what’s on your wish list when searching for a home to lease? I did an informal survey with a small group of past and present renters to see what people look for, and the results are in.

In the top spot – without a doubt – are actually two key items that go hand-in-hand: clean and quiet.

A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional.

New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request.

While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease.

It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations.

The more locations you have to compare, the better the chances of finding just the right one that tops your list.

don’t wait for ‘the perfect time’ to move. It’s never ‘the perfect time’ for anything. Something always comes up, – whether it’s a work thing, a family thing, a personal thing – life will always offer a good

excuse to put off your plans. Don’t give into it.

Summer is a great time to move. Families want to move in the summer because there’s less disruption for children. July and August give moms and dads enough time to register for new schools and activities and find daycare.

August and September are huge for students. Whether it’s the first time moving away from home, or it’s a ritual to go back home to family and friends for the summer break and then move back to school in the fall, there is a lot of movement into student apartments and communities.

But not just parents and students, summer is just an ideal time to move for everyone. Apartment balconies have more to offer – buildings onsite pools seem just too appealing, and with less chance of rain and no chance of snow, a smooth move is much more likely for summer moves.
