THIS week, president of The Investors ClubKevin Young shares his top 10 common mis-takes by first-time investors.

Mr Young said many first-time investorsnever bought more than one investment prop-erty because they made simple mistakes suchas;1. Buying an investment property they wouldlike to live in without thoroughly looking atcapital growth and rental return potential.2. Deciding to buy an investment propertyclose to their owner-occupier home ratherthan looking at investment opportunitiesthroughout WA, or indeed Australia.3. Selecting a property based upon advice offriends or family rather than seeking inde-pendent information.4. Buying an older property, which can drainfinances through maintenance costs.5. Not undertaking a full assessment of thetrue cost of buying and holding the property.For example, if the property is an apartment,there are additional cost issues such as stratafees compared to buying a stand alone house.6. Selecting the wrong home loan i.e. principaland interest rather than interest only, whichwill help increase cash flow.7. Buying a property in a location which is notattractive to tenants i.e. not close to amenitiessuch as shops or transport.8. Purchasing a property in an area wherethere is an oversupply of properties, meaningrents will be low and capital growth rates lim-ited.9. Common pitfallsfor new investors

REDUCING energy costs is a high priori-ty for property owners as the State Gov-ernment announces major increases toelectrical prices.

Gas prices are also rising, which makesenergy efficiency a real key issue for home-owners.

According to Anthony Kinder, managingdirector of Wilson&Hart Home Builders,reducing energy costs was a more signifi-cant issue if you owned a larger homewhich had additional features such as swim-ming pools and ducted airconditioning.

If you already own a home, you canobtain useful information on how toreduce energy consumption from theState Government's Office of Energy web-site at http://www.clean.energy.wa.gov.au.

Tips for reducing energy consumptioninclude:

■ Try not to use small amounts of hotwater frequently – not only do you heat thewater you use but also the water left in thepipe

■ Set the water-heating thermostat to60C on storage hot water systems and 50Con instantaneous systems (if you are unsureof how to do this, contact your manufactur-er/service person)

■ Insulate the first two metres of pipesleaving the hot water storage tank

■ Turn the hot water system off whenyou go on extended holiday.

“This issue of energy efficiency is seri-ously considered by Wilson&Hart whendesigning new homes for clients,” MrKinder said.

“The design of a home can significantlyreduce overall energy costs of a home.

“For example, building larger two-storeyhomes along the coastal strip has becomevery popular in recent years because of thegrowing focus on lifestyle in the propertymarket.”

However, Mr Kinder said a key consider-ation was the size of the windows if yourhouse was facing west.“Some people installlarge windows in their new home only tofind that the home is too hot in summerand they spend large amounts of moneycooling the property,’’ he said.

Wilson&Hart has assisted clients toovercome this problem by designing theirhome so that it had shading and that roomshad the correct window sizing related tothe area of the specific room. ■

Reducing energy costs the new challenge

Mindarie’s rise to prime spotESTABLISHED less than 20 years ago,Mindarie is now one of the prominentnorthern coastal suburbs on the Perthradar.

Located 36km from the CBD, the districtwas named after Mindarie Lake in the neigh-bouring suburb of Carabooda, holdingNoongar origins believed to mean either“the place near which is held a ceremony”or “green water”.

This City of Wanneroo suburb was firstrecorded by Alexander Forrest in 1874, butremained unpopulated until the 1980s whena developer proposed construction in theprecinct.

Prior to development, the suburb was tobe named Clarkson but in 1985 the nameMindarie was chosen – Clarkson was allo-cated to a district further inland.

Two major developments for the areawere planned that same year – the “Min-darie Keys” marina and a refuse plant forlandfill waste (which was later constructedin Tamala Park, a section of land formerlypart of the southern area of Mindarie).

First stage construction by Smith Corpo-ration for the marina began in the late1980s, as residents slowly started moving tothe suburb in 1987.

By 1998, the western and southern sec-tions of Mindarie had been completelydeveloped, including opulent propertieswith private jetties along the marina.

With its prestigious location, the medianhousing price of Mindarie has alwaysremained above Perth’s property value. In2010, the median house price in Mindariewas $632,500, with 150 sales to date.

In the last decade, Mindarie’s annualgrowth rate has steadily increased at anaverage of 11.1 per cent a year. ■
