An electricalinspection is also required.
You will also need to considerthe rules introduced by theGovernment in relation to tenancydeposits and how they must be
protected. As a landlord you willneed to arrange for a tenant’sdeposit to be protected and,within 14 days, give the tenantdetails of how their money isbeing protected. It is importantthat you have the correct adviceand guidance to ensure you avoidthe pitfalls.
Of course, like any investment,there are no guarantees with buy-to-let properties. However now ismost definitely a good time if youwish to invest in this market,whether you are a novice or aprofessional, as many are lookingfor better returns on their savings.

With the annual Artists Open Housesevent fast approaching, I justwanted to mention an artistwhose recent work highlighting
local architecture has impressed meimmensely.
I met architect Amalia Sanchez de laBlanca through my friends Dan and Coralieat the Claremont Hotel on Second Avenue inHove. As a relative newcomer to Brighton(she lived in Dulwich until a year back),Amalia has
got to grips with our best local historicbuildings and structures surprisinglyquickly.
Amalia’s style is distinct. She uses theCAD program Vectorworks and limitscolours to a palette of dark/mid/light grey,yellow and mustard with black outlines.After starting with the seafront shelters,the collection now includes the PalacePier, Birdcage Bandstand, Royal Pavilion,Dome and Corn Exchange. There is adistinct Modernist theme runningthroughout Amalia’s work. Of Brighton’sfinest seafront buildings, Embassy Court,Al Fresco and Saltdean Lido are featured.The wider collection includes London’sIsokon Building, Royal Festival Hall andBarbican.
As regular readers might expect, I haverequested more pictures of Hove. Otherthan several houses that have been drawnas commissions (I am particularly temptedto commission a drawing of my OsborneVillas property by the way), Hove receiveslittle attention. Eagle-eyed history buffsmay spot that the only piece of Hove thathas been included is an Embassy Courtchimney – it actually belongs to 1Brunswick Terrace! Future work is likely toinclude a full frontal rendering of the Royal Pavilion with a cross-sectionthat is based on Nash’s original drawings.
Amalia is currently exhibiting at the Claremont Hotel and will soon beholding a solo event from 23 to 29 March at the Friese-Greene HouseGallery on Middle Street in Brighton. Iam currently on my way to my littlehouse in Turkey, which during thewinter months involves various formsof transport. I started out at 6.15 this
morning in the car with the lovely son-in-law who, bless him, arrived ten minutesearly. Within an hour of getting up, I wasthrough security and sitting in Pret atGatwick with coffee and a bacon roll.
On landing in Dalaman, I am taking a
transfer to Marmaris, then thepublic bus, which drops me atthe edge of my little village. Ishall stop to buy eggs at thelocal shop from Mehmet 'thesocialist' (so called because ofthe Che Guevara pictures on hiswall) and will hopefully besettled in my little house by6pm. My neighbours B and Thave invited me for dinner, so I'm hopingthat all goes according to plan.
The Boyfriend has to work, so I've left himin charge of Landlady Towers where he willno doubt do a sterling job, as he's quite OCDwhere domestic chores are concerned.Ladies, I'm sure you will be green with envywhen I tell you that The Boyfriendsubscribes to the ‘reshape while damp’method of hanging washing on the airer,which is unusual in the male of the species.Sexist I know, but sadly very true, and evenThe Big Daughter who has the bestboyfriend in the entire world says her heart sinks if she comes home tofind that he’s hung out the washing.
I am ostensibly going to Turkey in order to install air conditioning inmy house, as temperatures reach over 40 degrees in the summer andI'm planning to rent it out to fussy Turks for the whole of July andAugust. Heating, or over-heating has been a perennial problem forpeople during my years of renting properties, and some tenants are aconstant source of annoyance as only heat of sauna-like proportionswill satisfy them.
This is why I didn't get on with Airbnb, as I found the clients to beway too fussy, demanding constant heating and cooling. My friend Brecently rented an Airbnb room to a man who complained that hecouldn't sleep because she refused to have the heating on all night.
I have to say, if a client carried on about the heating in my house, theonly 'bang for their buck' (what an awful expression) they'd be gettingis my front door slamming behind them. Good job I gave it up, really ...

Ahead of May’s General Election,Flatsharing site Weroom (weroom.co.uk)has released research showing agrowing demand for regulation of the
UK rental market from voters, as rentingincreasingly becomes the norm. With over 4.5million renters now in the UK, 55% of 1,000respondents polled by One Poll claimed theywould be happy to give up on the dream ofhome ownership and never buy a property ifrenting offered secure tenancies, andcontrolled rents that were affordable withintheir salary bracket.
When asked which of the political parties wasbest placed to satisfy the needs of ‘GenerationRent’, the research puts Labour policies firmly inthe minds of voters, yet the party is still failingto connect, getting little recognition for itspolicies.
Two of Labour’s proposals to solve the UK’shousing crisis ranked in the top three policiesmost people want to see introduced in the UKhousing market. Over a third (37%) ofrespondents would like to see letting agents’fees abolished. Meanwhile, 30% of renters saidthey would like to see predictable rents set andreviewed on an annual basis.
Despite having the most desired renting
policies in the coming election, Ed Milliband isstruggling to make waves with the electorate,with only 19% of people believing the LabourParty is the most dedicated to improvingconditions for renters.
The third most popular renting policy camefrom the Conservatives, with 1 in 4 (25 %)wanting the elected party to create 100,000discounted new homes for first-time buyers.
Proving that the Conservatives might havesecured support from young property seekers inthe UK, 45% of 18–24 year olds revealed theerection of discounted homes was their toppriority when it came to renting policies.
However, the poll revealed that allrespondents in the 35–55+ category ranked theLabour party policies on housing as the topthree measures they would like to seeintroduced, following the election.
An even lower 7% of respondents think the
