Many people think that the only time for a home inspection is when they are purchasing a home, when in fact there are other times when an inspection may be a prudent idea.
Prelisting home inspections
A home seller’s plans can suddenly be dashed when the buyer’s home inspector fi nds problems with the home that they were not aware of.
A prelisting inspection off ers the seller a unique insight into their own home prior to placing it on the market and can avoid un-wanted headaches.
Th e advantages of a prelisting inspection are as follows:
1- You’ll create confi dence with buyers regarding validation of the home’s condi-tion, and show prudent disclosure.
2- Correct minor concerns and elim-inate last-minute repair hassles which could de-lay or cost you the sale.
3- Decrease the chances of major prob-lems that could cause the deal to fall through. If large issues arise during the inspection you can choose to re-pair those items, or ad-just the listing price ac-cordingly.
4- You can display a copy of the report during open houses, and you can also place a “Pre Inspected” banner on your lawn sign.
Renovation inspectionMany homeowners
plan extensive renova-tions without consid-ering potential issues such as electrical and plumbing location or bearing walls/structural issues etc. A pre renovation inspection helps open home owner’s eyes to unexpected road blocks or design problems during the renovation pro-cess. Some inspectors will also write a scope of repair so that contractors will be quoting apples to apples
Preventative Maintenance InspectionsWe all have varying backgrounds, and
lets face it, were not all sophisticated re-garding buildings and their upkeep. I’ve
talked to many home owners that have nev-er gone into their attic or crawlspace. Having a maintenance based home inspection per-formed every few years helps the homeown-er keep on top of their building maintenance programs. Having a qualifi ed objective third party provide this type of inspection avoids a confl ict with contrac-tors who have a fi nan-cial interest in repairing any problems found. Th is is especially im-portant regarding strata developments
Insurance inspections (4 point inspection)
Th is inspection re-port is prepared for your insurance compa-ny, usually at their request, and details the condition of the roof, the electrical system, the plumbing system and the heating sys-tem. Th ese types of inspections are usual-ly more cost eff ective than a regular home inspection, however they are not recom-mended for pre listing inspection purposes.
Single component/system inspectionsTh is inspection focuses on singular com-
ponents or systems such as the roof, exterior cladding, attics or crawlspaces.
Specialized inspectionsTh ese types of inspections can include
air quality, mold or water ingress, thermal imaging, radon gas (not prevalent in our area), or WETT inspections (wood burn-ing systems). If you hire a home inspec-tor to perform a WETT inspection make sure he/she provides a level 2 inspection. Be aware that most chimneys need to be clean prior to the inspection. It is our ex-perience that home inspectors do not clean chimneys which could result in an incomplete inspection. Hiring a chim-ney sweep that provides both services is clearly the best way to go. With air qual-ity and mold inspections the home own-er needs to make sure that the inspector has a background in this kind of work, as it takes years of practical fi eld experience to identify many potential related issues in the home.
As you can see there are plenty of good reasons to have a home inspection per-formed, however, due diligence and re-search when choosing your inspector is ex-tremely important.
