home sales in the Calgary area have been steady, despite the gloom-and-doom predictions for the real estate market earlier this year. There were 2,183 transactions in June, according to the Calgary Real Estate Board –

only five per cent below the 10-year average for June, and three per cent above levels over the past five years, despite an 18-per-cent year-over-year decline.

What does this say about the state of the housing market? Homebuyers who have been waiting for the sky to fall (along with oil and real estate prices) haven’t seen that worst-case scenario play out, and are now focusing on the silver lining of that dark cloud – plenty of pickings, coupled with today’s low mortgage interest rates.

At its latest interest rate announcement, the Bank of Canada cut its key lending rate to 0.5 per cent, and the big banks quickly followed suit. This is great news for homebuyers and homeowners who are shopping for a mortgage. For those sitting at a variable rate, now would be a good time to lock in. Even a fraction of a percentage point on your interest rate can translate to thousands of dollars over the life of your mortgage.

But know that sooner or later, interest rates will rise again, as will real estate prices. If you’ve been among those just thinking about buying a home, what are you waiting for? You could be missing out on today’s prime purchasing opportunity.

When dealing with a challenging real estate market, people often seek

out experienced, determined and knowledgeable realtors to ensure success in the sale or purchase of a home.

One Calgary real estate agent they regularly turn to is Royal LePage Foothills’ Chris Zaharko, who continues to be one of the city’s top real estate producers with a number of referral andrepeat customers.

Chris, who obtained his real estate licence in 1997 and deals with both residential and commercial properties, freely admits he has a passion for real estate and the desire to deliver the best possible deal for his clients.

“I honestly really enjoy real estate. I love negotiating, and ultimately helping people achieve their real estate goals,” he says. “I’ve had some difficult transactions in the last year, so it’s been challenging, but that’s what makes real estate so exciting. It’s a great industry because every day there’s something new, and I really love that.”

His passion and determination to succeed have resulted in him being among the top individual agents in Royal LePage for several years.

“No matter what’s happening in the market, you want someone who is going to work hard for you,” Chris says. “You really need someone who has experience and can get the job done. I had a good year last year and we’re off to a good start this year, but buyers are more cautious and they buy only when they see good value, so you have to work harder to get results.

“I do a lot of business, sales and volume because I take my work seriously and am willing to work long hours for my clients,” he says, noting that his day before this interview started at 8 a.m. and he was still working with clients at 9 p.m.

“Communication with my clients, keeping them informed about what their competition is, what’s sold in their area and for what price, is key,” Chris says, adding that he provides constant reinforcement to his clients that if it’s priced accordingly, it will sell.

The longtime realtor has seen many changes in the industry over the years, but he says the biggest has been the use of the Internet by buyers when it comes to house hunting.

“They are surfing the web now more than ever, and are far more aware of the product that’s out there,” he says. “That’s why we have a professional photographer taking pictures of every home we list, and we put 50 to 60 pictures on the MLS and on our website (zaharko.com) to make it easy for consumers to view the property.”

Along with expertise and knowledge of the industry, Chris provides his clients with hands-on service and “constant support and reassurances,” he says. “I always place myself in my buyers’ or sellers’ shoes to give them what I would want in a real estate agent.”

Chris also recognizes the need “to have a balance between family life and business,” and adds he couldn’t provide his clients with such exceptional service without the support from his loving family: his wife Tammy, son Hudson, 10, and daughter Shayden, 6.

Calgary real estate priceshold steady in June

Benchmark prices in Calgary’s real estate market remained stable in June despite continued declines in year-to-year sales, according to � gures released by the Calgary Real Estate Board (CREB).

Total combined sales in the city of Calgary were 2,183 in June, a 17.8-per-cent drop from the 2,657 recorded in June 2014, but on par with the 2,190 sales recorded in May.

However, Calgary’s overall combined benchmark price rose from $454,800 in June 2014 to $455,400 this June, and it was also up from May’s $454,100.

“� e activity in June was almost a mirror image of May,” says CREB president Corinne Lyall. “We saw steady sales and prices even rose slightly.

“I think in the � rst quarter people were taking a wait-and-see attitude, expecting to see wide-spread price declines because of the slowdown, but that hasn’t happened yet,” she says. “So, in May and June, they decided to get o� the fence, take advantage of lower lending rates and jump into the market.”

Lyall notes the steady benchmark price in the detached market “has a lot to do with people buying under the $500,000 mark; in the $450,000 range we’re still looking at multiple o� ers, so until more inventory comes on in this price point, we aren’t going to see any major shi� in prices.”

Detached (single-family) sales in June were 1,335, a 13.9-per-cent drop from the 1,550 sales tallied in June 2014, and on par with May’s 1,366.

Meanwhile, attached (condo townhouse) sales were 449 in June, a 28.4-per-cent decline from 627 in June 2014, and about the same as May’s 465.

Condo apartment sales in June were 399 down 16.9 per cent from the 480 in June 2014, however, it was up 10 per cent from May’s 359.

“� ere is a good selection of product in all markets, particularly apartments,” Lyall says, noting the overall supply in June was 2.1 months for detached homes compared to 1.8 months in June 2014; 2.5 for attached homes compared to 1.5 in June 2014; and 3 for apartments compared to 2.3 in June 2014.

Although the number of new listings added in June posted double-digit declines in all markets compared to the same month in the previous year, total inventory is up over the � rst six months last year.

� e number of new detached listings added in June were 1,832 a 19.7-per-cent drop from the 2,282 added in June 2014, and down 2.5 per cent from May’s 1,879.

� e number of new attached listings added in June were 678, a 14.9-per-cent decline from 797 in June 2014 and on par with May’s 671. � e number of new apartment listings added in June was 612, down 15 per cent from June 2014’s 720, and on par with May’s 611.

While the number of sales and new listings dropped, benchmark prices in June were up in two of the three sectors in year-to-year comparisons.

“� e price is re� ective of the inventory,” Lyall says. “It’s interesting, that traditionally the majority of sales in single-family was $300,000 to $400,000, and that’s now shi� ed to the $400,000 to $500,000 range.”

� e detached benchmark price in June was $515,500, a 0.4-per-cent increase over June 2014’s $513,600, and up 0.5 per cent from May’s $512,800.

Attached homes benchmark price in June was $354,500, up 0.9 per cent over $351,400 in June 2014 and practically unchanged from May’s $354,000.

� e benchmark price for apartments in June was $293,600, down two per cent from June 2014’s $299,700 benchmark price, and a 0.4-per-cent drop from May’s $294,800.

“Conditions in the resale market remained relatively stable in June and we’re in a balanced market,” Lyall says.

How low can you go? This summertime limbo lyric applies to more than just the backyard barbecue song and dance, as the Bank of Canada lowers its

key lending rate again to 0.5 per cent – the second such drop this year, after sitting steady at one per cent for almost five years, all in an effort to shield highly indebted Canadians from the drop in oil prices and its economic impact.

Today’s unprecedented lending rates are leaving many wondering what will happen when – not if – interest rates eventually rise.

A recent study by BMO revealed some interesting facts about Canadians’ borrowing habits, namely that almost two-thirds of those carrying debt (64 per cent) would be stressed if interest rates rose by just two percentage points. One-quarter (25 per cent) said they would be “very stressed.”

Despite the distress, almost half of those surveyed plan to increase their debt in the coming year.

So, what can you do to insulate yourself from the looming threat of rising rates? Simple – plan ahead. Here are some tips: • Stress-test your mortgage against a higher rate before you commit to the purchase of a home, or any big-ticket item for that matter.

Packing tipsto make your move a little easier

❏ Gather boxes in all sizes.

❏ Collect cushioning material like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items around your home.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Label each box with the name of the room in your new home where it should be placed.

❏ List the contents of the box on the side of it.

❏ Number the boxes and keep a list of which boxes go in which room in your new home.

❏ Label boxes containing fragile items with large red lettering.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Pack your TV, stereo and computer in their original boxes whenever possible.

❏ Keep boxes to 50 pounds or less.

How low can you go? This summertime limbo lyric applies to more than just the backyard barbecue song and dance, as the Bank of Canada lowers its

key lending rate again to 0.5 per cent – the second such drop this year, after sitting steady at one per cent for almost five years, all in an effort to shield highly indebted Canadians from the drop in oil prices and its economic impact.

Today’s unprecedented lending rates are leaving many wondering what will happen when – not if – interest rates eventually rise.

A recent study by BMO revealed some interesting facts about Canadians’ borrowing habits, namely that almost two-thirds of those carrying debt (64 per cent) would be stressed if interest rates rose by just two percentage points. One-quarter (25 per cent) said they would be “very stressed.”

Despite the distress, almost half of those surveyed plan to increase their debt in the coming year.

So, what can you do to insulate yourself from the looming threat of rising rates? Simple – plan ahead. Here are some tips: • Stress-test your mortgage against a higher rate before you commit to the purchase of a home, or any big-ticket item for that matter.

Packing tipsto make your move a little easier

❏ Gather boxes in all sizes.

❏ Collect cushioning material like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items around your home.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Label each box with the name of the room in your new home where it should be placed.

❏ List the contents of the box on the side of it.

❏ Number the boxes and keep a list of which boxes go in which room in your new home.

❏ Label boxes containing fragile items with large red lettering.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Pack your TV, stereo and computer in their original boxes whenever possible.

One of the things people find frustrating about moving is not having an accurate estimate for the cost of the move.Too often, a mover will go to a home and after walking through the

rooms and asking a few questions, will write out an estimate for the move for the customer. ‘A thousand bucks,’ they’ll tell them. How does the mover know it will only be a thousand dollars? They say they have done enough moves they just ‘know’ that ‘a thousand bucks’ will cover the move.The problems come when the job is larger than the mover thought it would be and they don’t schedule enough staff or trucks for the move; or they forgot to note that some furniture needs to be taken to another location, adding time and extra kilometres to the job. Suddenly, the cost of the move goes up, well past that original ‘thousand bucks,’ as does the anxiety and stress level of the customer who is looking for a smooth relocation to a new home.The Canadian Association of Movers (CAM) recommends that anyone thinking of moving needs to insist on being provided with an accurate estimate, one that is not just a ‘best guess.’ They recommend that any estimate should clearly show how the moving costs are calculated, including the number of boxes to be moved, weight and distance and cost per hour, as well as how extra charges will be calculated if items are added at the time of the move (more than was originally agreed upon),

and the cost of any additional stops that need to be made along the way.With today’s technology there is a better way to give people a more accurate estimate for the cost of their move and for movers to schedule the right number of people and trucks needed on the day of the move. This would take the guesswork out of moving estimates and dramatically reduce the stress involved in moving to a new home.

One of the things people find frustrating about moving is not having an accurate estimate for the cost of the move.Too often, a mover will go to a home and after walking through the

rooms and asking a few questions, will write out an estimate for the move for the customer. ‘A thousand bucks,’ they’ll tell them. How does the mover know it will only be a thousand dollars? They say they have done enough moves they just ‘know’ that ‘a thousand bucks’ will cover the move.The problems come when the job is larger than the mover thought it would be and they don’t schedule enough staff or trucks for the move; or they forgot to note that some furniture needs to be taken to another location, adding time and extra kilometres to the job. Suddenly, the cost of the move goes up, well past that original ‘thousand bucks,’ as does the anxiety and stress level of the customer who is looking for a smooth relocation to a new home.The Canadian Association of Movers (CAM) recommends that anyone thinking of moving needs to insist on being provided with an accurate estimate, one that is not just a ‘best guess.’ They recommend that any estimate should clearly show how the moving costs are calculated, including the number of boxes to be moved, weight and distance and cost per hour, as well as how extra charges will be calculated if items are added at the time of the move (more than was originally agreed upon),

and the cost of any additional stops that need to be made along the way.With today’s technology there is a better way to give people a more accurate estimate for the cost of their move and for movers to schedule the right number of people and trucks needed on the day of the move. This would take the guesswork out of moving estimates and dramatically reduce the stress involved in moving to a new home.

3 organizing myths, busted!

It’s time to dispel some organizing myths that keep you stuck in your mess:

1. MULTI-TASKING IS PRODUCTIVE. False. Multi-tasking can make you lose focus and distracts us from being in the present moment. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once.

2. BEING MESSY MEANS YOU ARE DISORGANIZED. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The f lip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.

3. IF YOU WRITE IT ON A TO-DO LIST, IT WILL GET DONE. False. To get anything done, you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.

3 organizing myths, busted!

It’s time to dispel some organizing myths that keep you stuck in your mess:

1. MULTI-TASKING IS PRODUCTIVE. False. Multi-tasking can make you lose focus and distracts us from being in the present moment. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once.

2. BEING MESSY MEANS YOU ARE DISORGANIZED. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The f lip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.

3. IF YOU WRITE IT ON A TO-DO LIST, IT WILL GET DONE. False. To get anything done, you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.

“friends & family” event

When it comes to buying a vacation property, Canadians are more likely to share the cost with friends and family than they are when buying their principal residence.

According to a TD survey, one in three people bought a vacation home with friends and/or family last year, or would be willing to do so.

“Buying this way can be a great way to purchase a vacation property,” says Michelle Snow, associate vice-president of retail products at TD. “While many of the guiding home-buying principles remain the same, there are some additional considerations to think about before signing on the dotted line.”

Co-owners need to agree on expectations before visiting vacation properties, from the key characteristics they want in a property, to what they are and are not willing to compromise

on. By having these conversations early on in the shopping and purchasing process, homebuyers can maintain a united front in what can be a high-pressure real estate market.

Like all homebuyers, co-purchasers need to give as much thought to their mortgage as they do to the property they want to purchase. This includes details like the size of the down payment, amortization period, type of mortgage and the payment schedule. To make sure the potential mortgage fits within the broader budget, factor in the other costs associated with property ownership, like taxes and utilities, alongside existing priorities like paying down debt and saving for the future.

“friends & family” event

When it comes to buying a vacation property, Canadians are more likely to share the cost with friends and family than they are when buying their principal residence.

According to a TD survey, one in three people bought a vacation home with friends and/or family last year, or would be willing to do so.

“Buying this way can be a great way to purchase a vacation property,” says Michelle Snow, associate vice-president of retail products at TD. “While many of the guiding home-buying principles remain the same, there are some additional considerations to think about before signing on the dotted line.”

Co-owners need to agree on expectations before visiting vacation properties, from the key characteristics they want in a property, to what they are and are not willing to compromise

on. By having these conversations early on in the shopping and purchasing process, homebuyers can maintain a united front in what can be a high-pressure real estate market.

Like all homebuyers, co-purchasers need to give as much thought to their mortgage as they do to the property they want to purchase. This includes details like the size of the down payment, amortization period, type of mortgage and the payment schedule. When dealing with a challenging real estate market, people often seek

out experienced, determined and knowledgeable realtors to ensure success in the sale or purchase of a home.

One Calgary real estate agent they regularly turn to is Royal LePage Foothills’ Chris Zaharko, who continues to be one of the city’s top real estate producers with a number of referral andrepeat customers.

Chris, who obtained his real estate licence in 1997 and deals with both residential and commercial properties, freely admits he has a passion for real estate and the desire to deliver the best possible deal for his clients.

“I honestly really enjoy real estate. I love negotiating, and ultimately helping people achieve their real estate goals,” he says. “I’ve had some difficult transactions in the last year, so it’s been challenging, but that’s what makes real estate so exciting. It’s a great industry because every day there’s something new, and I really love that.”

His passion and determination to succeed have resulted in him being among the top individual agents in Royal LePage for several years.

“No matter what’s happening in the market, you want someone who is going to work hard for you,” Chris says. “You really need someone who has experience and can get the job done. I had a good year last year and we’re off to a good start this year, but buyers are more cautious and they buy only when they see good value, so you have to work harder to get results.

“I do a lot of business, sales and volume because I take my work seriously and am willing to work long hours for my clients,” he says, noting that his day before this interview started at 8 a.m. and he was still working with clients at 9 p.m.

“Communication with my clients, keeping them informed about what their competition is, what’s sold in their area and for what price, is key,” Chris says, adding that he provides constant reinforcement to his clients that if it’s priced accordingly, it will sell.

The longtime realtor has seen many changes in the industry over the years, but he says the biggest has been the use of the Internet by buyers when it comes to house hunting.

“They are surfing the web now more than ever, and are far more aware of the product that’s out there,” he says. “That’s why we have a professional photographer taking pictures of every home we list, and we put 50 to 60 pictures on the MLS and on our website (zaharko.com) to make it easy for consumers to view the property.”

Along with expertise and knowledge of the industry, Chris provides his clients with hands-on service and “constant support and reassurances,” he says. “I always place myself in my buyers’ or sellers’ shoes to give them what I would want in a real estate agent.”

Chris also recognizes the need “to have a balance between family life and business,” and adds he couldn’t provide his clients with such exceptional service without the support from his loving family: his wife Tammy, son Hudson, 10, and daughter Shayden, 6.

Calgary real estate priceshold steady in June

Benchmark prices in Calgary’s real estate market remained stable in June despite continued declines in year-to-year sales, according to � gures released by the Calgary Real Estate Board (CREB).

Total combined sales in the city of Calgary were 2,183 in June, a 17.8-per-cent drop from the 2,657 recorded in June 2014, but on par with the 2,190 sales recorded in May.

However, Calgary’s overall combined benchmark price rose from $454,800 in June 2014 to $455,400 this June, and it was also up from May’s $454,100.

“� e activity in June was almost a mirror image of May,” says CREB president Corinne Lyall. “We saw steady sales and prices even rose slightly.

“I think in the � rst quarter people were taking a wait-and-see attitude, expecting to see wide-spread price declines because of the slowdown, but that hasn’t happened yet,” she says. “So, in May and June, they decided to get o� the fence, take advantage of lower lending rates and jump into the market.”

Lyall notes the steady benchmark price in the detached market “has a lot to do with people buying under the $500,000 mark; in the $450,000 range we’re still looking at multiple o� ers, so until more inventory comes on in this price point, we aren’t going to see any major shi� in prices.”

Detached (single-family) sales in June were 1,335, a 13.9-per-cent drop from the 1,550 sales tallied in June 2014, and on par with May’s 1,366.

Meanwhile, attached (condo townhouse) sales were 449 in June, a 28.4-per-cent decline from 627 in June 2014, and about the same as May’s 465.

Condo apartment sales in June were 399 down 16.9 per cent from the 480 in June 2014, however, it was up 10 per cent from May’s 359.

“� ere is a good selection of product in all markets, particularly apartments,” Lyall says, noting the overall supply in June was 2.1 months for detached homes compared to 1.8 months in June 2014; 2.5 for attached homes compared to 1.5 in June 2014; and 3 for apartments compared to 2.3 in June 2014.

Although the number of new listings added in June posted double-digit declines in all markets compared to the same month in the previous year, total inventory is up over the � rst six months last year.

� e number of new detached listings added in June were 1,832 a 19.7-per-cent drop from the 2,282 added in June 2014, and down 2.5 per cent from May’s 1,879.

� e number of new attached listings added in June were 678, a 14.9-per-cent decline from 797 in June 2014 and on par with May’s 671. � e number of new apartment listings added in June was 612, down 15 per cent from June 2014’s 720, and on par with May’s 611.

While the number of sales and new listings dropped, benchmark prices in June were up in two of the three sectors in year-to-year comparisons.

“� e price is re� ective of the inventory,” Lyall says. “It’s interesting, that traditionally the majority of sales in single-family was $300,000 to $400,000, and that’s now shi� ed to the $400,000 to $500,000 range.”

� e detached benchmark price in June was $515,500, a 0.4-per-cent increase over June 2014’s $513,600, and up 0.5 per cent from May’s $512,800.

Attached homes benchmark price in June was $354,500, up 0.9 per cent over $351,400 in June 2014 and practically unchanged from May’s $354,000.

� e benchmark price for apartments in June was $293,600, down two per cent from June 2014’s $299,700 benchmark price, and a 0.4-per-cent drop from May’s $294,800.

“Conditions in the resale market remained relatively stable in June and we’re in a balanced market,” Lyall says.

01Calculate the combined monthly before-tax income

of you and your spouse.

02Divide by three. This figure is the monthly payment you can afford

to make on your home.

03Take the total price of the home and subtract the amount of money

you expect to make as a down payment. This is the money you will have to borrow.

04Refer to the chart above. Look down the left column and locate

the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05Multiply this figure by theamount you need to borrow.

Divide by 1,000.

06Add to this your estimated monthly heating costs and

monthly property taxes.

07If this figure is equal to or less than one-third of your gross

monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

MORTGAGE INTEREST RATES

MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%. MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. This is a good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
