The farm’s sizeable and reliable water supply includes 14 ha of allo- cation from the Theewaterskloof scheme, as well as the farm’s own 8 million gallon dam, a cement reservoir and a borehole, producing 19 000 litres per hour. Additional fa- cilities include a 727 m state-of-the- art wine cellar with a capacity of 200 ton, a tasting centre, reception area and office space. Baker says the farm also offers a variety of accommodation, inclu- ding the main manor house which dates back over 150 years. The thatched Cape Dutch home is shaded by huge oak trees, and was fully re- stored and modernised several years ago. It has four bedrooms and four bathrooms plus an additional attic bedroom, spacious living areas and a kitchen with separate scullery and laundry. Garaging is provided for four vehicles, as well as staff quar- ters and a swimming pool. Also on the property is a wine- maker’s house with three bedrooms, two bathrooms, a lounge/dining area and kitchen, as well as its own garage and carport. A further two guest chalets offer a single bedroom, bathroom and lounge, one of them al- so equipped with a kitchenette. In ad- dition to these homes there are 15 ful- ly serviced labourers’ cottages, a large shed for vehicles and imple- ments, a workshop, wine storage shed and community hall measuring over 200 m². Baker says the property consists of five title deeds, which makes it at- tractive to a wider-than-usual range of potential buyers. “First and fore- most, this farm will appeal to wine- makers who want to produce excep- tional wine and live in pristine sur- roundings,” he says. “They will certainly see the value in the farm’s high quality grapes and facilities, and in the opportunity to build upon the existing Cordoba legacy and bring the brand back to the market. Alternatively, the property could be purchased by a syndicate of buyers, or by an owner who might then choose to sell off some of the separate title deeds.” “Small parcels of land tend to fetch high prices in this sought-after a- rea,” says PGP’s area manager for Stellenbosch, Louise Varga. “For ex- ample, a 10 ha vacant erf next to Cor- doba recently fetched R17 million, or R1,7 million per hectare.     So youve started hunting for a suitable prop-

    You then view more detail of these proper-

    ties by accessing them through their web ref-

    erence numbers on the agents websites. In

    addition to this, you search through agency

    websites and national property portals to see

    what other listings may be of interest.

    Having researched the details of these list-

    ings such as location, accommodation, condi-

    tion and pricing, you then make a short list

    of properties you actually want to view.

    You go about setting up appointmentswith

    thevarious listing agents andalso plan to vis-

    it show houses over the weekend.

    What do you do, though, when youwalk in-

    to a property and it looks like a viable option?

    Do you wait, and shop around, just in case

    there is something better around the corner?

    Perhaps youve just started your house-hunt-

    ing do you buy just yet?

    Here are some points to consider that may

    influence what you do:

    1. Havingmade a list of requirements, does

    this listing tick most of the boxes? If it ticks

    70%ormore of the boxes, then this is a listing

    toseriouslyconsider. Itshighlyunlikely that

    youwill find theperfecthouse so if its close,

    then add it to your list of strong possibilities.

    2. What other properties on your list can

    you view within the next day or so? If you

    have appointments set up, then

    by all means keep them but

    dont waste valuable time that

    you may not have.

    3. Hopefully you have run the

    numbersonaffordabilitybyyour

    bank or bond originator. Do the

    numberswork?Canyouafford to

    purchase this property, and at

    what price? Calculate what the

    maximum is you could go to

    should you decide to make an of-

    fer.Besureof thisifyouover-ex-

    tend yourself you wont qualify

    for the finance and will be disap-

    pointed when the sale collapses.

    4. Consider this: What do you

    think the property is really

    worth? It is fairly priced? If you

    believe it is good value, chances

    are that other buyers do too.

    5. Stock levels in the area are dropping at

    a steady pace. This means that buyers now

    have limited options, and that more buyers

    are competing over fewer listings. The more

    buyer competition there is, themore youwill

    have to pay. Do you reallywant towaste time

    and offer later when you may be competing

    against other buyers?

    Time and again we see buyers finding a

    property that really works for

    them. They can see the listing is

    correctlypriced, and theycansee

    themselves living in the home. It

    may well be the first property

    they view!

    Yet they delay inmaking an of-

    fer.

    Sometimes its because theyve

    just started the viewing process,

    and sometimes its the fear of

    missing out on another listing

    that may work better.

    The reality is that buyers are

    buying now. Banks are doing the

    finance. Sellers aregenerally list-

    ing at market-related prices. If

    you findaproperty thatworks for

    you, if the financial numbers

    makesense, and ifyoubelieve the

    value is there then dont delay. Chances are

    other buyers have reached the same conclu-

    sion as you.

    I am, much to the dismay of my

    mother, at a stage in my life

    where all my friends drive fast

    cars. Fast hot hatches are still

    their preferred vehicle and to be

    honest nothing excites me more

    thantheprospectof testinganew

    hot-hatch.

    And they don't come any hotter

    than Opels mind bending, sensory

    overloading OPC. Every single de-

    tail on this car makes me grin from

    ear to ear. That feeling of excite-

    mentwhenI first sawit is indescrib-

    able. Long before I eventually

    turned the key, I knew that thiswas

    going to be an epic journey.

    I have driven a few hot hatches

    in my short life, but none have

    blownmeawayasmuchas theOPC.

    The interior is a great place to be.

    From the superior body-hugging

    sport seats, to the thick leather-clad

    steering wheel everything has its

    place. The OPC is suppose to be a

    two door coup which can seat four

    adults, but I found the rear

    cramped. Not only with limited leg-

    room but due to the sloping roof,

    headroomwas limited for some tall-

    er passengers. The central console

    however is a bit busy. The switch

    gear was easy to operate, but there

    are just too many buttons and

    switches. Everything from climate

    control to audio settings and even

    heated seats, are controlled from

    the centre console.

    There are so many curves and

    lines on the OPC that I would imag-

    ine that this could be an engineers

    exotic dream. The LED-lights in the

    front combine nicely with the xe-

    nons. At the back things look even

    more aggressive. Massive twin tail

    pipes are the main focus point.

    These same exhausts deliver a hair

    raising aural symphonywhen your

    right foot is planted. In fact when

    theOPCbutton is pushed, it lets out

    a roar that is out of this world.

    Once you hear the sound for the

    first time, there is no going back.

    The accelerator begs you to just

    stomp on in.

    The ride is firm because of the

    massive wheels fitted to the OPC. A

    full 20 inches are wrapped in

    245 mm rubber.

    The suspension is perfect and the

    way the OPC goes around corners

    is just fantastic. The levels of grip

    is endless. Opel fitted a tricked out

    limited slip diff which keeps you on

    the road and gets the mountains of

    torque to the front wheels.

    Power from the 2.0 F 4-cyclinder

    turbo engine is rated at 206kW/400

    Nm. When you get to grips with

    launching the beast, you should

    reach the 100 km/h mark in 6 sec-

    onds. In gear acceleration and over-

    taking is a breeze thanks to the

    mountains of torque on offer.

    The hatch market is one of the

    most competitive segments in our

    countryandmanufacturersdotheir

    utmost too attract potential buyers.

    With solid performers such as the

    VWGolf GTi, Fords fiery Focus ST

    and Renaults manic Megane RS,

    the OPC is up against stiff competi-

    tion. What Opel have done with its

    OPC, is use it as a show piece of just

    what the company is capable of.

    If you take a look at the complete

    Astra range, you will see that loads

    of OPC-inspired bits have trickled

    down to other models. This makes

    one thinkwhyothermanufacturers

    would charge a hefty premium for

    theirproducts, if youcompare them

    to the Astra ranges pricing.

    The OPC has a 5 year/120 000km

    warranty and roadside assistance,

    as well as a comprehensive 5

    years/90 000km service plan.

    At R 435 000, the OPC is certainly

    not cheap. For the price however

    you do get a no-holes-barred, indi-

    vidualistic fire breathing animal

    that will certainly make you stand

    out from the crowd.
