Buying a home? These seven tips can make your house-hunting experience positive & rewarding.

1. Location counts - you’ve probably heard the

old real estate joke about “location, location,

location”, but the point still bears repeating.

Location is critical. How far are you really

willing to drive to your place of employment?

How good are the local schools and public

transportation? Even a picture-perfect dream

home can be a mistake if it’s in an undesirable

location, and a poor-location home can be

a particularly bad choice if you anticipate

reselling the home in a few years.

2. Make a list - Do you (and your spouse, if

you’re married) really know what you need

and want in your home? You’ll save many

hours of shopping (and potential arguing) if

you make a list ahead of time. Zero in on the

features you must have, would like to have,

defi nitely don’t want and would prefer not to

have. Your goal is to fi nd the right home for

your family without falling in love with one

that doesn’t suit your needs. Start compiling

your wish list by thinking about what you

like & dislike about your current home.

3. Do your homework - not too long ago,

consumers had very little access to information

about recent home sale prices, market trends,

homes on the market, neighbourhood statistics

and the home-buying process. Today, all this

information and more is available. Go surfi ng

on the web or ask a realtor to provide you

with this information. Get educated. Become

empowered.

4. Get pre-approved for a mortgage - Your

top-dollar home price is a function of your

household income, your credit worthiness,

interest rates, the type of loan you select

and how much cash you have or are willing

to offer for the down payment. Rather than

guessing or estimating how much you are

going to be able to afford to spend, ask a

lender or a mortgage broker to give you a full

assessment and ask for a letter stating how

much you’re qualifi ed to borrow. The true

amount may be much more or less than you

think.

5. Use a checklist - touring multiple homes can

be a confusing experience for most people.

Rather than relying on memory, make

notes about the homes you visit. Create a

personalized home-shopping checklist and

use it to track the features of each home that

you’re interested in.

6. Be prepared to make an offer - house

hunting can be frustrating, especially if you

know you’re not ready to buy a home. If

you’re not ready, don’t put yourself through

the exercise. If you are ready, ask your realtor

to go over a blank purchase agreement ahead

of time so you’ll know what decisions you’ll

face when you make the offer.

7. Relax - granted, buying a home is a major

life-altering event. But it’s not worth making

yourself crazy or super over-stressed about.

Save time at the end of your house-hunting

expedition to unwind, calm your thoughts

and emotions and keep the whole experience

in perspective.

Choosing The REALTOR® Who’s Right For You.If you’re selling or buying a home, you know it’s a process that can’t be rushed. You need time to make the right choices and decisions. After all, selling or buying a home is one of the largest and most important business transactions in which you’re likely to be involved.

As a result, you’ll need to work with someone who understands your needs and wants -- someone you trust and with whom you feel comfortable. That’s why it’s important to work with a REALTOR® and to know how to go about choosing the one who’s right for you.

By defi nition, a REALTOR®’s primary role is to bring buyers and sellers together to facilitate a sale. A REALTOR® is a licensed real estate professional who is a member of the Vancouver Island Real Estate Board and therefore has access to the Multiple Listing Service ® (MLS®) run by the Board.

Both terms, REALTOR® and MLS® are trademarks owned by The Canadian Real Estate Association (CREA). Members of the local Board are also members of CREA and therefore are permitted to use these trademarks.

When you work with a REALTOR® you can expect strict adherence to provincial law, as well as to a national Code of Ethics -- ensuring you’ll receive the highest level of service and integrity.

Real estate professionals know their markets inside-out because they inspect open houses and research all listings. As a result, they have expertise in assessing what comparable homes are selling for within any given neighbourhood.

HOW DO I FIND A REALTOR®?

There are many ways to go about fi nding the REALTOR® who’s right for you. First, try consulting friends, relatives and neighbours to see if they can recommend someone. You may also want to try searching through local newspaper real estate advertisements.

‘Open Houses’ are also a good way to meet REALTORS, especially if you’re interested in purchasing a home.

You can also refer to real estate signs in your chosen area. If no name appears, call the phone number on the sign and ask to be referred to a REALTOR® in that fi rm.

Some people mistakenly contact the real estate board for referral to a REALTOR®. A real estate board does not provide a referral service for REALTORS. The Board was created to provide services to its members. Still, the Board will confi rm whether a real estate practitioner is a member, and therefore a REALTOR®.

THE INTERVIEW

When choosing a real estate professional, it’s a good idea to talk to two or three sales representatives from different companies to determine what types of information and experience they and their companies have to offer. Don’t be afraid to ask questions. If you’re selling your home, ask those you interview about the type of marketing plan they have in mind for your home.

Obviously, you’ll want to learn of their reputation and reliability. You may also want to consider asking for references from buyers or sellers with whom the REALTOR® has worked.

Further, since you’ll be working closely with a REALTOR® for weeks or possibly months, it’s a good idea to choose someone who listens to what you say, asks intelligent questions and shows a genuine interest in helping you.

PREPARATORY WORK

Keep in mind that REALTORS cannot work independently of your input. You must be willing to do some preparatory work yourself and be prepared to dedicate a certain amount of time to working with the REALTOR® you have chosen.

So, before you enlist the help of a REALTOR®, you should have a clear set of objectives in mind. Be honest and open in discussing your fi nancial situation and, if you’re buying, carefully review the features you absolutely must have in a home, versus those features you’d merely like to have.

LOYALTY IS A MUST

It’s also important to remain loyal to the REALTOR® you’ve chosen if he or she has earned your trust. This person will be spending a lot of time and effort on your behalf, but won’t be paid until the transaction is completed.

If you’re a buyer, getting involved with several REALTORS can create unnecessary and confusing duplication of effort. In fact, buyers who deal with several REALTORS may miss out on the high level of interest and comprehensive service one is entitled to expect by working closely with a single, competent REALTOR®.

COOPERATION REALLY WORKS

Remember, although you’ll be working with one REALTOR®, members of the Board cooperate extensively with each other to facilitate showings and sales for the benefi t of other clients and customers.

So, if you see a ‘For Sale’ sign on a house in which you’re interested, simply ask the REALTOR® you’re working with to arrange an appointment to view the home. This service is, in fact, what the Multiple Listing Service® system is all about -- REALTORS cooperating with REALTORS to bring buyers and sellers together to achieve their mutual goals.

Find a great fixer-upper & make it your dream home!There are a number of reasons to buy a home that needs a little work over a new home or a home in top condition.

Home improvement may be an interest of yours, and an entire home to improve is the ultimate project. Or, you may see a house you love that needs work, but you can’t let it go. Another great reason could be the sale price.

Here’s a few tips to find out if buying a fixer-upper and making it your dream home is right for you.

1. Finding the right-fixer-upperNot always an easy task, as most “fixer-uppers” are beyond fixing up. One common resource for finding valuable fixer-uppers is to hire a local realtor - who will help you avoid homes that are in need of major repairs.

2. Get a home inspectionHome inspections are always important, but they are especially critical if you’re purchasing

a fixer-upper home. Before deciding whether or not to make an offer, hire a home inspector and ensure they thoroughly inspect the ceilings, roof, electrical system, foundation and walls. If there are major structural problems, you’re in for an expensive repair. If the house needs work but there are no structural problems, it’s a good bet.

3. Draw up a budgetAnother step that is important before you make an offer is budgeting. Interview potential contractors and ask them to give you renovation estimates in writing. You will need to add 10% to 40% to your budget to account for unforeseen bumps in the road and last-minute realizations. For instance, once you renovate the master bathroom, it may become clear how dire the guest bathroom is.

4. Make an offerA good way to do this is to obtain the sale prices of three homes in the area that are of similar style and size and that sold in the last

90 days. Figure in the cost of your renovations, including your time and actual costs, and also the popularity of the neighborhood. This will give you a good idea of what your potential home might be worth after renovations. From here, you can decide what it is worth to you before renovations.

4. Plan aheadAt some point after you make an offer and it is accepted, you will need to decide who is going to do what on your list of renovations. Do you have the time and expertise to knock down walls or lay tile? It’s possible that you and your family can do smaller jobs, like removing carpeting or wallpaper, but you decide you need experts to do bigger items. In the end, if you decide to perform the work yourself, make sure you obtain the necessary permits.

Above all, remember that a fixer-upper is a lot of work. But, you may find it’s more than worth it when you’re left with the home of your dreams.
