  • Smaller households, smaller homes

    Welcome to spring, fi nally

    Canadian households are shrinking,

    according to Stats Canada.

    Seven decades ago, the average

    household consisted of 4.3 people, by

    2011, the average size had dropped

    to 2.5 people per household, albeit,

    theres plenty more of us to house.

    While the majority of Canadian

    homes built over the last century

    were created to support larger

    households, traditionally comprised

    of two parents with children,

    nowadays one or two people make

    up the majority of households, which

    is why apartment and condo living, in

    urban areas in particular, has become

    increasingly popular.

    The impact of smaller families on

    the Canadian housing market has

    been signifi cant, spurring a dramatic

    change. The introduction of more

    rental properties and housing options

    of all shapes and sizes is e ectively

    servicing smaller households who

    need a ordable options. While larger

    dwellings are still a need, the next

    time you see another crane in the air

    keep this new demographic dynamic

    in mind. While Canada continues

    to grow, new housing needs will

    continue to reshape the cities and

    homes we live in.

    Spring is fi nally here no, it really is

    a period in the real estate industry

    normally associated with busy season.

    Its that time of year when, after

    whats turned out to be a pretty mild

    winter, many Canadians emerge

    from hibernation and want to get

    out and search for a new home.

    Builders, too, often use this period

    to launch new developments, and

    add incentives to entice buyers into

    snapping up remaining inventory in

    existing communities.

    Spring this year in Calgary

    comes with the additional market

    characteristics that may be a little

    more challenging than other parts

    of Canada.

    Still, combine these developments

    with what are expected to be

    continuing low interest rates,

    and you have a pretty welcoming

    environment to begin your home

    search.

    And if it takes a little longer than

    the spring season, as the Alberta

    and Calgary economies regain

    lost momentum, take your time

    homebuying opportunities will likely

    still be there later in 2016.

    BROOKFIELD RESIDENTIAL is marking its first time selling

    homes in a community outside Calgary city limits with

    the opening of two stunning new showhomes in Fireside

    in Cochrane.

    Were really excited to bring our unique home styles

    to Cochrane, says sales manager Ashley Buchanan. We

    launched in February and were getting a great response

    from people, many who are residents in Fireside and want a

    different design or to move up.

    Weve brought our most popular models to Fireside,

    Buchanan says, noting the two showhomes are the Belvedere

    and the Hudson. The Belvedere has been one of our most

    popular floorplans in Calgary the past 10 years, and weve

    refined it so there is no wasted space. Its very efficient and

    meets the needs of families today.

    Brookfield opens popular showhome models in

    Symons Gate (in northwest Calgary) in

    2015 and its been extremely popular.

    I think 80 per cent of the homes we

    sold in that community have been

    Walking into the Hudson, the entry

    is down a few steps from the main

    level creating a sense of privacy, and

    proceeding up the stairs you get a

    great view of the two-sided fi replace

    that is shared with the outside and

    there is a large great room, kitchen

    and dining area all on the same level.

    The Hudson has a mini-estate

    feel at a great price point, Buchanan

    says, noting its priced from $452,000

    plus GST.

    The 1,445-sq.-ft. Belvedere, which

    starts at $372,000 plus GST, has

    a central kitchen so it really feels

    like its the heart of the home and it

    off ers a great space for entertaining.

    The unique feature in the home is

    the curved staircase, which is an

    architectural detail that you dont

    expect to see in a smaller home,

    Buchanan says. It also has a large

    great room and dining space, which

    has room for a table that can seat six

    or eight.

    Upstairs, the master bedroom has

    a nice ensuite with a walk-in shower,

    although you can have a tub, and

    there are two secondary bedrooms, a

    full bathroom and laundry room. The

    standard plan has a two-storey space

    open to below, which was closed in

    for the showhome to feature a full

    laundry room upstairs.

    We have a great variety of lots

    in Fireside that we dont often get

    to off er in the city, Buchanan says,

    including walkouts, those backing

    onto greenspace and some deep lots.

    incoming air is fi ltered to ensure the

    system is not bringing in problems

    from the outside. Its also pre-heated

    by the outgoing air to save energy

    the heat recovery part of the system.

    In todays new homes, heating

    state-of-the-art. Forced-air furnaces

    deliver a smooth fl ow of fi ltered air for

    even temperatures. Combustion air
