Entry Circulation Gallery Single exposure units Artist studios Market rate 3 br multi-exposure units The program was designed with the intent to focus its occupants around a central area. This area is a sunken voidthe tinteracts with all three elemants of the program, the Housing , The Museum and the public outdoor spaces. The circulation on the building is also focused around the courtyard, giving the perimeter of the site to private living spaces. A gallery connects the studio aparments to the market rate housing. The idea being that the art displayed here would bring the inhabitants of the two seperate demographics together over a common interest. The Parti of the structure comes from the intersection of several concepts. First the scheme needed to knit neatly into the urban fabric of the Bronx. Proportions from the site shaped the general massing of the building. Second the scheme needed to represent inclustion, an urban oasis that caters to the site but favors its inhabitants. The tower and reflecting pool become the crystal gem, encased by a solid wrapper. Visitors to the site will experience awe as they circulation around and into the center if the complex. ADA accessibility on the Grand Concourse Level allows the handicap access to the entire complex. Highlighted in blue are handicap ramps, wheel chair lifts and, elevators. All fire stairs include an area of refuge as well. This plumbing (wet walls) and utility cores of the building are neatly packed into the centers of the buildings. This clean effecient design makes plumbing easy to intall and service with out distrubing the inhabitants of the building. With the core centralized pipes cant freeze, and the perimeter of the building gets as many windows as possible. Structurally the structure contains two different load bear- ing elements. The prefabricated tower uses large steel columns that the units are skewerd on. The remainder of the building uses large load bearing walls to transfer the weight downward. Below the load bearing walls are stansions that allow an open floor plane in the gallery spaces underneath the structure. these columns continue to transfer the weight into the foundation footing. Thus the theme of enclusion was born. Developement of the outer wall was inspired by Precedents, brise soleil would come to sheild the south facade from the hot summer sun. but allow sun light in the cold winter. The Public entry from Grand Concourse was also inspired by precedents. using greenery to indentify the entry and to invite the public inward.
