Interior paint colors have a huge im-pact on selling a home. When preparing a home for sale, there are three main things I take into consideration to make a home show its best. Getting rid of clutter and staging are obvious first steps. Be-lieve it or not, the interior wall colors can really make a positive or negative impact to prospective buyers.

Wall color can be a very personal and trendy choice, and what worked in the early 2000’s can already be outdated. First and foremost, you want to avoid any pattern or ‘faux paint’ finishes (which is definitely an 80’s style). Bold and pas-tel colors will not showcase the rooms as well as the more recent airy and light hues that are popular today.

While I will never tell a client to paint, I will strongly suggest that the colors be updated if it will increase the chance of selling their home quicker. It is possibly the most inexpensive way to update the look of a home. It is more helpful for to-day’s buyers to envision homes that they could move right into. The furniture and clutter will leave with the owner, but the paint color will be left behind. It is always a benefit for a home buyer if painting is one less thing they have to add to their budget.

So when choosing colors, neutral and cool tones are always a good way to go. They will fade into the background as a buyer is looking through the home and it will make it easier for them to picture their own life and belongings inside.

rate is calculated using:

1. Number of active homes in a month

2. Average sales per month (# of sold homes in

12 months/12 months)

So for Greenwich:

83 Sales Per Month= 11.75 Absorbtion Rate

For the month of October, if market con-ditions do not change and if no new list-ings come on the market it will take 11.7 months for the current inventory to sell at the current pace of the market. So for 2015 YTD the absorption rate is 10.71 months. The rate for Greenwich will be different for different areas of Greenwich. Knowing this information can be useful as you think about listing your house for sale.
