The Dean Hanson Scholarship campaign is getting underway. We will be presenting $1000 scholar- ships to students in our local high schools, colleges, and non-traditional studies. Lots happening in the early days of this New Year. We are kicking off a campaign to recruit new af-filiates to our Board. I think we have lots to offer those who have done so much for us in the past. It is only right that they share in some of the benefits we as members enjoy.

Our lock box contract will be up in March. We will be exploring over the next couple weeks options to improve our lock box service if we can do so economically. We will keep you posted on the prog-ress.

The Dean Hanson Scholarship campaign is getting underway. We will be presenting $1000 scholar-ships to students in our local high schools, colleges, and non-traditional studies. If you want to be a part of this very active and important team, please give Carol Click a call at 565-2000.

LEADERSHIP TRAINING

First Friday Leadership Training was the topic of January’s meeting of the Cortez Chamber of Commerce. Byron Mayes presented a peek into what the Chamber is offering on the First Friday of each month for anyone who would like to attend.

The Topic is The 21 Irrefutable Laws of Leadership with video training with John C. Maxwell. Over the next 22 months you will learn how to develop leadership skills and qualities. Maxwell combines insights learned from his thirty-plus years of leadership success and mistakes with observations from the world of business, politics, sports, religion and military conflict. Following a short video, attendees discuss the principals and offer insights into what they have seen and heard.

The First Friday Leadership program is offered by the Chamber the first Friday of each month at the 1st National Bank classroom beginning at 7:45. Participants will be out by 9 a.m. You don’t have to be a Chamber member to attend. Board

members are members of the Cortez and Dolores Chambers of Commerce by virtue of the Board’s membership in these organizations.

Opting back in to Paragon emailsThe CanSpam Act of Congress 2003 was a set of laws passed to help stem the spam emails that were being sent to everyone. One of those laws allowed recipients of business/advertisement related emails to “Opt Out” of receiving those emails. Real Estate Professionals sending emails to customers to advertise a listing for sale and to spend money on a property falls under the CanSpam Act guidelines. Therefore, for whatever reason, some customers may have opted out from receiving emails from an agent or from Paragon altogether.

This guide will take you through the process of helping a customer who has opted out of Paragon emails, to opt back in to receiving emails from the Paragon email system.

How do you know when a customer has opted out from receiving emails from you or from Paragon?

• When you try to email to an opted out recipient, Paragon will give you an error warning after you click Send.

Within that error box will be a section that states that a recipient has opted out of receiving emails. Paragon also gives a method that starts the process of allowing that recipient the ability to opt back in to receiving emails from Paragon. A link to that process is provided for you.

Sooo... the answer to that would be YES. I get a lot of questions concerning SECTION 1.19 of CREN’s Rules and Regulation in regards to how it correlates to Paragon. The biggest faux pas that I run into tends to be things like HUD information, Bank phone numbers or websites, or Homeowners Association contact information in the RE-MARKS... well, you get the idea. This information is valuable to REALTORS but not meant for the public so feel free to add all the goodies in the AGENT CONFIDENTIAL REMARKS. Section 1.19 PERSONAL/Third Party PROMOTION: Listing data shall not contain any personal promotion or refer-ence to broker contact information or marketing vehicles. This includes reference to websites, cell phones, email addresses in the Remarks and Addendum of the listing. No third party websites(including bank preapproval sites), phone number or contact information are allowed in the REMARKS sections of the listing. They can be placed in the “agent confidential remarks”.. All other fields are to be used only to promote the property and not the broker, listing broker’s company or any third party .

Am I violating Section 1.19 if I put a bank phone # in the REMARKS?

NOTICE!!! A bogus website out of Panama called REALTOR® Complaints at www.realtor-complaints.com is listing REALTOR® names and their consumer rating. The average rating is a F. Coincidently the site gives you the op-portunity for REALTORS® to issue an official response or they can completely remove complaints permanently for $100. NAR and PayPal’s fraud division have been made aware of this site and are conducting an investigation.

ENGLEWOOD, Colo. - Jan. 16, 2013 – The median sales price for single family homes, condominiums & town homes sold during the 4th quarter of 2012 increased in all areas of Colorado compared to the same time period in 2011, according to Quarterly Market Statistical Reports released today by the Colorado Association of REALTORS® (CAR). The number of homes sold during the 4th quarter increased in all areas of the state over the previous year, as well, while in most areas the number of new listings available for purchase decreased.

For the state as a whole, sales of single-family, condominium & town homes (taken together) increased nearly 16% to 20,229 units during the 4th quarter of 2012 compared to the 4th quarter of 2011. New listings dropped slightly more than 2% statewide, though some of the more rural areas of our state saw modest (3-8%) increases.

Home prices continued to rally, increasing about 12% to a median price of $223,500. Days on the market contin-ued its downward trend dropping nearly 22% to 89 days on average. The statewide number of active listings was 29,669, representing a 4.2-month inventory supply.

“These figures are very encouraging & suggest that Colorado’s place as a leader in the recovery of our country’s housing markets is continuing,” said CAR spokesperson, Duane Duggan. “Higher sales & increasing median pric-ing, combined with fewer days on the market, are all positive signs of good things to come. As the economy continues to recover, overall housing affordability will stay strong & we should expect to see more people entering the market in 2013.”

The Colorado Association of REALTORS® Quarterly Market Statistical Reports are prepared by 10K Research & Marketing, a Minneapolis-based real estate technology company, & are based on data provided by Multiple Listing Services (MLS) in Colorado. The current Q4 2012 reports represent approximately 90% of all MLS-listed residen-tial real estate transactions in the state. The metrics do not include “For Sale by Owner” transactions or all new construction.

Sales of lender-mediated properties (properties owned by banks & other mortgage lenders, along with short sales) dropped significantly in most areas of the state. Overall, such sales represented about 20% of all transac-tions in the 4th quarter of 2012 & were down 30% over the same period a year earlier.

The CAR Housing Affordability Index, a new statistical measure for Colorado’s housing market, dropped about 3% to 167 for the state, a similar drop occurred in the 3rd quarter of 2012 compared to 2011. An index of 120 means the median household income was 120% of what is necessary to qualify for the median-priced home under pre-vailing interest rates. A higher number means greater housing affordability.

In addition to cumulative statewide statistics, CAR has prepared six regional reports, using the same measures, whose content is summarized below along with local expert contacts.

Metro Denver Region (Denver, Jefferson, Adams, Arapahoe, Broomfield, Douglas)Contact: Michael Welk –303-263-3217 Results for the six counties in the Denver Metro Region were slightly higher when compared with the overall statewide results. The number of sales rose 17% & median sales prices increased almost 13%. Days on the market dropped more substantially in Metro Denver (-32%) than any other area of the state while new listings of available housing were down 6%. As of the end of the quarter there were approximately 11,000 active listings representing only a 2.8- month inventory.

condominiums and town homes sold during the fourth quarter of 2012 increased in all areas of

Colorado compared to the same time period in 2011, according to Quarterly Market Statistical Reports

released today by the Colorado Association of REALTORS® (CAR). The number of homes sold

during the fourth quarter increased in all areas of the state over the previous year, as well, while in

most areas the number of new listings available for purchase decreased.

The CAR Affordability Index increased slightly but stayed slightly below the state average of 167. Southeast Region (Baca, Chaffee, Crowley, Custer, El Paso, Freemont, Huerfano, Las Animas, Otero, Pueblo, Teller)Contact: Jay Gupta – 719-785-4114 Southeast Colorado saw sales of homes increase by nearly 8% to 3,283 during the 4th quarter of 2012. Median sales price increased more than 10% & days on the market declined by nearly 16%, among the largest declines in the state. While the CAR Affordability Index showed a slight decline (-1.5%) the area’s score of 200 is the sec-ond strongest in the state. At the end of the year, this region had nearly 7,000 active listings which represent an inventory that would last about six months.

Northwest Region (Delta, Hinsdale, Mesa, Moffat, Montrose, Pitkin, Rio Blanca)Contact: S&y Borman – 970-256-9100 This region of our state saw a second consecutive quarter of increased new listings, up 2.9% compared to the 4th quarter of 2011. Sales improved nearly 17%, median prices increased just over 10% & days on the market dropped 7%. Number of sales increased modestly (6%) & days on the market dropped slightly (-1.6%). The Affordability Index in this area dropped (-3%) but still remains strong at 170. New listings were down 15% compared to the 4th quarter of 2011.

Mountain Region (Garfield, Gr&, Gunnison, Jackson, Pitkin, Routt, San Miguel, Summit)Contact: George Harvey – 970-729-0111 Sales increased 20% in this region, which includes Colorado’s ski resort communities, while days on the market declined nearly 10%. With 2,400 active listings, this region has more than a one year supply of inventory which, in these areas of the state, is not unusual. New listings of available properties declined substantially (-25%) while the median sales price rose by just under 3%.

Conclusion Overall, the data indicates that Colorado continues to see a recovery from its low point four years ago with some areas of the state doing somewhat better than others. For example, Q3 New Listings are those listings with a system list date from July 1 through September 30.
