) - Spring ishere, which meansone thing: it's time toget your home in tip-top shape. By com-pleting a few easytasks, you can spendmore time soaking upthe sun and less timeon interior projects. Here are five ways tospruce up your homethis spring to preparefor a relaxing summer- and give your homethat "spring cleaning"feel without spendingthe entire spring, well,cleaning.1. Let there be lightNothing makes the
house feel drab likedirty windows. Makeany room feel brightand fresh by cleaningthe inside glass ofyour windows. Aquick once over witha paper towel andglass cleaner shoulddo the trick. Look fora "streak-free" formulaand the insides will besparkling in no time.
Get the outside justas clean - without thehard work - by usinga cleaner that at-taches directly to yourgarden hose. All youhave to do is pointand spray to removethe dirt and grime leftbehind from winter. It's safe to use onplastic siding and canhelp you easily reachsecond story win-dows. Plus, whileyou're outside, quicklyrinse off patio furni-ture, jungle gyms oryour children's out-door toys to makethem look good asnew.2. Pick up a paint
brushTo freshen up any
room for springtime, pull out your paint.Don't try to redo thewhole house - pickthe room where afresh coat of paint willmake the biggest im-pact. Choose a funnew color, or addsome flare with aunique design likestripes or chevron. And, don't forget totouch up the trim ifyou have the time.To make paint
touch-ups a simpleprocess, use Frog-Tape brand painter'stape. Treated withpatented PaintBlocktechnology, this tapeprevents paint bleedby reacting with thewater in latex paint tocreate a barrier thathelps ensure clean, sharp lines. Plus, notedious preparation isneeded - just makesure walls are clean,dust-free and dry be-fore applying."FrogTape is the
best choice to helpany homeowner paintwith ease," says de-signer and Restau-rant: Impossibleconstruction managerTom Bury. "Its Paint-Block technologyleaves very little roomfor error, making it agreat choice for quickspring touch-ups."To ensure painting
is a painless process,be sure to select theright tape for your sur-face. Choose Frog-Tape Multi-Surface for
cured paint (paint thathas been dry for atleast three days),wood, metal, glassand more. Use Frog-Tape Delicate Surfaceon fresh paint (paintthat has been dry forat least 24 hours),wallpaper, and deco-rative painting. Withthe right tools, yourpaint project can bequick and easy, mak-ing your room lookpolished and pulledtogether.3. Wash away winter
grimeYou know that soft,
comfy throw blanketyou've been snug-gling up with all win-ter? It's storing morethan cozy memories.Since winter is primecold and flu season,it's probably becomehome to lots ofgerms. Increase theclean factor in yourhome by tossingthrow blankets, pil-lows, window treat-ments, even couchcovers in the washingmachine to get rid ofgerms. Then, hangthem outside to dry inthe sun and soak upthat springtime scent.4. Say "sayonara" to
your sweatersScarves, hats,
gloves, wool sweatersand other heavy itemsof clothing won't bemuch use to youonce spring is in fullswing. Save room inyour closets by get-ting them out of theway - put clothingitems you won't needin warm weather inplastic storage bins.Keep them in an atticor basement, clearingspace for yourwarmer-weather wear.As you're packingthings up, pull asideanything you haven'tworn all winter anddonate these items toyour local charity. It'san easy way to de-clutter, make yourhome feel more or-ganized and giveback to your commu-nity. The samemethodology goes forkitchen cabinets, desk drawers andplayrooms. Storeaway items you're notusing and give what
you don't need tocharity - if you're notusing it, someoneelse might.5. Dust your digsSpring brings more
than just sunshine -it's also the bearer ofseasonal allergies.Help fight the snifflesby shaking out rugsand giving rooms agood onceover with afeather duster. If wip-ing down the entirehouse seems too te-dious, focus on areasthat aren't in plainsight. Throughout theyear, you probablywipe down surfacesthat are clearly visible
- tables, shelves, countertops. But,when was the lasttime the top of the re-frigerator or the ceil-ing fan saw a duster?Use spring cleaningas a chance to focuson those areas thatdon't often getcleaned. Your home, and your nose, willthank you.Follow these simple
tips to make everymoment count thisspring. Your home willbe sparkly and cleanbefore you know it -giving you plenty oftime to relax and soakup the sun.
