But it doesn’t stop there. 2016 aims to be the best year yet for our residential teams in both Hailsham and Willingdon as we expand our horizons with a new website due to launch by Spring, and a social media platform to accompany it. Are you with the right Estate Agent? A good estate agent can make the world

of difference between selling your

property for a good price or not selling

your property at all.

The right estate agent cannot only make the selling process that much easier, but a smoother ride for you and everyone else involved.

So what should you look out for when deciding your estate agent?

Similar properties A successful agent will have a good database of clients looking to buy in your area. Look for estate agents that have a good supply of similar properties nearby. Marketing Properties need to be advertised where home-hunters look most regularly. All good estate agents will be on all the top property portals Here’s what to look out for:

- Are they advertising on Rightmove or On The Market?

- How do their property listings look? Would you be enticed to talk to the agent based on their photographs and property description?

Are they members of a regulated body? A good estate agent will be members of a professional body and members of a mandatory property ombudsman.

Customer service Do you receive a polite, warm greeting when entering the branch or when on the phone? Are the staff knowledgeable? Do you feel you will be treated as a valued customer?

Remember there is a team behind the person that valued your property, and that team will be handling and dealing with the day to day matters of organising viewings, obtaining feedback, negotiating the sale and seeing it through to completion. The way you’re treated by the team in the office is very important.

Fees Don’t base your decision on an agent on fees alone. A good agent who obtains the best price could outweigh any saving in fees from using another, cheaper agent. Perseverance The real hard work is making sure a sale completes and understanding how to get the sale back on track if there are any issues. An estate agent who perseveres is a good one.

Valuation of your home Don’t be fooled by valuers who over value your property to persuade you to appoint them. Look for an honest opinion and instruct an agent who has impressed you, rather than one you’re unsure of but has given you a high valuation.
