Q. Our new house is in the process of being framed. The first floor walls are up and they’re starting to frame the second floor. The floor is made of pre-manufactured floor I-Joists and not all the window and door openings on the exterior walls have headers above them and some openings they used headers over. Shouldn’t all the windows and doors in the exterior walls have headers? — Phillip of Noble County

A. Today there are many options for framing that use up-to-date technologies both in manufactured structural components but also in energy related advances.

Standard construction techniques require headers above all exterior wall openings. Sometimes they will separate the

two by material of the headers with insula-tion board sandwiched together or stuffed with insulation.

Pre-manufactured insulated headers have become commonplace in quality constructed homes. With the new technol-ogies of manufactured I-Joists now we can add structural laminated veneer lumber (LVL) in the rim joist to provide structural support so that no headers are required directly above the window and door openings.

Of course, the size of the openings will affect the abilities to do this.

Now the area above the windows and doors can be fully insulated like the remainder of the wall producing a higher average wall R value.

There are ways to use structural engineered wood products to solve all kinds of construction problems today. Your builder or contractor needs to stay on top of changing technologies.

These new engineered floor and roof systems need to be constructed or assembled with strict guidelines and tolerances from the manufacturers.

Building departments require stamped engineered specifications and drawing to make sure they are constructed per manufacturer’s guidelines.

Q. We have a relatively new house — about 26 years old — and the outside hose faucet has frozen twice. The first time was several years ago and I don’t really remember the exact circumstances but I had a plumber replace it and didn’t have a problem until last year and it froze again. I noticed I had water running out the faucet at a slow stream and had a plumber replace it. He said the valve had frozen and with this replacement I was good to go.

I am now concerned as we come into the winter season that I will have problems again and with worse results as far as water damage. Is there something I should be looking for? Brewer on Big Long Lake

A. Yes, I too would be concerned about having a problem and not noticing it and then experiencing a major loss. Usually when a water line freezes it won’t show up

until the weather changes to warmer, then thaws and starts to leak. If you don’t notice it for several days it can lead to substantial damage.

Make sure when the winter weather starts that you don’t have any hose or sprayer faucets left attached to the hose bib. When the water is turned off, the frost free faucet shuts off back in the heated structure enough that it won’t freeze but the remainder of the water in the faucet needs to drain out.

Also make sure the hole through the wall that the water valve goes through is sealed by caulk or spray foam. This is where freezing air can come into your crawl space or wall cavity which can also be a cause of your freezing.

It is a good idea to have a shut off valve located in your house that turns off the outside faucet. This can be turned off during the winter when you’re not using the outside valve.

Q. I want to remodel my bathroom in my 30-year-old home. The vanity and above toilet cabinet were replaced a couple of years ago but the vanity top is a cultured top that is showing age. Both the shower

valve and vanity faucet need to be replaced. The shower is a fiberglass one-piece and is solid and in good condition but the shower door is ugly and needs to be replaced. A remodeling contractor came to our house and he recommended replacing everything; the cost was more than $10,000. Wow. Can we do anything to keep within a reasonable cost? Andy of LaGrange

A. To complete a full bath replacement can cost $8,000 to $10,000, especially if the shower tub unit is replaced because now you are down to the studs in at least a part of the bath. A bathroom remodel can take as many skilled tradesmen as building a house, framing, insulation, plumbing, electrical, drywall and finish.

Be careful about taking the advice of a single contractor that visits your house just once and recommends complete replacement — that is the easy way. I have seen people look to get major remodeling done and the first thing the contractor recommends is tear down and build new. Keep in mind that evaluating your bath and what can be done and what you really want takes work breaking down the specifics of your bath remodel.

Consider this for your bath: Remove vanity and cabinet for reuse. Remove the shower door and have a fiberglass expert

fill the holes and refinish the existing tub/shower unit.

A good plumber can rebuild the shower valve to be like new and replace the toilet and vanity faucet.

The electric and lighting can be upgraded, the floor replaced and the walls and ceiling can get refinished and painted. The vanity can get cleaned up and re-installed with a new top of your choice. This remodel now can be a lower in cost and good for years to come.

Q. I live in the country and have an older home that is two stories. It is hard for me to clean out my gutters as I’m getting older. I need to have a new roof and gutters installed and am considering leaf guards on the gutters. I have seen special advertising for gutter helmet systems promising that I will never have to clean my gutters again. One that I heard would come and clean my gutters for life if they ever get clogged. Is this warranty real and is it worth the money? Paul of Topeka

A. First off, Paul, gutters are an important part of maintaining your home and controlling water. Some areas such as Steuben County actually require gutters in an ordinance.

To have a house without gutters is actually the best for not having leaf build up, but ground cover is required where the line of water falls on the ground and proper drainage and bigger eve overhangs are critical.

The requirement for gutters is more so that you don’t discharge uncontrolled water or have water runoff that adversely affects your neighbor.

This is a sensitive area especially around lake areas or tighter neighbor-hoods.

Gutters are an effective way to collect water and properly channel it down and away from your house. It is not good to have water cascading down the side of your house over sidings and window openings that can leak and deteriorate.

Cheap plastic or aluminum inserts into your gutters are somewhat worthless and require removal and cleaning that’s actually worse than actually cleaning your gutters. Gutter helmet systems can be very expensive, sometimes twice or three times the cost of the gutters (how they support the lifetime warranty to clean clogs).

This type can work well at channeling

leaves and debris off your roof but in heavy rains allows water to simply shoot off your roof. They rely on surface tension to allow the water to run back into the gutter.

The best leaf control screens are aluminum and attach to gutters and the roof edge. They have little resistance and allow even big rains to fall into the gutter while stopping the leaves and debris so they can dry and be blown away.

Q. My husband and I are planning a major remodeling project this winter. We want to have it completed by next summer. One of our kids is graduating from high school and we are expecting family to travel and stay at our place. Should I go through one of the online contractor referral services? Patty of Steuben County

A. I suggest that you do a little research online first. Contractor referral websites like Angie’s List or Homeadviser have become popular because today we think we can get something cheap and have to put little work into it. Wrong on all accounts.

Hiring a contractor is not necessarily hard; you just need to do diligence on the part of getting things in writing, getting referrals and looking at the details.

Whenever you bring in a third party like a contractor referral service you are paying someone else, typically in a completely different state, to recommend a contractor. Our company participates in several of these sites so the contractors are not bad but that service is not free. We participate in the ones we feel have some merit to prequalification and are providing a service to today’s customers with little time to spend interviewing various contractors.

Again I will mention that these services are not free. Either you pay to get a list of prescreened contractors or we as contrac-tors pay for the prescreened customer inquiries. In either case, the customer ends up paying for these costs. Even if you are new to the area and know no one, there are ways to evaluate contractors and gather information on your own. Yes, I recommend getting a couple of quotes but what you’re really doing is interviewing contractors. You want to see what they are able to offer you and how they do business.
