With Thanksgiving over things have finally quieted down on the Outer Banks as the island officially goes into “locals only” mode until Easter. 2010 will go down as the year the Outer Banks real estate market finally turned the corner and ended a 5-yr downward cycle. Compared to 2009 the number of property sales increased, the number of active listings decreased and so far the overall average sold price is flat. 2010 was also a record year for the number of tourist’s as most rental companies were 100% booked from July-August. Great deals are still out there so don't wait!! Mortgage rates have moved off their all time lows and are creeping up. I think the real estate market on the Outer Banks will be just as good if not better in 2011!! November Bright Spots: Under Contracts- Up 48% from November 2009. o Total Sales – Up 11.6% from November 2009. o Condo Sales – Up 150% from November 2009 o Inventory: Residential Listings – Down 13% from November 2009. Land Listings – Down 21% from November 2009 The inventory of homes for sale at the end of November was 1,984 units, reflecting a 15% decline in inventory from the same time last year (2,373 units). I wanted wish everyone a safe joyous holiday and happy new year!! For over 25yrs the Poulos family in Kill Devil Hills have been astounding locals and visitors with their amazing Christmas light display. The house looks so great that in 2005 the Poulos house was voted the Best Decorated House In America by The Today Show. Al Roker was in town to bestow the honor to the family and broadcast live in front of the house for all of America to see. My family has been going to the house since we have lived here and every time we go you just stand there in amazement. You can literally spend an hour just walking around the place and still not see all the decorations. If you make a trip down to the Outer Banks this holiday season please go by and visit the Poulos family, it will put a smile on your face. To get there turn west off the bypass onto Ocean Acres Dr ,across from the McDonalds, go until it turns into a dirt/gravel road then go just over the hill. 2010 will go down as the year the Outer
Banks real estate market finally turned

W inter Lights premiers this week at The
Elizabethan Gardens with a Grand
Illumination set for Wednesday from 6
to 9 p.m.
The kick-off will feature holiday foods and drink in
