There are a number of schools established within the local area, 14 of which are within a 3 mile radius of the site and retain ‘Outstanding’ ratings from Ofsted. St Philip’s RC Primary School, The King David High School and Parrenthorn High School are approximately 1 mile from the site and retain such ratings (inspected 2007 - 2016).

DescriptionThe site is split into two principal parcels, situated on either side of Kersal Vale Road. The gross acreage of the larger parcel is approximately 10.12 acres (4.10 ha) and the gross acreage of the smaller parcel is approximately 1.76 acres (0.71 ha). The sites have been cleared and comprise areas of hard standing with self-seeded tree coverage and vegetation to some of the borders. The larger parcel includes a fairly dense tree belt along its northern boundary, as well as a small, redundant reservoir north west of the hard standing ground. The smaller parcel is bordered at its western boundary by the River Irwell.

PlanningThe site is included within the unitary authority of Bury Council and benefits from outline planning permission for the development of 118 residential units. The planning application was approved on the 25th October 2017 and is available on Bury Council’s planning website (Ref: 61474). This new planning consent supersedes the previous planning consent for a high density scheme which was approved on 6th April 2013.
