Headed in the Right Direction What’s not to love about may? it’s the month when everything seems to revive, come alive. may’s the time for sprucing up the lawn, putting the furniture back on the deck, cleaning the garage, tuning up the mower. You have to admit, there’s something especially exhilarating about those those first warm days and comfortable evenings. may is a “we’re not quite there, but we’re headed in the right direction” kind of month.
Buyers and sellers have their eye on the spring market, hoping april’s slight upswing continues and even escalates. With the possible exception of military members, (Tax Credit extended for military members, pg 3), the first-time home-buyer tax credit has ended, leaving us to wonder how the local market will react. a survey of real estate professionals indicates the majority, 77%, expect housing prices to remain the same - (is it Time to Buy?, pg 4). stable market prices and decent interest rates may help keep the real estate marketing moving forward this summer. it’s an opportune time to head out and take a look at what’s on the market.

While may gives us plenty of reasons to celebrate, there are a few days that really stand out. mother’s day is may 9th. if you’re fortunate enough to still have her with you, take time to honor your mother. memorial day, may 31, is a day set aside to remember those who have died in military service. i’ll be sending out a salute to my friend John that day. We will never forget, buddy. i hope you’ll also remember to pay tribute to our troops on armed forces day, may 15th, the day we have the welcome opportunity to pay special tribute to the men and women of the armed forces.

* do a deck check — make sure your deck is secured to your home by heavy-duty steel bolts specially designed to secure wooden structures. if your deck is simply nailed or screwed on, it could pull away from the house. Treat and seal the deck if necessary.
* inspect your play area — Your backyard swing set and other playground equipment should have plenty of shock-absorbing materials — such as wood chips or sand — underneath and on the perimeter. Replen-ish those materials if they look skimpy.
* de-clutter — Put away toys, tools and lawn equipment.
* Clean before cooking — Before firing it up, give your grill and its grates a good cleaning with soapy water.
* invest in extra protection — Buy a grill pad or splatter mat to place under your grill. These naturally heat-resistant pads made of composite cement or plastic will catch grease that misses the drip pan and help prevent a flare-up. (aRa)

Stage Set For Early Mosquito seasonmany regions of the country are experiencing an unusually warm and wet spring – a weather pattern that is likely to foster an earlier and more severe mosquito season, the national Pest management association (nPma) warns. The nPma is asking homeowners to take action now to eliminate potential breeding sites for mosquitoes on or around their properties.

Proper insulation, weather stripping, caulking and using a programmable thermostat will help save money. Trees, shrubs and plants will make a difference, too.
in fact, the government says shading from trees can reduce surrounding air temperatures as much as 9 degrees. That saves you money on your air-conditioning costs. shrubs placed near the base of your house can lower the wind chill near your home in the winter. Trees and shrubs additionally absorb carbon dioxide and release oxygen into the air.
Things to consider:• Check with your local nursery or cooperative extension service for advice on the best trees for your home and your specific needs. for ex-ample, you shouldn’t plant an ash tree in an area that’s under quarantine from a devastating insect called the emerald ash Borer.
• deciduous trees, the kind that have full cano-pies during the hot summer months, should be planted on the east and west sides of your house to help keep it cool in the summer and allow the sun to shine in the windows in the winter.

• Plant trees a minimum of 10 feet from your house to prevent overcrowding or damage to your home from roots.

Tax Credit Extended for military membersThe first-time homebuyer credit, which required homebuyers to buy a home on or before april 30th, hasn’t ended for everyone according to the iRs.
They report that, “members of the military and certain other federal employees serving outside the U.s. have an extra year to buy a principal residence in the U.s. and qualify for the credit. Thus, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before april 30, 2011. if a binding contract is entered into by that date, the taxpayer has until June 30, 2011, to close on the purchase. members of the uniformed services, members of the foreign service and employees of the intelligence community are eligible for this special rule. it applies to any individual (and, if married, the individual’s spouse) who served on qualified official extended duty service outside of the United states for at least 90 days during the
period beginning after dec. 31, 2008, and ending before may 1, 2010.”

The calculators do this by finding out how much you would pay with the mortgage refinance with no closing cost every month for the length of the loan and contrast it to the cost of getting a loan with closing fees plus the closing fee itself. at this point it subtracts one from the other and comes up with an amount of months that is called your break even point.
if you think you’ll still own the house after this period of time - taking a no closing cost mortgage doesn’t pay off. at that point it is better for you to pay the closing costs and save money later on, than doing what you think is saving you money but actually will bring you losses in the future.
if you do the math you realize that if you’re keeping the house for 5 years or less it is worth getting a no-closing-cost. if you keep it for a longer period than that, you lose the advan tages of the refi-nancing with no closing costs, and actually start losing money.
When looking for a loan, check all types of mortgages available and find the one that fits you the best. make sure you check the interest rate, whether it’s a fixed or variable rate, if it has closing fees and what those fees are.
