2 SSP Credit 1 Basic House-hold Amenities 2 Preliminary Review: The submitted IGBC Green Homes Template declares that the site has access to sevenamenities which include restaurant, educational institute, pharmacy, grocery store, medical clinic,bank atm, fire brigade station, park/garden and bus stop/ bus depot. The drawing showingcommon areas is attached, to high-light the locations of various provisions for service staff andvisitors like, seating spaces, toilets and tot-lots, within the campus is provided. Total number ofdwellings in the project are 214 for which 6nos. of toilets are provided. Easy access has beenprovided for the visitors to use these facilities. This meets the intent of the credit.

2 SSP Credit 2 Natural Topography or Vegetation : 15 %, 20% 4 Preliminary Review: The submitted IGBC Green Homes Template declares that site area is about 6181.50 sq.mt ofwhich it has been planned to retain 1235.10 sq.mt as vegetated on ground, which is equal to 20%of the total site area. The team has provided the site plan with calculation for the percentage ofsite retained as vegetated. This meets the intent of the credit.

2 SSP Credit 3 Heat Island Effect, Non-Roof : 50%, 75% 2 Preliminary Review: The submitted IGBC Green Homes Template declares that the project will provide open gridpavers in walkways and parking areas and shade the driveways. The calculations show the totalnon-roof area is 1149.86 sq.mt, total area under shade from tree cover within 5 years is 64 sq.mt,and total area covered with pervious open grid pavers would be 1085 sq.mt. Hence 100% of thenon roof area areas would comply with the requirements. The landscape plan has been providedalong with product manufacturer brochure. This meets intent of the credit.

4 SSP Credit 4 Heat Island Effect, Roof : 50%, 75 % 4 Final Review:In response to the preliminary review comments, the project team has submitted a narrativestating that the project will use a reflective roof on the driveways of the project. This meets theintent of the credit.

Preliminary Review: The submitted IGBC Green Homes Template declares that all the exposed roof areas in projectwill use china mosaic tile and cool roofing. The roof plan and area calculation has been provided.The total roof area (terrace + podium) is 3379.76 sq.m and total area covered with china mosaicis 1138.72 sq.m. The total area covered with cool roof technology is 2241.04 sq.m. Thereforetotal area covered with high SRI material i.e. china mosaics & cool roof technology = 3379.76sq.m. i.e. 100% of total roof area.However, the area shown as area to be painted with High SRI paint is a driveway.

Technical Advice: Please confirm if the project will use reflective paint on the driveway of the project.

1 SSP Credit 5 Parking Facilities for Visitors : 10% 1 Final Review:In response to the preliminary review comments, the project team has submitted the copy of thebye laws and compliance for the project. This meets the intent of the credit.

Preliminary Review: The submitted IGBC Green Homes Template and narrative states that the project complies withthe credit requirement for provision of adequate parking. The minimum parking to be providedaccording to the byelaw is 278 car spaces and project has provided 281, and 72 spaces arereserved for visitors. Two wheeler parking is not required as per bye laws. Parking plans andcertificate from architect have been provided.However, a copy of the bye laws has not been provided.

Technical Advice:Please submit a copy of the bye laws

1 SSP Credit 6 Electric Charging Facility for Vehicles : 5 % 1 Preliminary Review: The submitted IGBC Green Homes Template and narrative states that the project shall providethe required number of electric charging provisions for e-vehicles to encourage environmentallyfriendly modes of transportation. Electric charging facility has been considered in the design toencourage the usages of electric vehicles. 16 Nos. of electric charging points (16A) have beenproposed in the project for 281 nos. of cars amounting to 5.7% of the resident car parking. Theyhave been provided in the design on 1st Podium and 2nd Podium levels. This meets intent of thecredit.

2 Final Review:In response to the preliminary review comments, the project team has submitted the details ofdifferently abled toilet design and compliance for the project. This meets the intent of the credit.

Preliminary Review: The submitted IGBC Green Homes Template declares that the project intends to provideprovisions for differently abled as per the credit requirement. The narrative submitted includes alist of strategies including 3 car park spaces for differently abled near to the lift lobby on groundfloor level for easy access, 6 rest rooms (toilets) in common areas designed for differently abledpeople, Braille & audio assistance in lifts for visually impaired people.

However, it is not clear how the provided toilets are handicap friendly and no details have beenprovided to show compliance.

Preliminary Review:The IGBC Green Homes template and narrative declares that the project will provide descriptiveguidelines to the users and green design features are included in project brochure. The projectteam has submitted the marketing brochure incorporating the green features implemented inbuilding with guidelines to occupants to exert maximum benefit from the buildings. However, thetenant guidelines document is not provided.

Rainwater Harvesting, Roof & Non-roof, 25 % Y Preliminary Review: The submitted IGBC Green Homes Template states that the rain water harvesting system shallcapture atleast 25% from roof and non roof areas. The calculations show a impervious area of4658 sq.m and total run off would be 298 cum per day considering rainfall of 0.06 m per day.RWH plan consist of two types of collection systems i.e. roof top run off & non-roof run offcollection. Approximately 298 cum/day of runoff from roof & non-roof area will be allowed directlyto percolate in the earth through ground water bore well recharge pit of capacity 304 cu.m/day,Hence 100% of the run-off from roof & non- roof will be collected & recharged. IMD data isprovided for Mumbai and team has provided location drawings for RWH (rain water harvest)collection and percolation facility. The drawing showing cross sections for rainwater recharge pitsare provided. This meets the intent of the mandatory requirement and credit.

Water Efficient Plumbing Fixtures Y Preliminary Review: The submitted IGBC Green Homes Template declares that the average flow rates of proposedflush & flow fixtures will meet the baseline criteria. The calculation demonstrates an overall wateruse reduction by 36.9% through the use of efficient flush and flow fixtures and reusing treatedwater from STP. The submittal includes calculation for the number of occupants, potential modelnumber of water closets, faucets, kitchen sinks, shower head & aerators, dual plumbing line andwater balance chart. This shows the intention of the project team to meet the mandatory and thebase credit requirement and credit

3 WE Credit 1 Landscape Design : 20 %, 40% 4 Final Review:In response to the preliminary review comments, the project team has submitted a list of droughttolerant species proposed for the project. This meets the intent of the credit.

Preliminary Review: The submitted IGBC Green Homes Template declares that the project landscape is designed tolimit the turf and with drought tolerant species. Total Plot area of the project is 6181.50 sq.mt.Total landscape area is 1235.10 sq.mt of which total turf area proposed is 352 sq.mt on groundand total drought tolerant species is 883.10 sq.mt on ground. Therefore the total turf area is lessthan 28.5 % and drought tolerant species is 71.5 %

However it is not clear which species proposed are drought tolerant. Also the list of droughttolerant species for Mumbai is not provided

1 WE Credit 2 Management of Irrigation Systems 1 Preliminary Review: The submitted IGBC Green Homes Template states that water efficient techniques will beimplemented in the irrigation system. The narrative states that the landscape irrigation design ofthe project, includes central shut-off valve, planting beds have been segregated into two zonesfor ease of irrigation based on the species water needs, More than 50% of the planting bed is dripirrigated, pressure regulating valves and gauge meters, to maintain optimal pressure. Brochuresfrom the supplier, for the irrigation systems, selected for use in the project have been provided.This meets intent of the credit.

4 WE Credit 5 Waste Water Treatment and Reuse : 50 %, 95 % 4 Preliminary Review:The submitted IGBC Green Homes Template indicates that the project provide an exclusive STP for a capacity to treat 150 KLD of Grey water/day i.e. >95% of the grey water generated. The efficiency of the STP is 90%. This treated water is used for irrigation (100%) and flushing (100. The project team has provided occupancy breakup unit wise and block wise, for assessing the quantity of grey water generated, water balance sheet for source and demand supply of water within the campus, irrigation water demand calculation, location drawing for STP with capacity, STP treatment process diagram & narrative and plumbing schematic drawing for dual flush line, water meters and treated water supply for various purposes. This meets the intent of the credit.

1 WE Credit 6 Water Metering 1 Preliminary Review: The submitted IGBC Green Homes Template and narrative states the project has providedprovision i.e. flow monitors for monitoring total treated grey water consumption, hot water fromsolar, landscape water consumption and other source of water consumption like domestic waterconsumption. SLD (Single Line Diagram) for water meters has been provided and this meetsintent of the credit.

Preliminary Review: The submitted IGBC Green Homes Template and the narrative indicate the project will be goingfor prescriptive approach to show compliance. The narrative states that the project location fallsunder “Warm Humid” climatic zone. The project is anticipating savings of 26% over baseline.1. Wall: 6” wall of AAC blocks with Plaster having U-Value of 0.63 W/m2k2. Glazing: The project have proposed single glazed unit. The submittal includes manufacturerbrochure and calculations indicating the effective SHGC is 0.36 and U value is 5.7 W/m2K. Glasscut sheets have been provided. 2. Roof Assembly: Brick bat coba with insulation of polystyrene entirely under deck insulation, U-value= 0.45 W/m2k3. Lighting Power Density (LPD): The proposed project has planned to use highly energy efficientluminaries in the all the common areas i.e. combination of T5 lighting. The LPD calculations showa savings of 36% over baseline4. HVAC: The same system has been considered for both baseline and proposed case as perIGBC Green Homes Guidelines.

However, the following queries are to be addressed:1. The simulation report does not include any images and input output file from computersimulation program2. The savings in exterior lighting has not been substantiated with drawings and documents

The total Flats are 214 nos and assuming, 5persons per flat, the total occupancy is 1070 Persons. Daily Hot Water requirement calculated at20 liters/ day/ person would be 21,400 ltrs/day. Total Solar hot Water Panels provided would be169 no’s each generating 125ltrs per day of total capacity of 21,125 LPD. This is 98% of therequirement. Manufacturer cut sheet and roof plan showing panels is also provided. This meetsintent of the credit.

2 Energy Credit 4 Energy Saving Measures in Appliances & Other Equipment

2 Preliminary Review: The submitted IGBC Green Homes Template declares that energy saving measures in otherappliances that will be implemented. The submitted declarations states that the measures includeminimum 60% efficiency for pumps of capacity greater than 3 HP, Minimum 75% efficiency forMotors of capacity greater than 3 HP and elevators operating with intelligent group controls. Thismeets intent of the credit.

2 EE Credit 5 Distributed Power Generation 2 Final Review:In response to the preliminary review comments, the project team has submitted the site planshowing the location of DG set. This meets the intent of the credit.

Preliminary Review:The submitted IGBC Green Homes Template states that the project will use Hybrid generatorsets that comply with CPCB norms for emission and noise compliance. The total connected loadof the entire project is 3443.96KVA (2755.17kW), proposed DG set capacity is 600KVA (480kW)and % Connected load catered by DG sets is 17.42%. Manufacturer cut sheet is also providedconfirming compliance. However, the location of DG has not been provided.

Technical Advice:Please provide site plan showing location of proposed DG set.

1 EE Credit 6 Energy Metering 1 Preliminary Review: The submitted IGBC Green Homes Template states that the project intends to install energymeters for external lighting, municipal water pumping, water pumping for landscaping, commonareas & club house. Separation of House-hold Waste Y Preliminary Review:The submitted IGBC Green Homes Template states that the project will provide separate bins tocollect organic waste and recyclable materials from each individual flat. The project team willprovide adequate number of bins to collect organic waste, plastics, paper at individual houselevel and a common facility to collect waste such as metals, ‘e’ waste, lamps, batteries that willbe disposed off to responsible authority. The organic wet waste from the dwelling units will besent to the suitable waste treatment system (organic waste converter) generated post occupancyinstalled at project site. The submitted IGBC Green Homes Template declares that the project generates 268 kg (1070occupants at 0.25 kg per person per day) the capacity of the proposed organic waste converter is300 kg, which amounts to 100%. The submittal includes brochure of the proposed OWC (organicwaste converter) and plan showing proposed location of OWC. This meets intent of the credit.

2 MR Credit 2 Handling of Construction Waste Materials : 50 %, 95 %

2 Preliminary Review:The IGBC Green Homes Template states that waste management plan is in place to divert 96%of construction waste from going to landfill. The submitted narrative lists the construction wastesinclude steel, blocks, paint cans, cement bags, concrete waste and strategies to divert them frombeing sent to landfill. The team has submitted the comprehensive list of waste materialsgenerated and diverted with estimate quantity. This meets intent of the credit.

2 MR Credit 4 Materials with Recycled Content : 10 %, 20% 2 Preliminary Review: The IGBC Green Homes Template states that the project will source materials with recycledcontent atleast 32% of the total cost of materials. The proposed materials with recycled contentare steel, cement, tiles, glass, etc. The calculations indicate the project shall procure materialswith recycled content for 32% of the total cost of material, estimated at Rs. 42,00,00,000 . Theletter from manufacturer has been provided for cement and block-work. Declaration fromdeveloper has been provided. This meets the intent of the credit.

2 MR Credit 5 Local Materials : 25 %, 50% 2 Preliminary Review: The submitted IGBC Green Homes Template states that the project will source at least 50% ofmaterials locally. The team plans to purchase the AAC blocks, Glass, cement sand, and windowsection, stone aggregates locally which are extracted, processed and manufactured within400km. The calculations indicate the project shall procure 86% of the materials locally. Thismeets the intent of the credit.

4 MR Credit 6 Rapidly Renewable Building Materials & Certified Wood : 50 %, 75 %

4 Preliminary Review: The submitted IGBC Green Homes Template and submittal indicates that the project teamintends to use more than 75 % of the wood materials which are FSC certified. The majorapplications of the wood in the project have been identified as door frames, internal doors of alldwelling units, door shutters, flooring of all club house area and lobby entrance furniture inentrance lobbies, club house, society offices etc. The team has submitted tentative values ofwood item. The submittal includes tentative calculation indicating that 100% of the woodrequirement will be provided with FSC certified wood. Proposed vendor details have beenprovided. This meets the intent of the credit.

Tobacco Smoke Control Y Preliminary Review:The Template declares that smoking will be prohibited in all the common areas of the building.The declaration letter submitted states that all the common areas of the project will be declaredas 'no smoking zone'. A copy of the tenant guidelines which includes information on the nosmoking policy is also provided. This satisfies the mandatory requirement.

Y IEQ Mandatory Requirement 2

Minimum Daylighting : 50 % Y Preliminary Review: The submitted IGBC Green Homes Template declares that 100% of the spaces are meeting therequirements for daylighting. The team has submitted the architectural drawings, schedule ofopening and calculations to show compliance. The VLT is matching the manufacturer cut sheetand angle of obstruction drawing has been provided. This meets the intent of the mandatoryrequirement and also the requirements of the credit.

2 IEQ Credit 6 Cross Ventilation : 50%, 75 % 4 Preliminary Review: The submitted IGBC Green Homes Template declares that the project will include crossventilation in the design and the project is achieving cross ventilation in at least 68% of theregularly occupied spaces in all units. The submittal includes floor plans, schedule of openingsand calculations to meet the credit requirements.However, from the plans provided, the project is claiming cross ventilation through the living /dining room and kitchen (both with windows facing same orientation) and the entrance door of theunit, which opens into the interior lobby. This is not permitted since the lobby is not considered anoutdoor space (it is enclosed with windows and walls). Hence this credit is denied

The narrative states an educational program will be established that is activelyinstructional and a comprehensive signage program built into the common spaces to educate theoccupants and visitors about the benefits of green buildings. The program includes signage and agreen education diary will be prepared in simplified manner for the occupants so they canunderstand the importance of green building and its installed green features. This meets theintent of the credit.
