Location, location, location – still hugely important when it comes to buying real estate. Architects

and homebuilders, though, say that three more factors are coming to the forefront.

A newly released survey by the American Institute of Architects shows that homeowners prefer community-driven, walkable neighborhoods with contemporary home exteriors.

“With a revival in interest in urban living, there has been a marked

transition in what people are looking for in their communities,” said AIA Chief Economist Kermit Baker in a recent press release.

The AIA’s Home Design Trends Survey evaluated the third quarter of 2013, focusing on trends in neighborhoods and community design. The survey also found that the housing market is recovering in nearly every sector.

Infi ll development topped the list of most important community design elements. Easy access to retail, transportation, entertainment, employment is vital to enticing would-

be residents to urban communities, Baker says.

The survey also evaluated the popularity of a variety of home exterior features such as: low-maintenance exterior materials, front porches, windows and sustainable roofi ng, contemporary design, simpler exterior detailing and single story homes.

“We’re seeing people build smaller homes,” says Matt Risinger, president of Risinger Homes, a building and remodeling company in Austin, Texas.

While the use of low-maintenance exterior materials was most preferred, the largest increases from 2012 fi gures were in windows and sustainable roofi ng, as well as contemporary design.

To Risinger’s clients, a low energy bill is appealing, so it’s no surprise that the AIA survey refl ected an increase in the use of green home materials, such as sustainable roofi ng

products and solar refl ective, cool roofs.

The use of windows on home exteriors is also growing in popularity and showed a 10 percent increase from 2012 fi gures.

“For the Baby Boomer generation, there’s more focus on the quality of their home. It’s about building homes smaller, better and more effi cient,” Risinger says.

In the Midwest, the trend is similar. “They’re looking for ranches, one fl oor, all the utilities on the same level, wider stairways, wider doorways, they’re

trying to eliminate stairs,” says Guy Lipovsek of Brillo Home Improvements, a residential and commercial remodeling fi rm in Milwaukee.

Clients have a desire to live in their homes as they age, rather than move into nursing homes, Lipovsek says.

Low-maintenance products stand at the top of the list of popular features for home exteriors, according to the AIA survey. Both Risinger and Lipovsek say they’ve seen a rise in the use of low-maintenance products – such as synthetic siding, and brick and stone exteriors – in the homes that they’ve built.

The residential housing market is recovering, as reported by residential architects. Of the respondents, 40 percent indicated an increase in their fi rm’s billings over the preceding quarter.

“I think it’s confi rming other trends that we’re seeing, that the residential market has turned around pretty nicely and pretty sharply and it’s got a lot of momentum behind it. And it’s likely to continue,” Baker says.

The housing recovery has followed a pattern of improvement by sector. Condos and townhouses and vacation and second homes have been the slowest to recover, mainly due to overdevelopment before the market collapse in 2008, Baker says.

In terms of regional growth, the market is likely to see the most growth in the South and Western U.S., due to population growth.

Based upon housing forecasts, a 25 percent increase in 2014 in the level of production, as well as a 10 percent increase in spending on home improvement is predicted, according to Baker.

He says, “I think most economists are looking at the housing market as one of the strongest sectors in the economy this coming year.”

During the winter months,

many families gather around their home’s fi replace. A fi re in the fi replace creates a

warm and cozy atmosphere, but don’t expect it to add heat to your home. As little

as 10 percent of the heat from a fi re in an open masonry fi replace radiates into the house.

The National Association of Home Builders’ MyHome Press has published a handbook for homeowners, “Home Maintenance Made Easy,” and the excerpt below contains helpful advice on how to safely build fi res and maintain your fi replace.

Wood

Burning

Fireplaces

Your fi replace will add elegance and warmth if you use it safely and have it cleaned by a chimney cleaning professional at least once every fi ve years (two years if you use it frequently). A wood-burning fi replace should be equipped with andirons (or a grate) and a well-fi tting screen. It may have glass doors as well.

If you are in a newer home with a fresh air vent to supply the fi replace with combustion air, open it and the damper before you start a fi re. Then remember to close both when you are not using the fi replace so warm air will not escape in the winter and cool air will not escape in the summer.

Build fi res on the andirons or grate – not directly on the fi replace fl oor. Seasoned hardwood is the best fuel. Do not burn pine logs in your fi replace; they contain a tar that can start a fi re in the chimney if it accumulates. Do not burn trash in the fi replace. Never use kerosene, gasoline, charcoal lighter fl uid, or other highly fl ammable liquids to start a fi re.

Begin with a small fi re to allow the components of the fi replace to heat up slowly. Burn kindling and newspaper

under the grate; stack two to three layers of logs with air space between them, placing the largest logs to the rear. You can burn one sheet of paper atop the stack to help the chimney start to draw.

If the fi re is still burning but you are fi nished enjoying it, close the glass doors if you have them to prevent heated air from being drawn up the chimney (until you can close the damper). But don’t close glass doors over a roaring fi re, especially if you are burning hardwoods like oak or hickory; the heat could break the glass. When you close the doors over a burning fi re, open the mesh screens fi rst. This prevents excessive heat buildup on the mesh, which might warp or discolor it. Be sure the fi re is out each night before

you go to bed.

Gas

Fireplaces

A gas fi replace provides the comfort and style of a wood-burning unit, but requires far less

maintenance. Many gas fi replaces are also far more effi cient than wood-burning and as a result, produce less pollution.

Gas fi replaces may have a chimney or may vent exhaust gases (mainly water vapor and carbon dioxide) directly outside without a chimney. Others are ventless; there is no fl ue. If your gas fi replace is vented, the fl ue or vent should be closed when the fi replace is not in use. Use the same safety precautions with a gas fi replace that you would with any other gas appliance.

There will be a slight delay after turning the switch on before a fl ame ignites. Flames should ignite gently and silently. If you notice any deviation from this or any gas smell, immediately shut off the switch and report the problem to the gas company.
