Hello,

It’s really getting hot and we all are praying that it rains soon, this will not only help the weather to cool down but also keep the fruits and vegetables prices on check which will also keep inflation in check and it won’t affect the life of poor people.

We at RE/MAX Metro had a good month with deals of rental and sale done by our business associate in reputed schemes in Ahmedabad, we also visited few new upcoming projects. You would find the details of one of the new projects in our section Upcoming Project. We also attended few online training sessions from RE/MAX Gujarat explaining us on how to serve the Buyer and Seller for that we would like to thank RE/MAX Gujarat for always polishing our skills by these continuous online training sessions.

Elections are over; Prime minister has been elected by us now we have to wait for him to make a move which will help improve our economy in long term. We need to give time to understand his decisions as it takes some time for anyone to make changes after taking the job which has been done by someone else for long period.

Real Estate market is slowly moving in a positive direction; we have a good demand of builders who are looking for land in and around Ahmedabad to start their new projects. This time rains have arrived late but has really covered up well all around the country which will be a great help to farmers and will also improve the economy in coming time.

July was a good month for us as we have added a new Business Asso-ciate to the team and have done deals in residential and commercial properties. With our aim for providing continuous support to our clients we keep on training ourselves by attending online webinars of RE/MAX MGM and RE/MAX International. This webinars are really helpful to us as we learn how we can improve our services and get results for our clients.

Real estate market is improving and we see a good movement in retail as well as rental inquiries more in commercial than residential. We are also working with builders from Mumbai and Pune as we see good return on investment outside Ahmedabad because the job creation in this cities are lots more than that in Ahmedabad and so one can get higher rental or resale value on their properties. EVD is a severe acute viral illness often characterized by the sudden onset of fever, intense weakness, muscle pain, headache and sore throat. This is followed by vomiting, diarrhea, rash, impaired kidney and liver func-tion, and in some cases, both internal and external bleeding. EVD spreads through direct contact with the blood, secretions, organs or other bodily fluids of infected people. No vaccine for EVD is available and severe-ly ill patients require intensive supportive care. During this outbreak, EVD has killed approximately 55% of those infected. (WHO 2014)

International Medical Corps Responding Following Ebola Outbreak in West Africa

Aug 5, 2014 - Los Angeles, Calif. -An unprec-edented outbreak of Ebola Virus Disease (EVD) in West Africa has spread to four coun-tries with cases confirmed in Guinea, Nigeria, Liberia and Sierra Leone - International Medi-cal Corps has been delivering humanitarian support in the region since 1999. The World Health Organization (WHO) announced more than 1,600 confirmed cases of EVD and 887 deaths, as of August 1. International Medical Corps is responding to the outbreak in Sierra

Finance minister Arun Jaitley is likely to have opened up a market worth at least Rs 70,000 crore by announcing tax breaks for real estate investment trusts (REIT) in the budget.

These instruments have a huge potential considering the fact that they can invest in at least 50 per cent of the office space available in the top six cities.Jaitley had announced a tax pass-through status for REITs in the budget. It means income by way of interest received by the trusts will not be taxed in the hands of the trust.

These realty trusts are similar to mutual funds in that they raise money from investors and put them into real estate assets that may comprise rent yield from commercial properties such as office buildings and malls or housing com-plexes.These assets are held in an entity (special purpose vehicle), which is under the control of the trust.Investors in these trusts earn from both dividend (from the rent collected) and wealth accumulation (capital apprecia-tion of the underlying property). The rent collected is subsequently paid to the investors as dividend. The new instrument is expected to benefit the domestic real estate sector by providing a major source of funding. Industry experts such as Niranjan Hiranandani, managing director of Hiranandani Group, maintain that realty trusts are set to be a huge success and are likely to net $10 billion in this fiscal itself.

It is expected that pension funds, foreign institutional investors and other long-term investors will show huge interest in these instruments.

According to a note from Edelweiss Securities, India has Grade “A” office market of 375 million square feet in the top six cities. Of this, 80-100 million square feet could be up for REIT listing once it gets introduced. The brokerage said assuming an average rental of Rs 60-65 per square feet, 80-100 million square feet provides a rental potential of over Rs 6,000 crore.“Assuming cap rates of 8-10 per cent, REIT has a potential market size of Rs 70,000-90,000 crore,’’ it added.The cap rate, or capitalisation rate, is one of the parameter that helps to assess a real estate investment. It is the potential rate of return on the property. Therefore, a higher cap rate is beneficial for the investor.

Some of the entities owning rental assets include DLF, Unitech, Phoenix Mills, Indiabulls Real Estate, Prestige Estates and Oberoi Realty. They are expected to benefit from the introduction of REIT in the domestic market.

Reserve Bank of India on Thursday said individuals can also use funds under Liberalised Remittances Scheme (LRS) to buy immovable property abroad.

Encouraged by an improvement in the foreign exchange market, the Reserve Bank on June 3 had raised annual over-seas investment ceiling for individuals to $125,000 from $75,000.

of both. Further, it is clarified that the scheme can now be used for acquisition of immovable property outside India," RBI said.

The LRS allows residents to acquire and hold shares, debt instruments or other assets outside India without prior approval of the RBI. In August last year, RBI reduced the ceiling from $200,000 to $75,000 per person in a financial year under the LRS in view of the worsening current account deficit and a volatile rupee.

Meanwhile, RBI also signed a memorandum of understanding with the Monetary Authority of Hong Kong for exchange of supervisory information.
