Getting Started...
The first step in building your home is selecting the home site. When selecting your lot, you need to consider the following.
1) Do I want a basement, slab, or crawlspace?
2) Have I selected my plans? And, if so, will my house fit on the lot after setbacks are taken into consideration?
3) And, of course, how can I position and design my house to maximize my view and accentuate the positive qualities of
my property?
Once you have selected your home site, the next step is having a survey prepared. This allows us to see the overall dimensions
and topography of the property. When ascertaining your site plan, we would recommend using Newby Land Surveying. Daryl
Newby is local, cost efficient, and has a good working knowledge of what you will need.

This step is important because it allows you to know the maximum width and depth of your lot and, therefore, facilitates the
design process of your house. The survey can help us position the house on the lot and select the ideal building site for the home
making sure no setbacks are infringed upon and all county and POA guidelines are followed.
Finally, you can design the house. There are many different design options. Donald Gardner and Frank Betz are two home de-
signers that have thousands of plans to choose from on the internet. We recommend finding some plans you like on the internet
then taking those ideas to a home designer.

Once you have designed your home it is time to select your builder. If you bring us your plans, we can deliver a bid in approxi-
mately 2-7 business days. This will include the entire price to build your house taking into account the types of finishes that you
have selected. Our bids can range from approximately $95/sq ft - $180/sq ft. However, the cost of building can be above or
below this range depending on the type of foundation, workability of the lot, and the finishes selected.

Please use this selection guide as a check list and resource to help prepare for the selection meetings. There will be three main
selection meetings which will involve you, Jeff and Dwight, appropriate subcontractors, and the designer during the designer meet-
ing. The three meetings include the Architectural Control Comity (ACC) selections, systems walk through, and the interior de-
signer meeting. The following outlines most of your selections, their timetables, and much of the information you will need in or-
der to make the selection.
Architectural Control Committee Selections (First Meeting) Where: Capital Homebuilders Office.
When: Prior to building permit application.
Who: Homeowner and Jeff or Dwight.
The first selections made are for the ACC in order to obtain the building permit. These will need to be made before submitting
your plains for review by the ACC. The selections are made very early in the process and some can be changed in the near future.
It is a time to start thinking about the overall look and feel of your home. Aside from brick and stone samples, all of the informa-
tion you will need to make the decisions at the office. The brick, stone, garage door style and paint colors will be able to be revis-
ited with the designer during the third selection meeting. During the meeting the following selections will be made:

Pre Systems Walk Through And Selection (Second Meeting)
Where: Capital Homebuilders office followed by jobsite walk through.
When: After framing of the home is complete.
Who: Both Jeff and Dwight, the homeowner, and appropriate subcontractors.
This meeting will take place once framing of the home is complete. Prior to this meeting, you should have met with the lighting
designer and the plumbing and bath fixture suppliers. There are a few things to think about before the pre systems walk through.
Both Jeff and Dwight will be there as well as the electrician to assist with the decisions. Some of the mechanical items are on here
just to review the planned locations to ensure there are no conflicts. This is also the time to discuss cabinet options if not previously
decided. During the walk through the final placement of the following options will need to be made.

Garage, master closet and laundry room are

Design Meeting Selections (Third Meeting)
Where: Meet at the office, Tour the Job and return to the office for selections.
When: After sheetrock and siding is complete.
Who: Both Jeff and Dwight, the designer and homeowner.
This meeting will be scheduled with professional designer Linda McIntosh after
sheetrock is complete. It will be held at the office and on the job site. Prior to this
meeting you will need to narrow down or have made the following selections with the
suppliers.
It would be helpful and more productive to have the brick or stone samples, tile samples, kitchen cabinet door sample, and carpet
selection options at the designer meeting. If you are unsure on any or all of the selections, bring a few samples of what you like and
the designer will help you complete the selection process. Jeff and Dwight will be happy to assist with gathering samples from the
suppliers to bring to the meeting. It may also be helpful to bring any fabric samples you may want to use while selecting paint colors.
