Adrian Goslett, RegionalDirector and CEO of RE/MAX of SouthernAfrica, says that one way in which homeownerscan possibly save some money is by assessingtheir current home insurance policies andmaking some changes. He adds that whilehome insurance is an essential element ofhomeownership that should not be cut out ofthe budget completely, there are ways thathomeowners can possibly reduce their monthlypremium or find lower insurance offeringsthrough asking for a number of quotes.
“As with any financial decision it is best to lookat more than just one option before making thefinal call. Homeowners should start by phoningtheir current insurance provider and requestingif there is any way that they will be willing toreduce the premium. Once the homeowner hasreceived the answer, they can then phone otherinsurance providers to see what are willing tooffer,” says Goslett. “By comparing various
quotes, homeowners will have a clearer view ofall the options available to them, as well as whatthe products cover and provide. It will be a wayfor homeowners to compare apples with applesand make an informed decision.”
He adds that this initial step could save thehomeowner money and get them the bestpossible insurance policy that caters to theirspecific criteria. “Ideally homeowners shouldre-evaluate their home insurance on an annualbasis, as the contents within the home mayhave changed over the past year. Very fewconsumers take the time to question theirannual rate increase and don’t investigate theother options that are available to them - in factas little as half of all homeowners do this.Without doing the necessary research it isimpossible to really know if they are getting thebest option available to them,” says Goslett.
Technological advancement has taken thetediousness out of finding numerous insurancequotes. With online search portals readilyavailable, homeowners are able to collectinformation in a relatively short space of time.“In fact, many of the online search sites will dothe work for the homeowner and find variousquotes from different insurers without thehomeowner having to change to another site orrepeatedly fill out the required search fields,”says Goslett. “The internet age has made it fareasier for consumers to get the informationthey require and many insurance brokers havethe capability to assist homeowners withoutthem ever having to leave the comfort of theirown home. The majority of the hassle and workhas been done away with and the process hasbeen made as simple as possible. Once the
homeowner has listed their details andinsurance necessities, a list will be sent to themwith all insurance providers and policies theyoften that match the homeowner’s criteria. Thelist will also include the premiums that would bepaid by the homeowner for each option. Thiswill quickly paint a picture of which provider cangive the homeowner the best value–for-moneypolicy.”
Goslett says that when comparing the variouspolicies a few basic elements need to beconsidered:
Does it cover structural damage – ensurethat if the home is damaged or destroyedcompletely, the policy will fully cover the homebeing rebuilt. To assess how much cover isneeded, check the cost of rebuilding onesquare metre in your area and multiply that byyour home’s total square meterage. Aprofessional real estate agent will be able toassist with these figures. Sectional titleproperties are covered for this insurancethrough their body corporate, so this appliesonly to full title properties.
• Liability cover – this covers injury or
damage done to other people or property
Household contents and personal
property cover – this includes all items
inside the home that are not a part of the
structure itself, such as clothing,
appliances and furniture. Certain items
may be excluded or covered under other
type of insurance.

“Once a homeowner has made their decisionand chosen an insurance provider, there areother ways in which they can reduce theirmonthly premium such as upgrading theirsecurity system. The initial outlay of theupgrade might be costly, but installing asecurity system in the home can decreaseinsurance premiums by around 5% in someinstances and will ensure that the occupantsare safer. Improving security can also includejoining a neighbourhood or block watch, assome insurers will offer reduced rates tohomeowners associated with this sort oforganisation,” Goslett explains.
He adds that homeowners with a goodinsurance track record, with little or no claimswill be given preferential rates. For this reasonhomeowners should only claim when theyabsolutely have to, and rather, where possiblepay for small incidents from a contingency fund.Opting to increase the standard policy excesspayable when claiming can also result in themonthly premiums being further reduced, but inthis case, the homeowner will have to pay outmore should a claim be made.
“It is imperative for homeowners to ensure thatthey are covered when one of life’s unexpectedincidents occur. Utilising these tips andreducing the premium rates for insurancecoverage will assist homeowners to savemoney, while still being prepared and fullycovered,” Goslett concludes.

homes on the market to make the most out of
the market conditions which are in the seller’s
favour. The current market conditions, along
with selecting and working with an
experienced real estate professional from a
reputable brand will likely result in several
potential buyers interested in viewing the
property.
The more buyers a home is exposed to, the
better thechanceof selling theproperty for the
bestprice in theshortest timeframe.“However,”
saysAdrianGoslett,RegionalDirectorandCEO
of RE/MAX of Southern Africa, “when attracting
largenumbersofbuyers to theproperty, there is
also the chance of attracting some less
desirablecharacters.So it is important thatboth
the agent and the seller take the necessary
precautionswhenputtingthehomeonshow.”
Goslett provides sellers with some ways to
ensure their safety while their home is on the
market:
Justbecause there isa ‘for sale’ signoutside the
property, doesn’t mean that potential buyers
can walk in and view the property without an
appointment. “So that the seller is aware and
ready for someone to view their home, the real
estate agent should insist that all potential
buyers schedule an appointment to view the
property ahead of time or at the advertised
show days,” says Goslett. “Sellers should never
feel obliged to open their home to anyone
withoutpriorwarning.”
Family photos should be removed for two
reasons. Firstly so that potential buyers can see
themselves living in the home and secondly
because it is impossible to know a person’s
exact motivation for viewing the property.
Removingphotos fromthewallsandshelveswill
help to keep the sellers family life private. Also
ensure that any bills, invoices or other
documents that contain personal information
arepackedaway.
Apart from the fact that prescriptions and
medication have personal details on them, it
could be tempting for people to take them.
“Those lookingformedicationwillbeexpecting
to find it in themedicinecabinets, so removeall
medicine from the bathroom and kitchen and
place them in another secure location,”
advisesGoslett.
Ideally it is best to schedule home viewings
during daylight hours although sellers may
need to be flexible on this as it may not always
be possible for buyers. Therefore certain
appointments could be made after hours if it is
necessary.
Goslett says that it is best to remove the knife
rack from plain sight, as well as any other sharp
objects that can be used as a weapon. Lock
theseitemsaway.
“During a home viewing it is best to ensure that
all valuable itemsare lockedawayso that they
cannot be picked up and carried away. This
can be anything from jewellery to personal
items that hold sentimental value or family
heirlooms,”saysGoslett. “It isnotalwayseasyfor
the agent to keep an eye on the people in the
home at all times, so it’s best to keep all
valuableslockedaway.”
After the viewing, the agent should ensure that
all windows and doors are locked before they
leavetheproperty. It isalsoadvisable tohavea
trustedneighbourkeepaneyeon theproperty
when the seller is not at home. It is important to
be especially careful to lock the home during
thetimethatit isonthemarket.
“It is vital for homeowners to be vigilant when
theirhomeisonthemarket toensuretheirsafety
of the home’s occupants. Selling a property
canbeanexcitingtime,andsomebasicsafety
precautions can help to ensure it is also a safe
time,”Goslettconcludes.

SAFETY TIPS THAT EVERY SELLER SHOULD KNOW
Seeff chairman, Samuel Seeff, has expresseddisappointment at the decision of theMonetary Policy Committee of the ReserveBank to hike the repo rate by 25 basis points to6% (base home loan rate from 9.25% to 9.5%)as out of step with the economy and bad newsfor consumers, home owners and buyers.
While it is widely accepted that we are in aninterest rate hiking cycle, we do not believethat now is the right time for a rate hike.
Holding this off until later in the year wouldhave been preferred in view of the mountingchallenges that consumers and home ownersface, he says.
For most households, their home loan is theirbiggest monthly expense and this interest ratehike will further dent the pockets of mortgageloan holders, many of whom are alreadystruggling to balance their household budgets.
It seems punitive too, he adds, that hardworking consumers should have to bear thebrunt of economic setbacks caused by factorsbeyond their control such as the Eskom crisis.Especially since households seem to havebeen doing their part in reducing their debtlevels.
According to the latest FNB PropertyBarometer, household debt-to-disposableincome levels are now at around 78.4%, downfrom 83% in early 2009 while credit growthremains muted, at just above the 3% growthmark year-on-year.
On top of extraordinary electricity hikes,transport cost increases, higher personalincome tax for top earners and a 20%-40%hike in the transfer duty at the R2.25 million-end of the housing market, home loans willnow also be more costly.
Most home owners are already struggling tobalance their budget and will now have to findadditional funds to cover the increase in theirmonthly repayments, not to mention the knockeffect that this will have on the price of othergoods.
Ahome owner with a housing bond of R995 000and a current monthly repayment of R9 113 willsee his/her repayment increase to R9 275 andwill thus need to find an extra R162 out of analready embattled household budget. Forsome, this is the equivalent of a week’stransport costs.
Aside from the effect on existing homeowners, the interest rate hike will have aninevitable slowing effect on the demand for
property and sales volumes. While it will be anaffordability issue for buyers, sellers are nowseeing staying put and remodelling orrenovating as a better alternative.
This is a trend that we are seeing in manyareas right now, especially in the R2.25million-plus end of the market where, with the20%-40% transfer duty hike, sellers arefinding the high transaction costs as just toopunitive. This, despite the wide scale stockshortages and good selling conditions, saysSeeff.
Bear in mind too, that property has been one ofthe few economic sectors that has showngood growth over the last two years. Whenmore people are buying houses, more transferduty is generated for government coffers. Ontop of that, there is a significant economicvalue chain that benefits and this is exactlywhat we are now losing out on.

As far as buzzwords go, “green” has been having a pretty good run,with the world becoming more and more aware of climate change and theimpact we’re having on our planet. As with many trends, however, thereare plenty of suppliers jumping on the bandwagon in the hopes of makinga quick buck rather than an actual difference. That can make it tricky forhomeowners to know which green solutions are actually worth putting inplace on their properties, and which ones are simply more expensive thanthey’reworth.
“In a residential situation, going green is really all about energyefficiency,” says Tony Clarke, Managing Director for the RawsonProperty Group. “South Africa’s grid is powered almost entirely byfossil fuels, so by decreasing the amount of grid-supplied electricityyou use, you help to reduce the carbon emissions pumped into theatmosphere by our power stations.”
When it comes to decreasing your energy consumption, mostpeople’s first thought is to go solar, and there are several localcompanies offering full or hybrid solar power solutions for bothresidential and commercial properties. These can cost hundreds ofthousands of rand however and, according to Clarke, the investmentcan be difficult to justify unless you plan on spending the next fewdecades in your current home.
“Energy efficiency can be a great selling point for a property,” heexplains, “but most South Africans aren’t in a position to pay a hugepremium for that privilege. The high upfront cost of most solar power

HOW TO GREEN YOUR HOME WITHOUT
DE-GREENING YOUR WALLETsystems may well be worth it in the long run, but it can be difficult torecoup that cost in the event of a sale.”
That doesn’t mean all solar power is a waste of money – a solarwater heater, for instance, can be a very worthwhile investment,particularly for a large family. “The more hot water you use, the moreenergy your geyser will consume,” agrees Clarke, “which means thebigger your family, the more worthwhile a solar water heater – or aheat pump – will be. If you use minimal hot water, you’ll still savemoney in the long run, but it’ll take you a little longer to recoup yourinitial investment.”
Other well-known electricity guzzlers in South African homes areelectric hobs and ovens. “A simple way to reduce electricityconsumption in the kitchen is to opt for a gas hob,” says Clarke. “Theyare very popular because they’re great to cook on, and have the benefitof still working during load shedding.” Gas ovens are a little lesspopular, but using a convection microwave is a good energy efficientalternative when you want to grill, roast or bake something.
Of course, replacing appliances and geysers isn’t exactly cheap,either, and the savings they achieve aren’t always dramatic orimmediate. The good news is that there’s another quick and easy fixthat can make a big difference not only to your energy efficiency, butto the comfort of your home.
“Insulation is far and away the most cost-effective way to greenyour home,” says Clarke. “There are several inexpensive ways to
improve the thermal properties of your home, and a well-insulatedbuilding is always a plus for prospective buyers.”
Clarke recommends starting by installing proper thermal insulationin your ceiling (an easy DIY) and fitting a geyser blanket while you’reat it. Self-adhesive foam draft strips are also extremely simple to fit,and are very effective at preventing heat loss through cracks aroundyour doors and windows.
“Double glazing your windows is also an option,” says Clarke, “butit’s very expensive unless you’re already planning to renovate, and itseffectiveness can degrade over time. A good set of thick curtains is farcheaper to install, and will be almost as good at maintaining a room’stemperature.”
“Something else that is often overlooked in terms of insulation,”Clarke adds, “is the fireplace. You lose a huge amount of heat throughyour chimney if there’s nothing to slow airflow when it’s not in use.Always make sure the damper is closed when you don’t have a fire lit,and consider investing in a chimney balloon to prevent drafts evenmore effectively.”
All in all, going green can be a great way to save money (bydecreasing your electricity consumption) while also doing your part tosave the environment. “There is, however, a risk of investing moremoney in green solutions for your home than you can easily recover inthe event of a sale,” says Clarke, “so always keep a close eye on theimmediate value of a solution, as well as its long-term implications.”
