BEVERLY HILLS:Q3 2014 home sales dipped to 40 from 51 in 2013. The average sold price decreased from $5,046,714 in 2013 to $4,958,723 in 2014 (-1.74%). The average days on market fell from 84 in 2013 to 63 in 2014 for Q3.Q3 2014 condo sales jumped to 33 from 26 in 2013. The average sold price increased from $1,306,092 in 2013 to $1,438,013 in 2014 (+10.10%). The average days on market spiked from 62 in 2013 to 74 in 2014 for Q3.

BEVERLY HILLS P.O.:Q3 2014 home sales dipped to 36 from 51 in 2013. The average sold price increased from $2,743,608 in 2013 to $3,571,837 in 2014 (+30.19%). The average days on market spiked from 61 in 2013 to 69 in 2014 for Q3.Q3 2014 & Q3 2013 contained no data on condo sales.

BEL AIR – HOLMBY HILLS:Q3 2014 home sales dipped to 33 from 42 in 2013. The average sold price decreased from $4,082,248 in 2013 to $3,378,767 in 2014 (-17.23%). The average days on market fell from 104 in 2013 to 68 in 2014 for Q3.Q3 2014 condo sales remained at 1 from 2013. The average sold price decreased from $594,500 in 2013 to $550,000 in 2014 (-7.49%). The average days on market fell from 66 in 2013 to 57 in 2014 for Q3.

Despite the almost meteoric rise in

prices in 2012 and 2013 in the Venice

and Marina Del Rey markets, prices

still continued to march upward in

2014. Inventory continues to shrink,

demand is surging, and prices are

going up as result. This can mainly be

attributed to an increase in industry in

the area as more and more companies

and individuals seek to join the Silicon

Beach lifestyle.

The average days on market spiked from 64 in 2013 to 70 in 2014 for Q3.Q3 2014 condo sales dipped to 91 from 96 in 2013. The average sold price decreased from $888,235 in 2013 to $864,753 in 2014 (-2.64%). The average days on market spiked from 80 in 2013 to 82 in 2014 for Q3.

PLAYA VISTA:Q3 2014 home sales dipped to 4 from 6 in 2013. The average sold price decreased from $1,286,000 in 2013 to $1,189,750 in 2014 (-7.48%). The average days on market fell from 60 in 2013 to 45 in 2014 for Q3.Q3 2014 condo sales dipped to 39 from 51 in 2013. The average sold price increased from $671,094 in 2013 to $782,891 in 2014 (+16.66%). The average days on market spiked from 44 in 2013 to 53 in 2014 for Q3.

VENICE:Q3 2014 home sales dipped to 48 from 65 in 2013. The average sold price increased from $1,589,626 in 2013 to $1,790,248 in 2014 (+12.62%). The average days on market spiked from 41 in 2013 to 53 in 2014 for Q3.Q3 2014 condo sales dipped to 10 from 12 in 2013. The average sold price decreased from $1,356,750 in 2013 to $1,202,700 in 2014 (-11.35%). The average days on market fell from 68 in 2013 to 65 in 2014 for Q3.

WESTCHESTER:Q3 2014 home sales jumped to 104 from 102 in 2013. The average sold price increased from $832,457 in 2013 to $892,010 in 2014 (+7.15%). The average days on market remained at 46 from 2013.Q3 2014 condo sales dipped to 6 from 8 in 2013. The average sold price increased from $324,429 in 2013 to $398,317 in 2014 (+22.77%). The average days on market spiked from 46 in 2013 to 94 in 2014 for Q3.

The Santa Monica market continues to

be active. There is a very low inventory

North of Montana and North of Wilshire

and prices continue to rise at a slow

rate. The hottest area of Santa Monica

is Sunset Park, where prices are rising

rapidly and multiples are the norm.

New construction is rampant and the

cost of a new house has gone from

around $2 million to mid to upper 2’s

on a good lot.

The average days on market fell from 192 in 2013 to 149 in 2014 for Q3.Q3 2014 condo sales dipped to 5 from 7 in 2013. The average sold price increased from $786,571 in 2013 to $1,103,540 in 2014 (+40.30%). The average days on market fell from 152 in 2013 to 112 in 2014 for Q3.

MALIBU:Q3 2014 home sales dipped to 50 from 53 in 2013. The average sold price increased from $2,241,039 in 2013 to $3,500,204 in 2014 (+56.19%). The average days on market spiked from 129 in 2013 to 140 in 2014 for Q3.Q3 2014 condo sales jumped to 13 from 10 in 2013. The average sold price increased from $674,200 in 2013 to $855,154 in 2014 (+26.84%). The average days on market fell from 130 in 2013 to 71 in 2014 for Q3.

PACIFIC PALISADES:Q3 2014 home sales dipped to 95 from 106 in 2013. The average sold price increased from $2,523,806 in 2013 to $3,446,191 in 2014 (+36.55%). The average days on market spiked from 65 in 2013 to 67 in 2014 for Q3.Q3 2014 condo sales dipped to 23 from 32 in 2013. SANTA MONICA:Q3 2014 home sales jumped to 78 from 72 in 2013. The average sold price decreased from $2,578,899 in 2013 to $2,249,794 in 2014 (-12.76%). The average days on market spiked from 50 in 2013 to 57 in 2014 for Q3.Q3 2014 condo sales jumped to 137 from 121 in 2013. Condo sales are outpacing the sales of

Single Family Residences Downtown.

While sales of Single Family Residences

in Downtown LA are down 28.13% year

over year from Q3 2013 to Q3 2014,

the Average sales price has increased

11.62%, while taking an additional 6 days

on market to achieve a sale. The condo

market continues to flourish having

increased in number of units sold 17.31%

year over year, with an appreciation

of 14.04%. Days on Market have also

lengthened by an average of an extra

9 days on the market. The condo/loft

inventory is having a hard time keeping

pace with demand; with low inventory

& high demand, many new projects are

slated for the next few years to try to fill

demand. With an incredible assortment

of award-winning restaurants and a

burgeoning nightlife - Downtown LA is

a hot place to be.
