THE ABBEY LONG BEACH HANGAR The Abbey Company Long Beach Hangar is a 206,857 square foot hangar/industrial facility and two story office building spanning over 10 acres just off the 405 freeway. Located at 3205 Lakewood Boulevard in northern Long Beach, it is the only property of its kind in the rapidly growing Los Angeles/Orange County area. Built by Kajima Construction for Advanced Aerodynamics & Structural, Inc. (AASI), the facility was completed in September 1998. This property is subject to a 30-year ground lease, plus a 10-year option with the City of Long Beach. The City has signed a long-term lease coterminous with the ground lease, expiring on January 13, 2038 for 114,465 square feet of the property. This 114,465 square feet consists of 102,864 square feet of two story office and single story warehouse as well as an estimated 11,601 square feet of hangar space. Established in 1990 by Donald G. Abbey, The Abbey Company owns and operates 55 commercial projects in California encompassing over 5 million square feet and housing approximately 1,200 tenants.

H-5 Fire Suppression System

The Hangar portion of the building is equipped with a modern foam suppression sprinkler system in addition to a standard industrial wet-sprinkler fire suppression system. The H-5 occupancy rating, the highest fire suppression score available permits the tenant the ability to store and work on fueled aircraft inside the hangar. A 70 thousand gallon water tank as well as two other specialized foam units are on site and powered by two diesel engines that can deliver up to 3.3 meters of foam to the hangar floor in minutes.

Onsite Fueling Station

The Abbey Long Beach Hangar features onsite fuel tanks allowing the tenant to purchase fuel at wholesale prices; approximately a 50% cost savings on fuel. The site is equipped with two 20 thousand gallon fuel tanks with dispensers for Jet-A and AvGas. The fuel pump system is equipped with an industry standard two-stage filter/separator and has a fueling rate of 100GPM.

Hangar Floor Compression Strength

The floor of the hangar portion of the building has 6,500PSI concrete compression strength, allowing for the parking of fully loaded Boeing 727 and 737, in addition to the Airbus 319,320 and 321.

Hangar Bay Size

The Long Beach hangar Currently has two 130ft wide x 252ft deep bays with full door access and one - 100ft wide bay (inaccessible by door) section, which consists of office and additional hangar space.



Hangar Door & Roof Redesign

The current configuration of The Abbey Long Beach Hangar provides users with 27 feet of door clearance and 32 feet inside roof clearance. The proposed roof redesign, which will take the hangar door and ceiling clearance to 47 feet, will allow most known aircraft with 130 feet wing width to enter the building. Not shown in the provided renderings but a feasible configuration would be the raising of both main bays to 47 feet of clearance. At this clearance with the planed redesign, the hangar can store fueled aircraft such as Boeing 727 and 737, Airbus 319 and 320 and any other like aircraft.
