LEADING WA construction firm Pindanhas been praised for its ground-breakingIslands project in South Beach.

The company scooped one of the topawards at last month’s 2010 MasterBuilders-Bankwest Excellence inConstruction Awards at the PerthConvention and Exhibition Centre.

High rise inapartment price

Industry salutes the Islands

PROFESSIONALS Real Estate Grouphas launched a new market index inpartnership with RP Data InformationServices to accurately track movements inthe WA residential property market.

The Professionals Property Index (PPI)is designed to aid those buying and sellingresidential property, as well as provide atool to reflect movements in the localeconomy.

Professionals Real Estate Group CEODavid Hobbs said the monthly index wasthe most comprehensive property modelavailable to the public, providing anaccurate monthly reflection of sales across

the Perth metropolitan market.“Professionals Group recognise that

good decisions require good information,so the PPI is based on sales priceinformation from 200 Perth suburbs toprovide ‘average’ monthly dwelling pricesand monthly price changes,” Mr Hobbs said.

“While most property indexes quotemedian prices for houses and unitsseparately, the PPI captures average pricechanges across all dwellings to provide amore accurate snapshot of where themarket is at.

“It’s also a very valuable predictive toolto track property market and economic

trends over the longer term, particularlyfor commercial banking and lendinginstitutions.”

Mr Hobbs said the ProfessionalsProperty Index used the most recentmonthly sales information supplied by RPData Information Services.

“Published monthly, the PPI will providean easily digestible snapshot of the market– where it is going and by how much it ismoving. Armed with this informationpeople can make informed decisions aboutwhen to buy and sell, and to generallyassess the economic climate,” Mr Hobbssaid. ■

‘Most comprehensive’ market price tool launchedProfessionals Property Index promises accurate monthly reflection of residential sales

THE median price of multi-residential properties such asapartments is on its way up.

Figures released by REIWA for theMarch 2010 quarter show a growthof 17.1 per cent to $410,000.

According to Propell NationalValuers valuations manager TravisColeman, the apartments market,along with the overall propertymarket in Perth, performedreasonably well over the past year asa result of renewed confidence in theeconomy and low interest rates.

However, the outlook for theproperty market over the comingyear is more subdued due to theprospects that interest rates mightrise, and uncertainty about theoutcome of the Federal election.

“In the current market, there isnow a plentiful supply of apartments,especially in the middle to top end ofthe market, and this creates goodopportunities for people wanting tosecure a well located apartment for acompetitive price,’’ Mr Coleman said.

“If you are considering buying anapartment during the coming year,the most important considerationyou should give is the location of theproperty.

“Lifestyle is a major driver of thereal estate market and coastal as wellas inner city areas are becomingmore popular with property buyersbecause of these lifestyle drivers.

“For example, if you areconsidering focusing on coastal living,then Mandurah offers excellentopportunities for buyers because of alarge supply of quality apartmentsaround the marina and foreshorearea.

“Alternatively, if you are focusingon inner city living, then apartmentslocated in the Northbridge area willbenefit strongly from the massivenew investment in the NorthBridgeLink project.” ■

Q: What tax do I have to paywhen I sell my property?A: This depends on whether youhave bought your property to livein or as an investment. If it is your principal place ofresidence (that is, the house youlive in) there is no tax to pay whenyou sell. However, if it is an investmentproperty (and is rented out) youwill have to pay Capital Gains Tax. And if you buy and sell within 12months the Capital Gains Tax ishigher.For specific advice you need tocontact your accountant orfinancial planner.Q: I’ve heard a bit aboutbuyers’ agents lately, but I’mnot sure what they do. Canyou explain their role?A: A buyers’ agent helps buyersfind their perfect home orinvestment, and can even take careof the paperwork on their behalf. There is, of course, a fee chargedfor this service. They are especially attractive forpeople who are too busy to do thelegwork required to find the rightproperty.Buyers’ agents are also involved innegotiating price on the buyer’sbehalf. So no, there was no obligation todeal with your offer first. In this case, the agent was givingyou the opportunity to improveyour offer in the knowledge thatyou were in competition withanother buyer.

Rockingham-Kwinana land sales boomingLAND sales in the Rockingham-Kwinanaarea are rising strongly, with one lot beingsold every five hours on average.

REIWA figures show 1856 lots weresold in the region during the year endingMarch 2010, indicating a 45 per cent salesincrease.

Wilson & Hart Home Builders managingdirector Anthony Kinder says the area is ahot spot in Perth, followed by the sale of1303 lots in Armadale-Serpentine and1096 lots in north-east Wanneroo over a12-month period.

“Land sales in the Rockingham-Kwinanaarea were particularly strong in Baldiviswith some 941 lots sold over the year andaccounting for half of all land sales in thisregion of Perth,’’ he said.

“One of the key reasons is that pricesare very affordable in the Rockingham-Kwinana area.

“The median price of a block of land inBaldivis, for example, is just $176,500which compares to a much higher medianlot price of $225,000 for the north-eastWanneroo area.

“Quality estates such as Settlers Hills,River Gums and Baldivis North areattracting property buyers to the Baldivisarea, and one of the most significant trends

in new home building is that people wantto build a quality home in a carefullydesigned estate.”

Mr Kinder said new housing estates inCanning Vale set this trend more than adecade ago and it is again being repeated inBaldivis with property buyers beingattracted to the area because of the qualityof the estates.

“There are now several boutiquehousing estates in Baldivis which have beencarefully developed with a strong focus onlifestyle,’’ he said.

“Property buyers understand that theRockingham area is expanding rapidly, andover the medium term house prices inBaldivis will increase significantly.”

Wilson & Hart found that the openingof the Perth to Bunbury freeway in recentmonths had also contributed to thestimulated demand for housing in theBaldivis area as it had taken high volumetraffic out of what people could see werenow normal suburban roads.

“This had been a major turning point.“Home buyers can now see Baldivis

functioning as a traditional family area thatcan access the freeway, north and south,without being caught up in heavy traffic,”Mr Kinder said. ■
