Searching - Adding Fields If there is a need to search by a field that is not on the main search screen, it can be added by using the Additional Fields.
When Add is selected, the Frequently Used Fields window presents fields available to be added.
When a field is highlighted and the Add button is selected, it becomes a Selected Field. When the Back button is selected, that field will appear under Additional Fields.
Fields that are commonly added include:
• DOM / CDOM • Common Features - Gated Entrance,
Community Pool • Pool • Proposed Financing – Owner Carry First • Ratio Current Price by SqFt • Room Features - Separate Shower, Split
Bedrooms
• Room Search - Full Bath or Second Bedroom Down
• Schools - Primary, Elementary, Middle, High Schools
• School District • Seller Type - Builder, Individual, REO • Short Sale Y/N - Possible Short Sale • Special Notes - Senior Living or Section 8
Searching – Saving Searches After a search is created, properties are displayed on the Results Grid.
If the Save menu is selected, three options are displayed. New Saved Search saves the search either on the Home Screen or under My Matrix / Saved Searches.
At this point, the search is given a name and may be attached to a Contact or Enabled as a Favorite Search on the Home Tab. If the Home Tab option is selected, it will be available under the Favorite Searches widget on the home page as well as under My Matrix / Saved Searches.
NOTE: Attaching a contact to the search does not automatically email search results to that client.
The desired properties can be checked, then Directions selected.
The listings can be dragged and dropped into the desired order.
The Add Start and Add Stop buttons can be used to add beginning and end points that are not listings (i.e. the agent’s office). These directions can be both emailed and printed. A brief tutorial for driving directions is available at the MetroTex Matrix page www.MyMetroTex.com/mls-support or directly from YouTube http://goo.gl/zODGp9.
The desired area can be traced, with a click/tap each time the direction changes. Clicking/tapping the red starting point will complete the shape.
The shape can now be used to define the search area (Include this Shape) or exclude a specific area from the search results (Exclude this Shape). Delete Shape will remove the user-defined shape from the map.
The resulting listings will be limited by the area(s) selected on the map.
NOTE: More than one shape may be used. Also, there can be a shape within a shape (i.e. limited to a certain area, minus a few streets).
A brief tutorial for map-based searches is available at the MetroTex Matrix page www.MyMetroTex.com/mls-support or directly from YouTube http://goo.gl/l5sfEL.
NOTE: All off-market statuses including Pending and Sold default to a status change date of within the past 90 days. If Sold listings are to go back six months, the field should be changed to 0-180.
From the Results tab, once the appropriate listings are selected, the type of CMA can be selected.
Cloud CMA is a three-step process for creating a detailed printable and electronic CMA. (NOTE: The first time Cloud CMA is used, the registration process must be completed.)
Step 1: Entering the Subject Property and Retrieving the Comparable Properties
Speed Bar Throughout NTREIS Matrix, the Speed Bar populates the top of the screen.
The primary uses for the Speed Bar are: • MLS Number Search • Agent Search
• Office Search • Address Search
MLS Number Searches
Entering a MLS Number retrieves a specific listing. Multiple MLS numbers can be retrieved by entering the MLS numbers with commas between (i.e. 12111111,12111112,12111113).
Agent Searches
Entering ag or agent and an agent’s name retrieves any active agent. If the full name is not known, ag or agent and the agent’s last name can be entered.
Office Search
Entering office and an office’s name retrieve any active office.
Address Search
Entering address and an address will return any listings that match that address. (Only the street number and street name are required.)
The carts feature allows agents to attach a listing to a contact’s record. The client cannot see the cart, but the agent can choose to email the listings in a contact’s cart to a contact.
To place listings in a cart, from a search Results screen, select the Carts menu at the bottom of the screen.
Selecting the down arrow next to Cart: My Cross Property (#) displays a list of contacts.
Once the Hot Sheet is created, it can be accessed from the Matrix Home Page. Once the listing change timeframe is selected (New Only, This Session, etc.), the search can be selected to view the listings that match that criteria. Up to 10 Hot Sheets can be created.
Market Watch The Market Watch displays trends for a specified area. (NOTE: Market Watch is a widget on the Home page, so its location may differ from the graphic below.)
The Market Watch can now be access from the Matrix Home Page. Once the listing change timeframe is selected (7 Day, 3 Day, etc.), graph displays the number of listings that match that criteria.
Exports Listing data can be exported from Matrix into other programs (i.e. Excel). This is a two-step process – first the export template must be created, then the data can be exported from a search Results screen.
Creating the export template starts with My Matrix / Settings / Custom Exports.
Throughout the system, the question mark icon indicates available help screens.
