Smaller households, smaller homes
Welcome to spring, fi nally
Canadian households are shrinking,
according to Stats Canada.
Seven decades ago, the average
household consisted of 4.3 people, by
2011, the average size had dropped
to 2.5 people per household, albeit,
theres plenty more of us to house.
While the majority of Canadian
homes built over the last century
were created to support larger
households, traditionally comprised
of two parents with children,
nowadays one or two people make
up the majority of households, which
is why apartment and condo living, in
urban areas in particular, has become
increasingly popular.
The impact of smaller families on
the Canadian housing market has
been signifi cant, spurring a dramatic
change. The introduction of more
rental properties and housing options
of all shapes and sizes is e ectively
servicing smaller households who
need a ordable options. While larger
dwellings are still a need, the next
time you see another crane in the air
keep this new demographic dynamic
in mind. While Canada continues
to grow, new housing needs will
continue to reshape the cities and
homes we live in.
Spring is fi nally here no, it really is
a period in the real estate industry
normally associated with busy season.
Its that time of year when, after
whats turned out to be a pretty mild
winter, many Canadians emerge
from hibernation and want to get
out and search for a new home.
Builders, too, often use this period
to launch new developments, and
add incentives to entice buyers into
snapping up remaining inventory in
existing communities.
Spring this year in Calgary
comes with the additional market
characteristics that may be a little
more challenging than other parts
of Canada.
Still, combine these developments
with what are expected to be
continuing low interest rates,
and you have a pretty welcoming
environment to begin your home
search.
And if it takes a little longer than
the spring season, as the Alberta
and Calgary economies regain
lost momentum, take your time
homebuying opportunities will likely
still be there later in 2016.

Showhome Review | BROOKFIELD RESIDENTIAL
cover story
BROOKFIELD RESIDENTIAL is marking its first time selling
homes in a community outside Calgary city limits with
the opening of two stunning new showhomes in Fireside
in Cochrane.
Were really excited to bring our unique home styles
to Cochrane, says sales manager Ashley Buchanan. We
launched in February and were getting a great response
from people, many who are residents in Fireside and want a
different design or to move up.
Weve brought our most popular models to Fireside,
Buchanan says, noting the two showhomes are the Belvedere
and the Hudson. The Belvedere has been one of our most
popular floorplans in Calgary the past 10 years, and weve
refined it so there is no wasted space. Its very efficient
and
meets the needs of families today.
Brookfield opens popular showhome models in
Fireside in CochraneThe Hudson was launched in
Symons Gate (in northwest Calgary) in
2015 and its been extremely popular.
I think 80 per cent of the homes we
sold in that community have been
this model because its a very versatile
three-level split-level design with lots
of options.
In fact, one option at the 2131-sq.-
ft. Hudson showhome in Fireside is
an awesome dog wash station off the
mudroom from the garage. A lot of
people say this is a brilliant idea and
want to include it in their home even
if they dont have a dog because they

can wash off muddy boots and clean
up before going into the rest of the
house, Buchanan adds.
Walking into the Hudson, the entry
is down a few steps from the main
level creating a sense of privacy, and
proceeding up the stairs you get a
great view of the two-sided fi replace
that is shared with the outside and
there is a large great room, kitchen
and dining area all on the same level.
Up a few steps from the main
level is a spacious bonus room
The Hudson has a mini-estate
feel at a great price point, Buchanan
says, noting its priced from $452,000
plus GST.
The 1,445-sq.-ft. Belvedere, which
starts at $372,000 plus GST, has
a central kitchen so it really feels
like its the heart of the home and it
off ers a great space for entertaining.
The unique feature in the home is
the curved staircase, which is an
architectural detail that you dont
expect to see in a smaller home,
Buchanan says. It also has a large
great room and dining space, which
has room for a table that can seat six
or eight.
Upstairs, the master bedroom has
a nice ensuite with a walk-in shower,
although you can have a tub, and
there are two secondary bedrooms, a
full bathroom and laundry room. The
standard plan has a two-storey space
open to below, which was closed in
for the showhome to feature a full
laundry room upstairs.
We have a great variety of lots
in Fireside that we dont often get
to off er in the city, Buchanan says,
including walkouts, those backing
onto greenspace and some deep lots.
Brookfi eld is also currently o ering
a special incentive of $15,000 in
free upgrades. For more information,
visit the Fireside showhomes, open
2 to 8 p.m. Monday to Thursday
and noon to 5 p.m. weekends and
holidays, or visit discoverfi reside.com

highlighted by a stunning brick

and, depending on the elevation, itll
have either large windows or sliding

The top fl oor has a large master
bedroom with a walk-in closet and
spa-like ensuite featuring a free-
standing tub, double vanities and a

Advice | THE HOMEBUYING PROCESS
DUE TO OUR CLIMATE, we spend
a good deal of time indoors, and
for this reason the home building
industry has taken strides in recent
years to better understand the
connection between indoor living
environment and personal health.
Builders are making an e ort to
address concerns about the quality
of indoor air, so todays new homes
o er a healthier, fresher living
environment.
Poor indoor air can have a
detrimental impact on your health,
from a general sense of not feeling
well to contributing to allergies.
Moulds and dust, improper
combustion of heating equipment
and o -gassing from building
materials, furniture and household
cleaners can seriously a ect the air
quality in a home. Unfortunately, such
contaminants are common and often
present without the homeowners
even knowing it.
Extensive research has provided a
solid underpinning for many of the
techniques used by home builders to
ensure good air quality in your home.
In the Calgary region, several
builders, developers and suppliers to
the industry are contributing to quality
and energy e cient homes. They
are also working to create healthier
homes and choosing measures
that can reduce the environmental
impact of your home and increase its
comfort and healthiness.
To help create a healthy indoor
living space, there are various
Builders addressing need for healthier indoor air quality
By Donna Moore
MORE ADVICE ONLINEypnexthome.ca/news/advice
initiatives that can be undertaken.
For example, good indoor air quality
begins with solid construction that
prevents air leakage and moisture
penetration. So, eliminating dampness
and cold spots increases comfort and
can prevent mould growth. Exterior
walls that are well-insulated with air
barriers, vapour retarders and careful
caulking are the starting points,
supplemented by the installation of
energy-e cient windows.
Getting rid of moist, stale air is
one way to ensure good indoor air
quality. An e ective approach to this
is a heat recovery ventilator (HRV).
The HRV serves as the lungs of your
home bringing in fresh air from the
outside and exhausting stale air from
the inside. Excessive moisture, dust,
and other pollutants that are part
of everyday living are diluted and
expelled throughout the day, and
incoming air is fi ltered to ensure the
system is not bringing in problems
from the outside. Its also pre-heated
by the outgoing air to save energy
the heat recovery part of the system.
In todays new homes, heating
equipment is energy e cient and
state-of-the-art. Forced-air furnaces
deliver a smooth fl ow of fi ltered air for
even temperatures. Combustion air
comes directly from the outside and
exhaust air is vented to reduce risk of
noxious fumes inside your home.
Increasingly popular are in-fl oor
radiant heating systems, which
provide steady, consistent warmth,
reducing on-and-o heating cycles.
Home builders are also able to
reduce the amount of contaminants
brought into your home by using low
or no o -gassing materials.
Your builder can also help you to
plan ahead by choosing products
that dont collect dust or by installing
a central vacuum system with direct
outside exhaust.
You can maintain healthy indoor
living that can be enjoyed all year
when you begin with the right home.

Advice | THE HOMEBUYING PROCESS
DUE TO OUR CLIMATE, we spend
a good deal of time indoors, and
for this reason the home building
industry has taken strides in recent
years to better understand the
connection between indoor living
environment and personal health.
Builders are making an e ort to
address concerns about the quality
of indoor air, so todays new homes
o er a healthier, fresher living
environment.
Poor indoor air can have a
detrimental impact on your health,
from a general sense of not feeling
well to contributing to allergies.
Moulds and dust, improper
combustion of heating equipment
and o -gassing from building
materials, furniture and household
cleaners can seriously a ect the air
quality in a home. Unfortunately, such
contaminants are common and often
present without the homeowners
even knowing it.
Extensive research has provided a
solid underpinning for many of the
techniques used by home builders to
ensure good air quality in your home.
In the Calgary region, several
builders, developers and suppliers to
the industry are contributing to quality
and energy e cient homes. They
are also working to create healthier
homes and choosing measures
that can reduce the environmental
impact of your home and increase its
comfort and healthiness.
To help create a healthy indoor
living space, there are various
Builders addressing need for healthier indoor air quality

MORE ADVICE ONLINEypnexthome.ca/news/advice
initiatives that can be undertaken.
For example, good indoor air quality
begins with solid construction that
prevents air leakage and moisture
penetration. So, eliminating dampness
and cold spots increases comfort and
can prevent mould growth. Exterior
walls that are well-insulated with air
barriers, vapour retarders and careful
caulking are the starting points,
supplemented by the installation of
energy-e cient windows.
Getting rid of moist, stale air is
one way to ensure good indoor air
quality. An e ective approach to this
is a heat recovery ventilator (HRV).
The HRV serves as the lungs of your
home bringing in fresh air from the
outside and exhausting stale air from
the inside. Excessive moisture, dust,
and other pollutants that are part
of everyday living are diluted and
expelled throughout the day, and
incoming air is fi ltered to ensure the
system is not bringing in problems
from the outside. Its also pre-heated
by the outgoing air to save energy
the heat recovery part of the system.
In todays new homes, heating
equipment is energy e cient and
state-of-the-art. Forced-air furnaces
deliver a smooth fl ow of fi ltered air for
even temperatures. Combustion air
comes directly from the outside and
exhaust air is vented to reduce risk of
noxious fumes inside your home.
Increasingly popular are in-fl oor
radiant heating systems, which
provide steady, consistent warmth,
reducing on-and-o heating cycles.
Home builders are also able to
reduce the amount of contaminants
brought into your home by using low
or no o -gassing materials.
Your builder can also help you to
plan ahead by choosing products
that dont collect dust or by installing
a central vacuum system with direct
outside exhaust.
You can maintain healthy indoor
living that can be enjoyed all year
when you begin with the right home.

TURN YOUR LANDSCAPE DREAM INTO REALITYBy Brad Jackman
Have a plan. You can never call a company too early to plan
for the following seasons project. Many landscape companies
are limited in the number of jobs they can do in a season.
Having a plan and beginning the process early can allow for
your project to be started in your desired time frame.
1
WITH THE SUN SHINING AND TREES AND PLANTS blooming to life,
landscaping may be at the forefront your mind. Landscape 360
would like to highlight a few ideas homeowners can
contemplate
before they begin the process. Hiring a landscape contractor
should be exciting and satisfying. However, this can be a
very
discouraging time for some homeowners, unsure of where to
begin, what you want it to look like and who to talk to. Here
are a
few tips to guide you through a satisfying landscape
construction
experience and turn your landscape dreams into reality.
Hire a professional. Many homeowners underestimate the work
associated with landscaping, or the knowledge
required to produce a quality outdoor living space.
Weekend warriors may be in for a surprise! It is important
to hire someone who has extensive experience in the
industry, and is a full service landscape company. Find
a landscape company that will complete the task from
start to finish and handle any subcontracting required.
Know your options. When deciding which landscape
company to hire, do your research. Ask to see their
portfolio,
view their website, and look into some of the products
yourself. Most importantly, ask lots of questions. Landscape
construction can be done very differently. Hire a company
which uses quality equipment, utilizes the best products
available and installs everything professionally. Ask to
speak
with former clients who have had similar projects to the one
youre considering. Your options include patios, lighting,
decks, walkways, garden beds, trees, plants and fences to
irrigation, drainage solutions, boulders, retaining walls,
water
features, decorative concrete, outdoor cooking and fire
pits.
Clearly, there are many choices and it pays to explore all
your options carefully.
A stylish functional yard can create a vibrant feel to your
home. Be the envy of the block and provide a sanctuary
for your family, friends and pets. Landscaping improves
your quality of life, increases the value of your home
and adds a little personal flare to your homes exterior.
Landscape 360 is a full-service landscape construction
company. Our philosophy is based upon professionalism,
quality, trust and respect.

Have a budget. It is important to understand that quality
landscaping requires substantial investments of
time and money. Thus having a budget and planning
around that budget will be crucial. It is also not unusual
for work to be split up over consecutive summers,
easing some of the financial burden while creating your
backyard paradise. Depending on what is required for
labour, equipment and materials it may be more or less
of an investment one season to the next. However,
it is sometimes more cost effective to do the whole
project at once. Booking a consultation with a reputable
landscaper will allow you to see if your budget is in line
with your vision.

Property Profile | CREATIONS BY SHANE HOMES
CREATIONS BY SHANE HOMES recently opened two
new showsuites for its immensely popular street town
development Urbana in Nolan Hill.
The Deco and Turin showsuites are 1,510 and 1,368 sq.
ft., respectively, featuring modern design selections and
highly functional open floorplans.
The street towns may look smaller from the outside,
but once you step inside they feel much larger and
do not feel like a townhouse, says area manager Deb
Gearey. They feel like a single-family home because the
designs are so open and bright, as well as the stairs are
strategically placed, so theres no wasted space. There
is also a wide open space in the basement that can be
developed into additional living space.
The designs are very clever and were getting a really
great response from people, she adds. We just opened
the showsuites in mid-February and have already sold
several of the Deco models because people love the
design so much.

niches fl ank the entry to the living
room for an elegant touch.
The open design of the living room
and central dining room is perfect for
entertaining, and the kitchen with its
large island ensures ample space for
serving family and friends. There is a
mud room o the kitchen and a half-
bath tucked around the corner from
the living room.
Upstairs, the owners suite is large
enough to accommodate a king-
sized bed, there is a good-size walk-
in closet and the ensuite features a
ve-ft. shower. Two generously sized
secondary bedrooms, a full bathroom
and a convenient laundry complete
the second fl oor.
The second showsuite is the Turin,
which is a best seller for us; its a nice
starting point for couples or young
families because of the price point
and the open concept, Gearey says.
People love the kitchen because
the peninsula can seat four quite
comfortably and there is plenty of
room to entertain.
The Turins front entry opens to
the living room that is made bright
by three large windows. There is a
spacious central dining room and a
niche by the stairs, which can hold
a hutch, hall table or a desk. The
modern U-shaped kitchen o ers
substantial counter space and storage
and there is a mud room with an
ensuite o the rear entry.
People love that this fl oor plan
o ers a large owners suite with
an ensuite that has lots of storage,
a large walk-in closet and a walk-

the design provides for spacious
secondary bedrooms, a full

in the $390,000s including GST.
Besides the new showsuites there
are two other street town models
available the 1,463-sq.-ft. Ardis and the
1,553-sq.-ft. Milan. A 1,368-sq.-ft. Aldyn
