LOBO RANCH EXECUTIVE SUMMARY
LOCATION Regional. Lobo Ranch is located an hour west of Albuquerque, NM in Cibola and Sandoval counties. The ranch is neighbored by Lower L Bar Ranch to the north, the Cebolleta Land Grant to the south & west and the Canoncito Reservation and small ranches to the east.
Cibola County. In 1981, Cibola County was formed from the western part of what used to be Valencia County. Cibola County is about 4,542 square miles in land area. Cibola County borders Bernalillo County to the East, McKinley County to the north, Catron County to the south, and Apache County, Arizona to the west. The population is about 27,382, the median age is 36.2, and the median household income is $34,565.
Climate. The weather at Lobo Ranch is typically dry, seeing less than about 14 inches of rain annually. At higher elevations on the property, annual snow fall is about 18 inches. Over the course of a year the ranch will usually see around 280 sunny days. In the winter temperature ranges from the low 20s to upper 30s and lower 40s for the lows and highs. The summer has highs in the 90s and lows in the 50s.
LOBO RANCH EXECUTIVE SUMMARY
ACCESSAirports. Lobo Ranch is approximately 1 hour from both Albuquerque International Sunport in Albuquerque, NM and Grants-Milan Municipal Airport in Grants, NM. Both airports are accessed via Interstate 40.
• Albuquerque International Sunport is serviced by carriers including Delta Airlines, American Airlines, JetBlue Airways, Southwest Airlines and several others, connecting Albuquerque to 24 cities across the US with direct flights.
• Grants-Milan Municipal Airport is not serviced by commercial airlines and is used primarily for private aviation.
Driving. The property is accessed from Interstate 40, exiting on Old Route 66 (exit 114) in Laguna, NM. From Old Route 66, head west to State Route 279 and continue for 13 miles to County Road 1. County Road 1 runs directly through Lobo Ranch.
EXISTING FACILITIESLodge. The lodge at Lobo Ranch is approximately ±3,700 square feet and features five bedrooms and three baths. The lodge is currently utilized by owners as a vacation home to enjoy with friends and family. All furnishing will convey with the sale of the property, making the lodge ready for immediate enjoyment.
Ranching Support Facilities. Support facilities are located south of the lodge and are accessed along the main driveway.
• Hay Barn - ±3,900 square feet of enclosed storage. Building measures 50’ x 78’.
• Equipment Shop - ±3,000 square feet of additional storage/work space adjoining the hay barn.
• Horse Barn – The existing horse barn has three stalls, a tack room and measures 11’ x 70’ – ±1,120 square feet
• Helicopter Hangar – The helicopter hanger is ideal for owners and visitors looking to fly directly to the Lobo Ranch. The hanger is approximately 2,000 square feet and measures 40’ x 50’.
• Ranch Managers Residence – The managers residence is a 2 bedroom, 1 bath, modular home located a short distance from the ranch headquarters and is manufactured by Karsten in Albuquerque.
• Bunkhouse – The bunkhouse is centrally located at the ranch headquarters and is ideal for ranch staff or as an extension of guest rooms from the main lodge. The building is ±1,512 square feet, has a fully equipped kitchen, 3 bedrooms and 1.5 baths.
NATURAL RESOURCESWater. Water at Lobo Ranch is obtained through onsite wells and is stored/delivered through a network of tanks, and pipeline. The ranch is allotted 290 acre feet of unperfected water rights annually. Existing water related infrastructure includes 16 wells (included eight with electric pumps and three powered by solar), 25 miles of pipeline, and multiple storage tanks including dirt tanks for livestock. Current ownership is working to further expand the network of dirt tanks to provide increased surface area of available water supply for livestock. Solar Power. ±120 Acres of Lobo Ranch is owned by Public Service Company of New Mexico (PNM), for use as a solar farm. It is located off County Road 1, north of the headquarters: right-of-way has been granted through Lobo Ranch to access PNM’s solar farm.
Wind Energy. The Red Mesa Wind Energy Center, operated by NextEra Energy, is under a 30-year renewable lease agreement with Lobo Partners, LLC. The ranch contains 64 wind turbines, which create 102-megawatts of wind power. The amount of carbon emissions offset by the wind turbines is equivalent to removing 38,000 cars from the road every year.
Mineral Rights. All mineral rights held by the owner of Lobo Ranch will convey at the time of sale. Approximately 50 percent of the gas and oil right on the ranch belong to Lobo Ranch, while the rest belongs to Exxon Corporation and the Cebolleta Land Grant.
NATURAL HABITATWildlife. Lobo Ranch is home to many wildlife species including, elk, deer, turkey, bear, cougars, sheep, and various species of birds. Rocky Mountain Elk prefer to wander the grasslands of the mesas throughout the year and use the trees on Lobo Ranch, including Ponderosa Pine, Pinon Pine, and Juniper, as shelter. Merriam’s Turkey can be found in the forests and the mesas. Bears and Cougars can be seen wandering the canyons throughout the ranch. Native birds at Lobo Ranch include Hairy Woodpeckers, Yellow-Rumped Warblers, Golden Eagles, and Great Horned Owls, among others. Hunting. Lobo Ranch is located within the boundaries of the New Mexico Game Management Unit 9. The Current ranch owner leases the hunting rights, and manages the allotted tags. The 2017-2018 allotment authorizations inside the COER allow for: 2 antlerless, 8 either sex, bow and arrow, and 6 mature bull. The 2017-2018 allotment authorizations outside the COER allow for: 25 antlerless, 5 either sex, bow and arrow, and 20 mature bulls.
On average, a Bull that lives on the ranch is 5x5 in size and has and average Boone & Crockett score ranging between 260 & 280. 66 Elk can be harvested annually per The New Mexico Department of Game and Fish.
