INVESTING IN A pre-construction
condo is not without risk. You are
e� ectively buying a contract with the
hope that one day this contract will
become a piece of real estate that is
worth more than the price you are
paying for it today. A lot can happen
in those three to fi ve years while your
condo is being built. Here are two tips
to help ensure your investment is a
successful one.
1. Always buy below market value
Your goal should always be to buy
something that will increase in value,
and the best way to do that is to
buy something that is priced below
the current market value of a similar
resale property. For example, if a
one-bedroom across the street in
a brand new completed building
sells at $300,000, and you can buy
a similar one-bedroom in a pre-
construction condo at $285,000,
then you are well insulated from any
market fl uctuations over the next few
years and you are positioned to have
a property that is worth more when
completed than when you bought it
before the shovels hit the ground.
2. Always buy cash-fl ow positive
Investing in real estate is not a
get-rich-quick scheme, but it is
how most of the world’s wealthiest
people have earned their fortunes.
The best real estate investors always
buy for the long term. I always
encourage my clients to take the
long-view approach when buying
pre-construction and to plan on
renting their unit out for at least
one year (preferably more) after
the completion of the building.
Flipping before project completion
(assignment) is a highly risky strategy
and should be considered only as a
back-up plan.
With this in mind, you should
only buy a pre-construction condo
that will provide you with positive
or break-even cash fl ow with the
standard 20- to 25-per-cent down
payment. If at the current valuation
and given current market rates for
rents, you cannot reasonably expect
to cover all your expenses, then
stay away!
If you do your homework before
buying by following these two tips,
you will be in great shape for years
to come.

BUYING A NEW HOME is one of
the most exciting steps you can
take in your life. It’s also one of the
biggest fi nancial investments you
will ever make, so choosing wisely is
important.
There’s so much to consider, from
location right down to your kitchen
counters, and of course, there are
many condominiums on the market
o� ering phenomenal choices.
A great way to narrow down
your search is to make a list – or in
the case of savvy computer users,
a spreadsheet – that includes the
items you really have to have, and
those that would be nice, but are
negotiable. Then, compare apples
to apples to get the most for your
condominium dollar!
Start with the big picture. Where
do you want to live? Under your
“location” column, note how far
buildings are from your work,
your family and the places you go
regularly, such as sports venues, club
meeting halls, places of worship, etc.
Keep in mind that the distance from
point A to point B on a map is only
part of the picture. It’s a good idea to
actually do the drive to these spots
and fi nd out how much time it takes
with road twists and turns, tra� c and
the like. If the condo is close to public
transportation, you will save a lot of
money on gas mileage and wear and
tear on your vehicle – and maybe you
don’t need to own a car at all.
Keep an open mind, too. Buying in
an established area is great, but it can
also be wise to consider purchasing
in an up-and-coming area where
real estate values are likely to rise as
the neighbourhood becomes more
established – it’s a great way to gain
equity.
You’ll also want to consider the
exterior of the condominiums
you look at. Are they part of a
master-planned community that
encompasses parks, landscaping,
courtyards and retail venues? Or are
you looking for something on the
lake? Does the exterior architecture
appeal to you? Figure out a rating
system and jot notes on your list
accordingly. If you have a taste for
the modern, you will probably be
happiest coming home to a sleek
condo with clean lines.
Don’t forget about the amenities.
Today’s common areas are
uncommonly beautiful, and you
should think of them as an extension
of your living space. Your list could
include a pool, fi tness room, party
room, games room, guest suite,
theatre room, rooftop garden, virtual
golf and any other amenity you come
across. Having these spaces in the
building enables you to entertain a
crowd, barbecue or play pool with
friends, hold a Grey Cup party for
the gang and host overnight visitors,
regardless of how compact your
suite may be. Remember that even if
you think you may not use a specifi c
amenity, these can all add to the
resale value of your suite if and when
you move in the future.
Next on your list should be
features and fi nishes, and here’s
where you need to watch comparing
apples and oranges. Your brochure
package should have a Schedule A
of appointments. Study it carefully.
For example, most condos o� er
hardwood in the main living area,
granite kitchen countertops and
stainless steel appliances with the
purchase price. Those that don’t may
carry a lower price tag, but if these
items are on your must-have list, then
you’ll have to pay to upgrade.
Nowadays you’ll fi nd incentives
galore. Again, look at the big picture.
Receiving free upgrades with your
purchase may be just the thing that
tips the scales toward one condo
over another.
Remember, every piece of real
estate you buy is an investment,
whether you live in it or not. When
you shop, compare fairly, and the best
way to do that is to make a list, and
check it twice. You’re sure to end up
with something nice!

FOR THE AVERAGE homebuyer,
there are some legal terms that
require translation. The Government
of Ontario keeps records of every
piece of property in the province.
These records are called the “title
documents.” The document on fi le,
that says who owns the property, is
called the “transfer,” or “deed.” All
of these documents are fi led with
the government – a process that is
called “registering” the document.
When a bank lends money and gets
a record of this loan on title, the
document is called the “mortgage” or
a “charge.” When the charge is paid
o� , a new document is fi led with the
government o� ce and it is called a
“discharge.” If only part of the charge
is paid o� , a document called a
“partial discharge” can be fi led. There
are many other documents, but these
are a good starting point.
Usually when a developer/builder
starts a new project, he will go to a
bank or other fi nancial institution and
just like you, arrange for a mortgage
or charge. The di� erence, however, is
that this can be a huge charge. As an
example, the builder/developer may
have a $50- or $60-million “blanket”
charge applied to enable him/her to
create and build the project. The next
thing that happens is that the house
or condominium is built and sold, and
it is time for closing.
In the Agreement of Purchase and
Sale will be a clause that will relate
to the discharge of that part of the
blanket charge which a� ects the
property you are buying. The builders’
lawyers (the good ones, in any case)
add the clause that the purchaser
will accept the promise (undertaking)
of the builder’s lawyer to register
the partial discharge in a reasonable
period of time, but will give on closing
two important things:
a| a letter (“discharge statement”)
from the bank or other fi nancial
institution (“mortgagee” or
“charge”) setting out how much
money has to be paid to the
chargee to obtain the partial
discharge; and
b| a direction from the builder to the
purchaser, telling the purchaser to
pay the amount of money needed
to obtain the partial discharge
directly to the chargee.
The clauses I will not accept stop
with the purchaser being forced to
accept the builder’s or the builder’s
lawyer’s undertaking to register a
partial discharge, without the other
information.
Now, I do not believe the builder
or the builder’s lawyers who do not
include this information would give
the promise without meaning it,
but what about things out of their
control? For example, if:
» the builder goes bankrupt
» the builder has a dispute with
the bank
» some other party seizes the money
from the builder
» the builder has an internal
shareholders dispute and assets
are frozen
» the lawyer goes to Argentina with
the money
» the builder goes to Tahiti with
the money
If we had followed a) and b), none
of that would matter. My complaint
is that it does not cost the builder
anything to give this piece of mind
and security to the purchaser. It is just
usually the fault of some lawyer trying
to prove how good he or she can be.
So be careful.
Watch for these tricky clauses and
consult a lawyer, because only
a lawyer can provide legal advice
and care enough to catch these kinds
of things.

FULL DISCLOSURE: there aren’t really
37 startling facts about Toronto real
estate. But there is one very, very
startling number when it comes to
homebuying in Canada’s largest
housing market – 37.
That number is now the average
age for fi rst-time homebuyers in
Toronto.
Yes, you read that right. Thirty-
seven.
Canada Mortgage and Housing
Corp. dropped this little tidbit at its
Housing Outlook Conference in
Toronto recently.
And while it might be an
exaggeration to say the audience
gasped when hearing this new
fact, there was defi nitely an audible
reaction from the crowd of builders,
realtors, lenders and others in the
industry.
“I know, it’s a shock, right?” Dana
Senagama, principal market analyst
for the GTA at CMHC, told New
Home Guide.
She clarifi es that that fi gure applies
to the Toronto CMA, which does not
include Burlington or Oshawa.
“It’s a fairly mature age, but I don’t
think it should come as any great
surprise… mid-30s, by the time you’ve
gone to college, paid o� your debts
and gotten married and thinking
about settling, down… But, yeah, it’s
getting up there.”
Just how much it’s “getting up
there” is even more startling when
you compare it to the national
number – which, according to
various sources, comes in closer to
37 startling facts about Toronto real estate

29. One estimate suggests two-thirds
of fi rst-time buyers in Canada are
younger than 35, and almost half are
between 25 and 34.
What’s responsible for the disparity?
The tremendous price growth in
Toronto real estate.
According to the latest House
Price Survey from Royal LePage, the
average price of a home in Toronto
in the third quarter of 2015 was
$639,970, up 11.2 per cent from
$575,640 in the third quarter of 2014.
(In comparison, and to Senagama’s
point regarding Oshawa, the average
price in that market for the same
period was $364,366, up 9.7 per cent
from $332,151.)
Prices for new homes are even less
welcoming for fi rst-timers in Toronto.
The average price of new
townhomes, semi-detached and
detached homes in the GTA climbed
to a record-setting $811,579,
according to RealNet Canada Inc.
Highrises are clearly more in the
range for fi rst-time buyers. The price
in this housing type in September
2015 was $441,156, o� only slightly
from September 2014 when the
average price was $450,014.
“Just because the prices are high
in Toronto, doesn’t mean that choice
doesn’t exist,” says Senagama. “It
just means that you may have to
compromise in your location and the
type of house you want to purchase.
“If you’re thinking of downtown
Toronto, given the current house
prices, especially in lowrise, even
a town (home), prices may be out
of reach for the typical fi rst-time
buyer. But condos are out there, the
price point is signifi cantly lower than
lowrise. You do have choice.”
First-time buyers intent on buying
a lowrise home may want to look
outside the city, she says.
“Look in Peel region, in areas like
Milton and Halton, or in the Durham
region, particularly Whitby and
Oshawa and those areas.”

all those speculative, greedy, and
misguided condominium investors
from 2011 were going to lose a lot
of money. That was the prediction
coming from many people that
commented on the Canadian and
Toronto housing markets over the
past fi ve years – just wait until all
those units come on to the market
they said.
The background goes like this:
in 2011, there were approximately
28,000 new condominium apartment
sales in the Greater Toronto Area
(GTA), this lead to a spike in the
number of highrise units that started
construction in 2012. Condos under
construction increased 47 per cent in
2012 to just under 50,000 units! Over
the past 12 months (November 2014
to October 2015), construction was
completed on approximately 31,000
units in the GTA, more than twice the
total over the preceding 12 months
(per CMHC).
Amazingly, this onslaught of supply
hasn’t overwhelmed the GTA market.
Although rental rate increases are very
modest for private condo landlords,
they continue to grow. The 7.3-per-
cent annual increase in resale condo
prices was the highest third-quarter
total in four years according to
Urbanation Inc.
So what happened? Where did all
these people come from to fi ll all
these condo suites? There are a lot of
noteworthy trends occurring not only
in Toronto, but globally. According
to Nielsen’s Generational Lifestyle
Survey, just 26 per cent of Millennials
want to live in the suburbs, just 17
per cent said getting married was
important, and just 13 per cent said
having children was a goal of theirs.
So a desire to be downtown, an
increasing number of single-person
households, and couples choosing
not to have children – all these
factors bode well for developers of
highrise condominium towers in
Toronto. Another statistic from the
Nielsen survey indicated that just 22
per cent of millennials have made
homeownership a top priority, which
is another positive sign for condo
investors looking for tenants.
According to a report by Ryerson
University’s Urban Research and
Land Development department, the
City of Toronto added about 26,000
millennials annually between 2011
and 2014, an increase of 5,000 people
per year based on the fi ve years that
preceded them. By comparison,
Toronto witnessed a decline of 4,800
baby boomers per year during that
same time period.
In addition, the a� ordability
situation in Toronto has only
worsened, with lowrise new home
prices increasing 17 per cent annually
and lowrise resale house prices
moving up by 12 per cent year-over-
year. This factor has continued to
drive prospective homeowners and
renters into newly completed highrise
condos, instead of suburban semis
and rowhouses.
The number of GTA condo
apartments under construction has
declined 20 per cent from the end of
2014, and there are few people calling
for an oversupply of condo units
in Toronto on a go-forward basis.
However, it still makes sense to
hire a good realtor, do your research,
and get a better understanding of
the market in the neighbourhood

THE EAST UNITED CONDOS’ groundbreaking
ceremony marked the beginning of a
new chapter for Toronto’s east end. The
unconventional project spearheaded by
SigNature Communities, Berkshire Axis
Development and Andiel Homes is now o� cially
100 per cent sold out.
With the east end undergoing a renaissance,
East United stands out as one of the area’s most
exciting new residential developments that
defi nes the neighbourhood with its bold, non-
conformist attitude and design-driven aesthetic.
“The remarkable success of this project is a
testament to what we have known all along:
the east side is the best side of Toronto,”
said Leslie Marlowe, president of Berkshire
Axis Development. “This neighbourhood has
a distinct sense of community and, most

After a chain of unique marketing initiatives,
including a #EastUvsWest Instagram
competition and a private concert with Toronto
band Young Empires, the East United team
topped o� its groundbreaking in a rather
“groundbreaking” way, collaborating with
Toronto-born artist Dave Johnston to create
a 3D painted sinkhole in the ground. Deputy
Mayor Pam McConnell also joined the East
United Team to celebrate the milestone.
“This is all about city building and building
it together with the private sector, who put
their money on the line and all their ideas,” said
Deputy Mayor McConnell. “The developers
worked with the community and the city and
as a result we have a united east that is just
remarkable.”
East United Condos will be erected at the
corner or Berkeley and King, stretching all the
way to Parliament. The 21-storey, 289-unit,
mixed-use complex integrates the beautifully
preserved Christie, Brown & Co. heritage red-
brick building.
Interiors by the Design Agency are tailored to
residents’ urban lifestyle, thoughtfully curated
in both design and purpose to provide an
escape from the hustle and bustle of the city
streets. The aesthetic pulls inspiration from

East United Condos celebrates being 100 per cent sold out with groundbreaking in the East End
the intermingling characters of the building’s vibrant locale. The St.
Lawrence Market, King East Design District, the historic cobblestone
streets of the Distillery District and Corktown’s eclectic identity are all
embedded into East United’s design.
The project is scheduled to be completed in fall 2018.
East United is located at 95 Berkeley St. The building will rise 21
storeys and consists of 289 units, o� ering one-, two-, three- and

THE HOLIDAYS ARE just around the
corner, and only the most savvy of us
have everything under control. That’s
one of the problems with our very
busy lives… there’s just no time. But
if you want to have a happy holiday
that doesn’t leave you holding your
aching head when the bills roll in come
January, you have to start planning
early. The longer you wait, the more
likely you are to give in to stress, make
impulse purchases, blow your budget
or even buy a lame gift.
Look at your holiday spending as you
would any other big-ticket item. While
you’re splitting the cost among a variety
of expenses, the bottom line is still the
same — you’re spending a lot of money
in a short period of time.
In the best of all worlds, you would
have started saving for your holiday
spending in January. Yup, you would
have made it a budget item and set
aside $10, $50, $150 a month so when
the season rolled ’round, you’d be
ready. After all, it’s way easier to
set aside $100 a month than to come
up with $1,200 all at once.
This is how I do it, and come August
I start keeping my eyes open for “deals”
on things I know my friends and family
will love.
Failing that, start here, with Gail’s holiday spending plan
» Write down the amount you want
to spend in each category of
holiday expenses. Gifts are only
the beginning — don’t forget to
account for travel costs, postage
and shipping, decorating, greeting
cards, entertainment and photos.
» List the people you plan to shop for
under the gift category, then divide
up your budget accordingly. Limit
your budget to what you can a� ord
right now and avoid a fi nancial
hangover in the new year. If you
spend $500 on a credit card at
18 per cent interest, and pay the
minimum each month, it’ll take
you seven years – and cost $365
in interest – to pay it o� . Consider
setting a dollar limit on gifts or
drawing names among extended
family, roommates or co-workers.
A dash of planning and a dab of creativity can also help you keep your entertainment costs under control
» Invite guests to bring something
to share at a potluck dinner.
» Serve brunch, throw a fi nger-food
party or host a wine and cheese
tasting instead of a full-blown
turkey dinner.
» Co-host a party with a pal or
sibling, and share the cost.
» Make sure you set a dollar limit
for your soirée. And list the items,
ingredients and décor you’ll
need and how much each
will cost.
» Remember, that the best gifts
don’t have to cost money. If you’re
fi nancially challenged this year,
o� er up your time babysitting,
cooking meals, house cleaning,
massaging, sewing, knitting,
transporting, or whatever else
you’re good at. Clip a picture of the
service you’ll provide and be clear
on how often, as in “I’ll babysit one
weekend a month from February
to June.” Or better yet, make your
own coupon book.
There now, you don’t have to worry
about starting the new year with a
fi nancial hangover.
