Tashas in Sandton
S tarted by Joburg local Natasha Sideris just 10 years ago, the
Tashas chain of upmarket boutique cafes is a great South African
entrepreneurial success story. Late last year, Natasha tackled her
most ambitious venture yet: opening the 13th and largest Tashas in
the heart of upmarket Nelson Mandela Square. We caught up with her
to fi nd out more.
Q: How has the response been to the new store?
A: Its been unbelievable. Our customers and the surrounding
community have been very supportive. Its amazing to see peoples
faces when I tell them that 98% of the store was designed and
manufactured in South Africa.
Q: How is it different from your other Tashas restaurants?
A: Each Tashas has its own inspiration that informs both the
design of the space and the Inspired by menu. The theme of our
Sandton store is African Glamour. This is epitomised in our priv
dining area, The Flamingo Room, as well as in the amazing Donald
Greig sculpture of animals perched on counter tops, the duck feet
lamps on the bar, and the baobab fl ower installation above the bar
area.
Q: Whats your favourite dish on the menu?
A: Thats a di cult question to answer, so I will give you three:
the sea bass fi llet with fennel and leeks, the creamy tru e pasta,
and the burrata is also very special.
Q: How do you manage to keep consistency and quality with such a
large space to manage?
A: As our biggest store so far, we have a huge team to run it,
and they trained a month longer than for any other location. Also

the Flamingo Room, which allows for a much easier rhythm than
our normal cafe business.
Q: Whats your take on the current hottest food trends?
A: A trend that I think is here to stay is the concept of clean,
healthy food. People are acutely aware of what they should and
shouldnt be eating, and how it a ects them.
Q: What are your future expansion plans?
A: Ive always said that we would stop at 15 stores in South
Africa. We are now at 13, and opening one more this year.
Internationally, were looking seriously at further expansion in the
Middle East, Australia and the UK.

some tips from ooba on how to reduce the interest on monthly bond

useful information.
4Negotiate your way: if youve paid consistently, approach your
bank to negotiate for a better interest rate.
5Calculate it: as interest is calculated daily, make use of a
bond calculator to assess how much you need to reduce your total
repayment amount.

The Bees KneesIngredients:(For the lavender honey syrup) 125ml
honey 60ml boiling water 1tsp dried lavender
(For the cocktail) 2 shots of gin 30ml lavender honey syrup 30ml
lemon juice
To make the lavender honey syrup, combine boiling water with
honey and stir until evenly mixed. Add lavender, and stir. Let cool
for approximately 30 minutes, and then pour through a fi ne-mesh
strainer to remove lavender.
For the cocktail, combine all ingredients in a shaker full of
ice. Shake vigorously for 10 seconds. Double strain into a cocktail
glass and garnish with a lavender sprig.
Slushy Coconut-Mint MargaritaIngredients: 250ml coconut milk
125ml coconut water 30ml agave syrup 30ml lime juice 2 shots
tequila 1 shot Triple Sec mint and a lime slice for garnish
Freeze one cup of coconut milk in an ice cube tray overnight.
Once frozen, blend ice cubes with half a cup coconut water (or as
much as you need) until slushy. Pour one cup coconut mixture into a
chilled glass and add lime juice, tequila, Triple Sec and agave.
Stir for 15seconds. Garnish with mint and lime.
Pear Moscow MuleIngredients: 2 shots vodka juice of half a lime
Peartizer ginger beer dash of bitters thinly sliced pears as
garnish
To prepare the cocktail, fi ll a glass with ice. Add the vodka
and the lime juice. Fill the glass generously with Peartizer and
then top o with a splash of ginger beer and a dash of bitters. Stir
and serve with slices of pear.

A la Bouffe This authentic French bistro is run by Normandy chef
Romuald Denesle and is guaranteed to serve some of the best French
food youve ever tasted. Beautiful decor and incredible fl avours

Hashi and El JalapeoLindens two newest family members are Hashi,

Breakfast and lunch are
New classicsI ts safe to say that, by and large, interior design
has been characterised by modern minimalism over the last couple of
years. While this will likely not change radically any time soon,
were seeing some designers playing with the idea of what
constitutes good taste by incorporating classical references into
their products.
By drawing on Greek and Roman design through elements like
columns, marble and statuary, theyre able to give their products a
sense of history while still ensuring that theyre contemporary to
fi t in with other modern decor.
Sometimes this classical inspiration draws on silhouettes and
forms, transposing them across objects to give a sense of the
unexpected. Marie Michielssen vases for Serax, for example, look
like heirloom pieces of silver, but are actually paper slipcovers
for ordinary jars. This contrast between the precious and the
everyday is one way of elevating the trend from the kitsch, and
ensuring that its not taking itself too seriously. Some designers,
on the other hand, take classical materials as inspiration for

Ronel Jordaan, for exampale, features upholstery that mimics the
look of marble, but is juxta-posed with a construction thats
emphatically modern.
This cut-and-paste approach to history is a contemporary way of
adding history to design without necessarily raising the price tag.
While it can seem a little over the top to some, this hearkening
back to classical design is a way of locating ourselves within a
broader historical context. And thats something that everyone can
see the appeal of curlicues and all.

Debbie Logan is the owner of The Organic Natural and Whole-Food
Emporium in Bryanston and founder of the Jozi Real Food Revolution
initiative. She is a passionate and committed food activist and
journalist who has been selling produce from the best sustainable
farms she can find in South Africa for the past seven years.
Q: How did your business start?A: Seven years ago, I took over
a
struggling online store from a woman who had started it. I
started writing for the cause, educating people about what organic
farming meant, and why this food was so important, while combing
the country to find the best organic and sustainable farms I could.
We were an online store exclusively for five years until we opened
our first store in the Bryanston Shopping Centre two years ago.
Q: Why did you choose this area to set up shop?
A: Our customers were predominantly based in this area, as were
many of the suppliers and farmers that we had built up a
relationship with over the years.
Q: How did you find your premises?A: We learnt that the premises
we were
running our online store from were going to be demolished, so we
had to find a new site quickly and take the leap to open up a
bricks-and-mortar store. Bryanston Shopping Centre, which was being
renovated, was the closest area to move to without huge disruption
to our customers.
Q: Why are the premises ideally suited to your business?
A: Bryanston Shopping Centre is a mall that has a family- and
community-oriented feel, and is currently in the process of
changing its identity to attract a broad range of consumers
and reviving the community feel in a more progressive way.
Q: Who are your neighbours?A: Cafe Del Sol and The Landmark
bar.
Q: What are the shop rental/sales prices like in this area?
A: Compared to the more trendy areas further south like
Parkhurst, Houghton, Hyde Park and Sandton, Bryanston still has
more reasonable rents and a large concentration of consumers and
schools.
Q: How many people go through your store each day?
A: This varies so much I couldnt put a figure on it. We have
bustling days and quiet days.
Q: Do you have any expansion plans?A: Yes, we mean to open up a
small
organic harvest-table-type restaurant on the rooftop outside the
store serving platters of the best meals we can make for the day
using organic, seasonal ingredients. We would like to expand closer
to the Parks areas as well as there arent many options there to get
fresh organic food and sustainably and ethically reared meat. There
is, however, a growing conscious consumer base there who have to
drive to Bryanston to source this produce.
Q: Do you operate online as well?A: We no longer operate online
and
mean to focus on physical stores, harvest table restaurants,
education and cooking events, and experiential connection from now
on. This food is primarily about connection, experience and
education. We need to connect to customers directly.
Q: Whats your most popular item?A: Farm milk and eggs, farm
chickens and indigenous wholly veld-reared beef.

For most people, buying a home means taking out a home loan. Few
individuals are wealthy enough to just hand over the cash for
property that costs hundreds of thousands or even millions of
rand.
Unfortunately, though, few of us consider the full implications
of what it means to take out a 20-year mortgage. We are just so
relieved to get the finance that we simply set up the minimum
payments and let them roll out of our bank accounts every
month.
However, it is important to appreciate just what we are
committing to. Consider that if you took out a 20-year bond on a
R2m home at an interest rate of 9,75%, your monthly repayments
would be R18,970. Over the lifetime of the loan that means you
would pay a total of R4,566,503, of which R2,566,503 is
interest.
Anyone taking out a home loan should therefore think seriously
about how they can pay it off quicker, because it will ultimately
save them large amounts of money. Using the above example, if you
paid just R3,000 extra per month, you could pay off the loan six
years earlier, and save almost R900,000 in interest.
Of course finding that extra money is not a simple matter, but
here are four easy tips for paying off your home loan quicker:
1 Whenever you receive a salary increase, up your bond repayment
by the same percentage. That way you are still committing the same
percentage of your income to paying off the loan, but you are
putting in bigger amounts.
2 Pay part of any bonus, tax refund or cash windfall into your
bond. This should at least be the same percentage of whatever
portion of your salary goes into the monthly repayments.
3 When the banks lower their interest rates, dont lower your
repayments. The extra amounts may seem small, but over the long run
they can make a big difference.
4 After every five years, apply for a new loan, and not just at
your own bank. You will have to go through all the admin and
paperwork again, and there may be cancellation and penalty fees
applied, but because the loan amount will be smaller and the loan
period shorter, you are likely to get a better interest rate, and
that will make it worth the trouble.

About the area
Bordered by the N1 Highway to the north and Bram Fischer Drive
to the south, Ferndale is an established Joburg suburb that is
quiet and suburban, and within easy reach of Randburgs modern
conveniences. Close by is the Randburg CBD with its business parks
and shopping options like Randburg Square, Cresta Shopping Centre,
Brightwater Commons and Northgate Shopping Centre.
There are two Virgin Active gyms nearby (Malibongwe Drive and
Brightwater Commons), and a short drive away via the N1 highway are
Montecasino and the Ticketpro Dome giving you a wealth of
entertainment options. Because of its close proximity to the N1,
living in Ferndale makes it easy to get to other major parts of the
city such as Sandton and the Joburg CBD.
While Ferndale contains businesses, shops and restaurants, its
predominantly residential, consisting of good-sized properties
ranging from around 2,000m2 up to 0,4ha that are located along
wide, tree-lined streets. Within Ferndale, the Fernridge area is
a
slightly more upmarket subsection of the suburb. Properties here
start at around R2m, as opposed to around R1,8m in the rest of
Ferndale. Adding to Fernridges appeal is Spark Ferndale, a private
primary school thats the first in the fast-growing Spark network of
affordable private schools. Since the Ferndale location opened in
2013, several more have opened in Gauteng, including one nearby in
Cresta. Besides these two, other notable schools in the area
include Ferndale Primary and Ferndale High schools, Radley Private
School and Eastgate Primary School. Given these choices, its not
surprising that Ferndale is hugely popular with families.
In terms of properties, many of the original Ferndale houses
still remain and can be bought at reasonable prices, making the
suburb a great investment opportunity if youre looking to renovate.
This, together with its convenient location to schools, commercial
and retail options, makes it possible to find great deals in the
suburb even despite the currently challenging Joburg property
market.

Commercial property stood strong in 2015
In 2015, total transaction activity within the commercial
property space came in at R118,5bn, an impressive 12,8% increase
from 2014, according to Lightstone.Ndibu Motaung, head: commercial
property, Lightstone, highlights transactions by a private buyer in
KwaZulu-Natal for potential development opportunities in EzakheniC
and Umlazi A, totalling over R940m in value, as being a key
contributor to this rapid increase. Despite this being
the largest single transaction, there were a few notable deals
by prominent funds, including Investec Property Funds acquisition
of Zenprops portfolio (R7,1bn in value) and Libertys
25%-acquisition of Melrose Arch.When looking at transactions by
geographical spread, Gautengs three biggest metropolitan
municipalities accounted for 57,4% of the trans ac-tion values and,
collectively, were the largest contributors to the overall sales
activity in 2015.
Residential property transactions climbing despite weakening
economy
The total value of sales in the SA housing market has been
steadily increasing, with an 8,3% increase in the value of
residential-property transactions from 2014 to 2105. This is
despite gross domestic product growth remaining very low,
new-vehicle sales plummeting, and an increasingly aggressive upward
interest-rate cycle. Fifty percent of residential properties are
located in the Western Cape and Gauteng, accounting for more than
two-thirds of the total residential-market value. Sandton and
Parkmore in Joburg, Green Point and Rondebosch in Cape Town, and
Rua Vista and Monument Park in Tshwane as well as La Lucia and
Mount Edgecombe in
eThekwini in KwaZulu-Natal were among the high-value suburbs
with strong capital growth last year.
Although the money supply of asset-buying consumers is
lessening, property investment remains a top priority for many
South Africans, with the City of Cape Town witnessing spirited
growth in the housing market over the last five years, said
Paul-Roux de Kock, analytics director, Lightstone, which provides
information, valuations and market intelligence on all properties
in SA. He was addressing this years annual Overview of the South
African Property Industry conference that took place at Val de Vie
Estate outside Paarl in the Western Cape.
Foreign property investment
Foreign buyers (particularly German investors) have been very
active in SA
residential sales since December. Pam Golding Properties has
recently concluded two sales in excess of R20m in Camps Bay to

Urban Development Zone
The UDZ tax incentive is a scheme that was announced in 2003 to
promote investment by the private sector and encourage investment
within certain demarcated urban areas. It allows investors who
purchase apartments to let the ability to claim a depreciation
allowance or capital deduction.On new developments, the purchaser
is allowed to write off 55% of the cost (VAT inclusive purchase
