• Benchmarking allows us to measure the energy performance of our building against – Its past performance – Industry/portfolio average – Best in class

• Inputs – Energy usage – Building characteristics

• Outputs – Scores (1-100, kBtu/ft2)

ENERGY BENCHMARKING OVERVIEW

Page 3: ENERGY BENCHMARKING

BENCHMARKING IS A KEY COMPONENT OF A SUCCESSFUL ENERGY MANAGEMENT PROGRAM

Energy benchmarking happens here

BENCHMARKING RESULTS

WHY BENCHMARK/CERTIFY WITH ENERGY STAR

• Since 1999, tens of thousands of buildings and plants across America -- such as schools, hospitals, skyscrapers, retails stores, and manufacturing plants -- have earned EPA’s ENERGY STAR for superior energy performance.

• On average, ENERGY STAR certified buildings use 35 percent less energy and cause 35 percent fewer greenhouse gas emissions than similar buildings. Energy Star Website.

• Benchmarking works best when it’s done consistently over time.

• Imagine a weight-loss plan in which you only weigh yourself once a year.

• You can’t manage what you’re not measuring

6

CONSISTENCY IS KEY

Page 7: ENERGY BENCHMARKING

NEXT STEPS

• Create a Portfolio Manager Account at EnergyStar.gov

• Add Buildings to your Portfolio • Add Energy Meters and Data

– Add 13 months of data to get benchmark – Benchmark is based on EUI of the Source Energy

• Create a Statement of Energy Performance

• Energy efficient commercial buildings makes Denver more attractive to global firms

• Sustainability helped win Panasonic, “It made it a slam dunk.” • Millennials want sustainability. Attracting millennials could attract

business. • Energy efficiency can help us beat our top competitor cities such as Salt

Lake City and Dallas

WHO BENEFITS? A GLOBALLY COMPETIT IVE C ITY

F IRST STEP TO ENERGY EFF IC IENCY: BENCHMARKING

• Benchmarking means measuring energy performance. – ENERGY STAR Portfolio Manager is a free tool both property

managers and building owners can use to get a 1-100 score on energy performance of buildings.

– Enables competition!

BENCHMARKING PROGRAM

Benchmarking Program • 200 people at launch • 6 showcase buildings • Press coverage

Page 16: ENERGY BENCHMARKING

BENCHMARKING PROGRAM

• 109 buildings enrolled to date • Representing 20 million square feet of commercial and multi-family

buildings • The average ENERGY STAR score of buildings enrolled in the

benchmarking program is 80 • While a great start, this represents only 5.4% of the square footage of

buildings over 10,000 square feet in the City

ENERGIZE DENVER TASK FORCE

• On December 3 the City and County of Denver announced the Energize Denver initiative.

• The Energize Denver initiative will start with the formation of the Energize Denver Task Force, which will bring together key stakeholders to evaluate building efficiency programs and policies that will help Denver become a globally competitive leader in energy efficiency.

• The task force will develop actions to meet the following goal: Reduce the energy consumption of commercial and multifamily buildings by 10% by the end of 2020 and double that in the following decade.

• Based on the task force’s work, the City will develop and implement new building efficiency programs and policies.

20

WHAT IS IT?

20

• Direct access to whole-building energy usage data via ENERGY STAR Portfolio Manager

Page 21: ENERGY BENCHMARKING

21

HOW DOES IT WORK?

21

Create account in Xcel Energy’s new

Benchmarking Portal

Connect with the Xcel Energy user in Portfolio Manager and “share” buildings and meters

Wait for the data to start flowing!

ACCESS TERMS

You need to have an account in Portfolio Manager

You need to be authorized by the building owner to access energy data for their property

If there are fewer than four tenants in the building or if one tenant uses more than 50% of the building’s energy in a given month, you’ll need to obtain consent from tenants
