1. Executive Summary
Project A
Project A is proceeding well with the final suspended slabs being poured within the month. Ergon has advised that their anticipated commencement date for the transformer installation is 20 May 2013. Services rough-in to the lower carpark levels is continuing with the main switchboards installed ready for commissioning with the Ergon Transformers. The fabrication of the structural steel is complete with an anticipated commencement date of 27 May 2013 for the erection on site. The setout and bracket installation has commenced for the L1 – L5 carpark screens. Lift installation is due to commence mid-May for lifts 1-3. Work is also scheduled to commence on the in-ground stormwater retention tank in the Yarroon Street Laneway.
Project B
Structural steel has commenced to the main function hall of Project B, with erection well underway. Footings and in-ground services have commenced to the Forecourt/Foyer area, as well as the lower ground holding area/scullery. Ground slabs to this level continue further towards the Oaka Lane frontage with suspended formwork over.
Off-site procurement of major components is also well underway, with items such as the numerous hoists within the facility, kitchen equipment, acoustic ceiling system, operable walls all in manufacture off-site.

2. Programme
2.1 Milestones
Milestones reached throughout the March 2013 - April 2013 period include:
Project A
• Completion of level 7 slabs.
• Commencement of concrete columns for roof and plant room steelwork.
• Commencement of stair and lift cores to roof level.
• Services rough in continuing to carpark levels.
• Carpark façade screen setout and installation commenced.
Project B
• Commencement of structural steel to main function rooms.
• Continuation of ground and suspended slabs to Kitchen/holding area zone.
• Commencement of in-ground services and continuation of Forecourt/Plaza retaining works & foundations.
2.2 Potential Delays
• Ergon – installation of new transformers including the disconnection of the existing transformer. This is a critical issue as it affects the construction progress of the Kitchen and Conference Room areas. We are continuing to liaise with Ergon for this work, however we have taken steps to mitigate the delay by re-designing and constructing the footings to the kitchen while the cables are still live to continue construction in this area. We have now been given a date of mid-May for transformer installation, with the subsequent demolition and removal of the existing transformer (by Ergon) yet to be confirmed.
• MSQ fitout – the base building services have been designed to an open plan with the view that the MSQ floor plan and services design will be issued to provide an integrated fit-out. A revised date of mid-May has been given by MSQ to release the fit-out drawings for tender and hence integration into the base building. We were instructed by the Superintendent to place a hold on manufacturing of ductwork to level 7 until we can incorporate the required tenancy layout into the base building works. This remains the case as of the end of the reporting period. All mechanical equipment have been ordered for the project and will need to be reviewed once tender documents are received.
• Water Supply – Gladstone City Council has approved the dual water supply to the site and we are continuing as per the original design intent. Discussions are on-going in relation to Council required water meters and location of water feeds from Council main. An inspection will be organized on site with the Council to review the water supply location and Council requirements.
• Wet weather – wet and windy weather conditions continue to delay the project.

Stage 2 Building Approval was received on 11 February 2013.

Thomson Adsett have finalised the external finishes and preparing the required documents for submission to Council as part of the DA requirements.

OPUS is continuing to complete site inspections as required on site.

Gladstone City Council has agreed to provide a dual water supply to the site. Discussions are on-going with

the Council in relation to the exact location and costs associated with the water connection from both Oaka Lane and Goondoon Street. ADCO will arrange for a meeting on site to discuss the location of the connection after which time the Council will prepare an estimate of costs to complete the connections. ADCO / Council are continuing discussions regarding the number of required Council meters for the site. The number of meters will be impacted when the tenancy fitout plans are received for Level 7, as the Council require individual Council meters for each tenancy. The design and location of these will be discussed with the team prior to finalising their location.

4. Site Management
4.1 Safety
There are no Workplace Health & Safety issues that have arisen throughout the reporting period.
4.2 Industrial Relations
ADCO closed the site over the Easter period due to RDO’s as requested by the various union bodies, and also closed the site for city-wide industrial action in Gladstone on 17 April 2013. ADCO continues to take a consultative approach with the trade unions to mitigate potential for delays to progress.
4.3 Environment
There are no Environmental issues that have arisen throughout the reporting period.
4.4 Quality
There are no Quality issues that have arisen throughout the reporting period.
4.5 Public Relations
ADCO is continuing to consult with Nicole on a weekly basis in relation to upcoming activities that may impact the neighbours. Nicole and Luke Broadhurst also met with a number of the neighbours to discuss the project and upcoming events.
During the past month, the following construction activities occurred on this project site:
Form for suspended slab Level7 of Carpark Tower completed and poured with columns for roof structure underway.
Concrete and formwork continues to be undertaken for the lift shaft and all 3 stairwells at various stages of build. Setting out for Ground Floor Slab and poring of areas of Ground Level of carpark is underway.
Some areas of Ground Level slab completed in Entertainment Centre and some of the block walls laid and core filled.
Air conditioning refurbishment is underway with some of the old unit removal and duct work installation in progress.
Plumbing continues to be installed in Entertainment Centre ground areas. Some fire water mains and water service mains have been installed in carpark.
Electrical work on carpark and Entertainment Centre building is ongoing. Lower Carpark Level conduits are being installed for
permanent lighting and cables have been installed in trays throughout various Levels. Switch Room installation is continuing to progress.
Block layers undertaking construction of walls and core fill.
Entertainment Centre deck has been poured and formwork removed with propping now in place for crane operation on deck for steel work erection for the roof structure.
Scaffold modifications have been undertaken to accommodate the roof structure currently being installed.
A small amount of water proofing and caulking has been undertaken on tilt panels and some backfilling has been completed.
Work has begun with footings and other in ground services in the forecourt area.
Excavating has been underway for the stormwater retention tank for the tower.

ADCO has commenced works on the G.P.C. transformer relocation (outside the head contract agreement) as a direct project to G.P.C.
ADCO has also commenced tendering of the Kullaroo House/Yarroon Street carpark works based on design documentation prepared to date. However, it is unclear whether this will become a head contract variation or a separate G.P.C. project at this stage.
