What is a “Green Building”

“Green” Buildings are high performance structures that also meet certain standards for reducing natural resource consumption

Page 3: green building

Characteristics of Green Building

• Efficient management of energy and water resources

• Management of material resources and waste • Restoration and protection of environmental quality • Enhancement and protection of health and indoor

environmental quality • Reinforcement of natural systems • Analysis of the life cycle costs and benefits of

materials and methods

Page 4: green building

Why go “Green” ?

• Green makes business senseIncreased flexibility to allow for longer

building and the useful life and reuse of materials

Improved building performanceIncreased revenue (higher rents/sales price,

improved productivity, fewer/shorter vacancies)

Lower cost (utilities, costs of conversion)

Page 5: green building

Why go “Green” ?

• Going “Green” is the “right thing”reduce carbon consumption, energy independence, encourage community, preserve natural systems

Page 6: green building

Green Building standards include

• Leadership in Energy and Environmental Design (LEED)

• Green Globes• Model Green Home Building Guidelines (NAHB)• BuiltGreen• Energy Star• Living Building

Page 7: green building

Leadership in Energy and Environmental Design(LEED)

• Leadership in Energy and Environmental Design (LEED) is a suite of rating systems for the design, construction, operation, and maintenance of green buildings, homes and neighborhoods

• It is developed by the U.S. Green Building Council (USGBC) in 1998

• it is updated in 2009 with include compliance with all environmental laws and regulations

GREEN GLOBES

• The Green Globes system is a revolutionary building environmental design and management tool

• It delivers an online assessment protocol, rating system and guidance for green building design, operation and management

• It is interactive, flexible and affordable, and provides market recognition of a building’s environmental attributes through third-party verification.

Page 10: green building

Energy Star

• ENERGY STAR is a U.S. Environmental Protection Agency (EPA) voluntary program that helps businesses and individuals save money and protect our climate through superior energy efficiency

• It is focuses on energy consumption• It have different tools for residential and

commercial buildings

Page 11: green building

Merits of Green Building

• Lower operating costs (by 30%- 40%)• Improve occupant health• Reduce pollution• Reduce water usage (by 20%- 30%)• Eliminates creation of waste• Reduce power consumption (by 40%-

50%)

Page 12: green building

Site Selection

• Use appropriate building sites• Use open space• Reduce sprawl• Develop brown fields• Restore damaged environments• Design to optimize sun, wind & light

Page 13: green building

Green Building Materials

Prepare a green building product selection plan-•Use recycled content building products•Use locally available or naturally occurring building products•Use rapidly renewable resources•Use certified wood•Use structural insulated panels

Energy efficiency

Green buildings often include measures to reduce energy consumption – both the embodied energy required to extract, process, transport and install building materials and operating energy to provide services such as heating and power for equipment.

Lighting in Green Building

• Daylighting & Skylighting- Incorporated lots of natural light to reduce the need for electric lighting and the associated increase in the air conditioning load

Page 19: green building

Indoor Air Quality

• Ensure adequate ventilation• Designate indoor spaces as

smoke-free• Implement tobacco smoke

controls• Prepare an indoor air quality

management plan for construction and early occupancy

Conclusions

• Green Building Certifications present a moving target

• Critical to work with clients early and continuously to determine goals and objectives

• Focus on objective performance measures and clear allocation of risks and responsibilities

• Green building issues are presented in nearly every phase of development – look for opportunities to improve old practices and “boiler plate”
