    Residential Sales ReportApril 2010The expiration of the tax credit clearly motivated buyers to take action

    in April. By month's end, there was an astounding 66.4 percent year-

    over-year increase in Pending Sales, bringing the total number of

    contracts written to 3,254 for the month. Closed Sales were also up

    year-over-year by 21.8 percent.

    The number of New Listings was up as well36.5 percent over last

    yearbut because of the increased activity, the number of Total Active

    Listings held steady over last month at 12,500.

    At $185,000, the Median Sales Price only experienced a slight 0.2

    percent decrease year-over-year; however, Percent of Original List

    Price Received at Sale was up 2.0 percent over last year. This means

    that, on average, sellers can expect to receive 94.8 percent of their

    original list price after 67 days on the market.

    A possible side effect of the tax credit is that it brought many buyers

    into the market who are now aware of the great prices and interest

    rates. For those buyers who have not yet found a home, they should

    continue to search, although maybe not with the same level of urgency.
