The property comprises a large family kitchen/dining area, formal sitting room, large music/ dining room and study, as well as a utility room, boot room, cellar and a delightful snug, complete with Clearview stove. The snug leads off from its own separate hallway, with side entrance access lending itself to a possible annex opportunity.

Upstairs there are six bedrooms, one with en suite and two family bathrooms. Outside there is a large detached double garage, the old piggery outbuildings, an undercover hot tub area, and a stunning walled garden with courtyard. This all comes with approximately seven acres of land, together with outstanding rural views. There is a long gravel driveway that leads around to the back of the property with a large parking area. The property has a lovely light, bright and elegant feel and the rooms are of generous proportions. Horton Hall offers huge versatility: Equestrian, holiday lets, home office, and although the property has been significantly updated in recent years,

there is still scope to put your stamp on this delightful home.

The historical, North Shropshire market town of Wem is close by, well known for its numerous small specialty shops from an old-fashioned ironmonger that sells everything, to one of Shropshire’s best delicatessens. There is also a good -sized supermarket. Each year, the Wem Sweet Pea Festival draws admirers. Many go on to visit the grand gardens and other floral attractions that make Shropshire one of the most fragrant counties of England. This pretty town is surrounded by a wealth of high achieving state and independent sector schools. It also has its own train station with a quick link to Crewe, and then to London, Manchester, and Birmingham. It is also a short drive or train journey to Shrewsbury, Shropshire’s county town, also full of independently owned shops and fabulous eateries. Wem is surrounded by picturesque countryside, great for long walks or bike rides, and is also well-stocked with public houses.

Seller Insight “Horton Hall is a characterful Victorian country house with a range of outbuildings and land extending to around 7

acres. When we first viewed the property just over 3 years ago, we were immediately taken by the striking architecture and the amount of open space on all sides,” recall the current owners.

“The location is fabulous and everything we need is easily accessible. The surrounding countryside is simply beautiful and offers ample opportunities for scenic bike rides and long walks. There are some lovely eateries in the near vicinity within walking distance, as well as a good choice of local shops just a short drive away in the car. We are 15 minutes away from Ellesmere which is a renowned tourist attraction offering picturesque walks around the lakes, woodland and parkland.”

“The house and garden lend themselves perfectly to relaxing and entertaining. The walled garden is particularly attractive and there are a number of seating areas for outside entertaining. Most of the green space is south facing, so it’s nice and sunny all day long and the vast expanse of lawn and large field is perfect for children to play. There is plenty of space for parking and we’ve held fireworks parties here which have been great fun, as well as summer evening get-togethers in the central courtyard. The reception rooms are all of a good size and flow really well, so there’s plenty of space for our guests to mill around.”

“We have updated the living areas and have given the rooms more of a contemporary feel to make the most of the light and bright spaces. It’s difficult to choose just one favourite room as we enjoy them all, but the drawing room is quite stunning as it’s a large room with half height oak panelling and is great for entertaining. The family sitting room is a very relaxing room where we enjoy wintry evenings in front of the wood burning stove, whilst the dual aspect music room has beautiful wooden flooring and overlooks the garden. The kitchen is another well loved room with east and west facing windows which fills the space with lots of light throughout the day. Horton Hall is a hugely versatile house with well laid out accommodation with is also set up to offer a separate annex, should this be desired.*
