situation and amenitiesThe south coast of Cornwall is renowned for its safe bathing, rocky inlets, sailing and boating, free from the pounding surf and strong tides of the Atlantic Ocean. Portmellon is the nearest village and Chapel Point House occupies a fine and secluded position to the south of the village.

W Close to and behind Chapel Point House is access to the coastal footpath; there are numerous quiet sandy coves and beaches along the coastline, with spectacular cliff top walks.

S Portmellon has a popular inn and the fishing village of Mevagissey to the north has a range of shops, restaurants and pubs. St Austell is about 7 miles away and provides a much wider range of shopping facilities, including large supermarkets, with the high street recently having undergone a multi-million pound rebuild and development programme. To the west, the city of Truro provides an excellent array of shops, leisure and commercial facilities.

Chapel Point HouseChapel Point House is Grade II Listed and was designed by the renowned Arts and Crafts architect, John Campbell, in 1936. The property has been featured in many publications over the years and is reported to have been the subject of a novel by Daphne de Maurier.

The property is approached down a long drive to Chapel Point.Chapel Point consists of three private dwellings of which Chapel Point House is the principal house. All three dwellings have space and offer peace and privacy. In essence you have the best of both worlds; a chance to escape, without being totally isolated.

There is a gravelled turning circle in front of the house with plenty of garage space and parking. The front door leads into a central corridor off which lie the principal receptions rooms and kitchen. The kitchen has some of the best views from the property and looks out across Mevagissey Bay and St Austell Bay, to Rame Head in the far distance.

Off the kitchen is the back door that leads out onto a private terrace with grass lawn below. Opposite the kitchen is the dining room which leads through to the sitting room with an open fireplace. A door goes through to the conservatory which itself has bi-fold doors that lead out onto a south facing terrace. Further down the corridor is the drawing room or “The Long Room” which has a magnificent wooden barrel ceiling and has retained all of the original Arts and Crafts features associated with John Campbell. From The Long Room, stairs lead up to the principal bedroom. This bedroom is dual aspect with a wonderful vaulted ceiling and a private terrace. A door leads to its own dressing room and en-suite bathroom.

The snug has an open fireplace and a corner bar. Beyond the snug is a corridor that combines as a wine cellar, at the far end of which is “The Lookout”. This superb room enjoys views across all four aspects and has a door that leads out onto a lower terrace.

Steps lead down to a sheltered cove that has a private concrete slipway and a stone clad boat house with power and water supplies. Further steps lead down to the south facing foreshore where there is a natural grass plateau above the rocks. The nine acre field is superb coastal grazing land and in the south east corner there is direct access onto the private sandy beach, which is owned by the property down to mean high water. There is a second boat house and a slipway above this beach.

At the roundabout, take the first exit onto the A391. After 4.5 miles, take the second exit at the roundabout on to the B3274 to St Austell. In St Austell, follow signs for the B3273 and pass through Mevagissey to Portmellon. Proceed through Portmellon and take the left hand turn down Chapel Point Lane (marked dead end). Follow this drive all the way down to Chapel Point House.
