“While we are currently in a seller’smarket with a shortage of properties
available to buyers, sellers can’t sitback and hope for the best, unlessthey put in some time and effort toensure that their home is at its bestbefore they put it on the market.Regardless of the market phase,sellers who want the best possibleresults will still need to work for it toensure the best outcome,” says vander Merwe.
He notes that before placing theirhome on the market, sellers mustensure that, to their knowledge, alloutstanding maintenance issueshave been dealt with and everythingwithin the property is in order. “Ahome that appears to be wellmaintained and looked after will befar more attractive to potentialbuyers than a home that is in need ofrepair. Even in a seller’s market,unless a buyer is specifically lookingfor a fixer-upper, they are not goingto want to spend additional money
on fixing the property before theymove in. If the property is in excellentcondition it will push the odds furtherinto the seller’s favour and ensurethat they get the best possible pricefor their home,” says van der Merwe.
Adrian Goslett, Regional Directorand CEO of RE/MAX of SouthernAfrica, agrees, saying that mostbuyers want a home that they canmove into without the addedexpense of repairs right at the onset.Purchasing a home can be anexpensive process with the buyerrequired to pay a deposit, attorneyand registration fees, meaning thatfurther costs to repair the homecould push buyers away or result inthe seller having to dramaticallyreduce their asking price in order toclinch the deal.
Van der Merwe provides sellers witha few tips to prepare their home forsale:
· Make sure that the garden andoutside area surrounding thehome is landscaped and neat.
· Ensure that any alterationsdone to the home are on plan andapproved by the local council. Theseller will need to obtain copies forthe agent and prospective buyer.
· Stage the home for show days andremove all excess ornaments/picture frames and objects - in otherwords declutter the home.
· Ensure that the home is spotlesslyclean when the agents bringprospective buyers around forviewings.
He notes that some pitfalls that aseller should try to avoid include:
· Overpricing the property
· Not allowing the agent to place ayard sign in front of the home
· Not allowing show days
· Giving the home to too manyagents to market at the same time
“To ensure the best results, a sellershould give the agent that has thehighest premiere market presenceand market share an exclusivemandate, as this will eliminatewasting time and will decrease theturnaround time of the sale,” advisesvan der Merwe. “Working with areputable real estate professionalwith specific area knowledge willhelp to ensure the seller receives thebest possible price for their propertywithin the shortest possible timeframe,” he concludes.

“Whileconsumerswhohavehighdebt levelsshouldtryto pay down their debt as much as possible and it is goodadvice to live debt-free, having no debt or credit historycould be problematic for consumers who are looking topurchase a property,” says Adrian Goslett, RegionalDirectorandCEOofRE/MAXofSouthernAfrica.
He notes that as little as 5% of first-time buyers areable to purchase a home without requiring financefrom a bank or lending institution. This is a verysmall percentage of the total number of first-timebuyers in today’s real estate market. Very few buyersare able purchase a property outright and will need aloan of some kind. “Essentially this means that themajority of first-time buyers will need to apply for abond in order to purchase a property. While havingtoo much debt will impact their ability to qualify forfinance, having no debt at all could negatively affecttheir chances of being approved for credit,” saysGoslett. “Some buyers may have no credit instead ofbad credit which could be a problem. Lenders want tosee that the buyer is a good payer and will honour thebond agreement. Having no credit history makes itdifficult for lenders to assess a buyer and the potentialrisk of approving the finance.”
Goslett says that when building a credit history,moderation is the key. It is important that consumers

Prudent use ofcredit is the only way to ensure that a good credithistory is built, which means that consumers shouldavoid buying items that are not within their financialmeans,” advises Goslett.
For homeowners with little or no credit historythere are two options, the first of which is creating analternative credit history from other financial recordssuch as rental payments, insurance premiums orutility bills. “This option could take several months tocomplete and will still not result in the buyer having agood credit history. This means that while the bondapplication might be approved, the buyer will morethan likely pay a higher interest rate than a buyer withan established traditional credit history,” says Goslett.He notes that the other option is for the buyer to get acredit card and spend a manageable amount on it. Thebuyer must pay at least the minimum paymentrequirement for a period of around six months. Thiswill generate a real credit history that can be usedwhen applying for bond approval.“Other than the credit used to build a credit history,buyers should try to remain debt free. They shouldalso have at least six months of expenses saved up as acontingency fund, along with a deposit of at least 10%of the asking price of the property they are looking topurchase. This will put them in the best financialposition when purchasing their home,” Goslettconcludes.
