Inclusions and Clarifications

This Subcontractor Shall: 1. The word “provide” when used in these inclusions, specific instructions, general items, acknowledgements

and/or clarifications is intended to be inclusive to; furnish, fabricate, deliver, receive, unload, store, install, hoist, erect, prepare substrate, protect, start-up, test, clean, such that the material and/or system is complete and operational and in its permanent location ready to be accepted and used by the Owner.

2. In conformance with the Contract Documents, includes all labor, material, equipment, tools, lifts, attachments, supports, rentals equipment, delivery, procurement, management, and any other items required for a complete installation. This includes but is not limited to, testing, start-up and placing into operation all work specified and shown and/or reasonably inferred for a complete and fully functional Kitchen Foodservice Equipment installation.

3. Furnish and install all scaffolding, ladders, platforms, planking, forklifts, man-lifts, cranes, and all other equipment (with associated operators) necessary to access and perform the work, hoist the material, deliver material, and unload the deliveries to complete the Subcontractor scope of work.

4. Understand the use of scissor lifts will be at the discretion of Contractor’s supervision. Damage to wall and ceiling framing, floor systems and underground utilities will be charged to all subcontractors using lifts in the area.

5. All coordination, supervision, and labor associated with the access, unloading, and hoisting, rigging, craning, and delivery means and methods is included.

6. Include all material costs, material escalation costs, labor costs and labor escalation shall be included in the estimate and no additional escalations costs will be considered for the duration of the project. Refer to the baseline schedule for project duration and completion time frames.

7. Adhere to all applicable building codes, regulations, building department requirements, as referenced in the contract documents (including OSHPD). If there is a conflict between these requirements, the most stringent shall govern.

8. Provide project record drawings, both in CAD and hard copy a “progress” copy of the above mentioned as-built drawings shall be available for review by Contractor at the time of presenting a monthly draw.

9. Provide complete coordination (e.g. meetings, drawings, schedules, with all other contractors to prevent unnecessary conflicts between trades and damage to previously installed building components for items in walls, ceilings, or underground. Failure to coordinate Subcontractor's work with other contractors will not constitute justification for additional compensation. No extra compensation will be paid to this subcontractor for relocating. Removing, or reinstalling any material or equipment that has been installed without proper coordination between all subcontractors.

10. Provide layout of Subcontractor work. Contractor will provide a benchmark and a gridline in each direction on each floor "area" (as defined on the drawings), and the Subcontractor will layout all work from those benchmark and gridlines.

11. All marking (chalk, grease pencils, marker and paint) on floors/walls shall be removed prior to floor finishes and painting. The use of red, black or orange chalk, clear paint, marking paint and grease pencils are specifically not allowed on any concrete surfaces.

12. Provide protection of all adjacent work. Provide temporary protection of pipe rough-ins, valves, and heads to prevent damage or premature discharge of active systems. Repair all damage caused by this subcontractor to spray-on fireproofing. In the event that fireproofing is removed during the course of the installation, it shall be the responsibility of the Subcontractor to patch and repair as necessary. Provide touch-up and repair of any primed and finished surfaces damaged by this installation.

13. Furnish task lighting for own work. The egress lighting (corridors and large rooms) will be provided by the Contractor, but Subcontractor is responsible for own task lighting.

14. Thoroughly inspect and accept the subsurface conditions prior to installation of his materials. Any unacceptable subsurface conditions shall be brought to the attention of Contractor in writing prior to installation. Installation of this Subcontractor’s materials will signify acceptance of this subsurface.

15. Secure and protect all Subcontractor material and equipment stored on the jobsite. Storage of material rolls must be in complete accordance with manufacturers written instructions. Material storage shall not be exposed at any time to direct sunlight

16. Subcontractor to obtain Contractor hot work permit and comply with all elements of the hot work permit including fire watch during the time soldering and / or welding is occurring per the hot work permit requirements. Subcontractor to provide a fire watch during all phases of their work that creates a fire risk to the project. Subcontractor recognizes that this work is occurring in an occupied hospital and limitations on welding and soldering may exist as it relates to smoke and odor. Subcontractor shall utilize weld blankets and other approved means to protect adjacent materials from damage resulting from welding. Refer to ITB Section 6A for further clarification.

17. Provide all signage, notifications, flagging, and other necessary methods as required to ensure a safe and secure work area. If required by Contractor, this includes fencing-off welding work areas and providing a controlled access zone.

18. Adhere to Contractor Logistic plan. 19. Provide daily cleanup of all debris and trash associated with this scope of work,

a. Includes transportation of the discarded material to the dumpsters in compliance with Facility requirements. Dumpsters, or other means of transportation, need to be clean, covered and not cause additional tracking of materials or marking of floors and walls.

b. Strict use of routing of materials and debris from worksite to disposal area. c. Includes broom sweeping. d. Wet mopping of floors as required by Contractor. e. All stocked materials and equipment are to be organized on a daily basis in a neat and orderly manner.

20. Complete submittals, shop drawings, and samples per the contract documents. Subcontractor is required to expedite this preconstruction work to avoid any delays to the overall construction schedule.

21. This subcontractor will abide by and participate in the Kitchell Quality Assurance (QA) Program. This includes submission of its specific quality control plan for approval by Kitchell QA, participation in pre-assembly, on-site 1

st Work Meetings and participation in inspections and testing of its work. Review Kitchell’s Quality Assurance

Plan and the Quality Assurance section of the general requirements for additional Quality Assurance requirements and procedures.

22. Responsible to coordinate inspections with the owner's inspection agency and testing agency, and any other Jurisdictions Having Authority, as required to maintain project schedule

23. The Project will be utilizing the AutoDesk BIM 360 (aka Vela Systems Construction Field Management Software (“Vela”) on this project. Subcontractor agrees to sign up for access to Contractor’s Vela account and actively utilize this communication tool for the duration of the project, as required by Contractor, at no additional cost. Subcontractor shall maintain its Vela account and contract information for the duration of the project. The Subcontractor will not be charged usage fees for Vela. Vela is not intended to and shall not be used as a platform for seeking or performing additional work.

24. Be responsible for costs associated with all second inspections that are required as a result of non-passing first inspections.

25. Be responsible to have all equipment thoroughly cleaned and made ready for final inspection. 26. Insure soil is not tracked out of the project by Subcontractor-controlled vehicles. Provide dust control and

street sweeping as necessary for scope of work. 27. Provide all required caulking and sealants integral with this work. 28. All parking permit and transportation costs from designated parking area will be entirely the responsibility of

29. Provide training for all installations for this scope. Training to be provided at conclusion of each phase or sub phase. Video documentation of the training is included.

30. Provide a 2 year warranty for all work performed using provided standard warranty letter. 31. Unless otherwise directed or authorized, in writing, by Contractor, all Applications for Payment and all

supporting documents (including but not limited to lien waivers, sworn statements, and the like) for Subcontractor and its sub-subcontractors and suppliers, shall be in electronic format and shall be submitted to Contractor using the Textura CPM payment management system. Subcontractor shall be responsible for the fees and costs owed associated with Subcontractor’s use of the Textura CPM payment management system. Subcontractor shall include a similar provision in its sub-subcontracts and purchase orders. Fees to Subcontractors are calculated as 0.15% (15 basis points) of contract value, with a minimum fee of $50 and a maximum fee of $1,450. Fees to Subcontractors’ sub-subcontractors and suppliers are a fixed fee of $50 per sub-subcontractor or supplier contract.

32. Include an additional 2% included in Base Bid for trailer office space and site provisions. It is understood that this amount will be deducted via change order from the Subcontract Agreement by the Contractor at a later date. This cost element does not relieve the Subcontractor from any specified work responsibility.

33. Provide and install all required, materials, tools, attachments, devices, and equipment per plans and specifications

34. The Project baseline schedule is dated 10/4/2013 and is provided in the I.T.B. Section 3. Subcontractor shall participate in the collaborative Lean Schedule process which will involve schedule input from all trades to develop and refine the activities for the Kitchen Renovation and Addition Project. As part of this process Subcontractor shall participate in pull planning scheduling sessions with the other trades. The resulting schedule input shall fully comply with the project’s specs, phasing, timeframes and milestones as outlined in the schedule dated 10/4/2013. The full participation of the pull planning schedule sessions shall include but is not limited to weekly schedule maintenance and meetings with the expert(s) (field supervision) who are performing the work. The initial pull planning meeting will be scheduled within 2 weeks of contract award. As pull planning sessions are successfully completed, the schedule detail breakout produced as a result of the pull planning session(s) will replace its old counterpart on the master schedule, as long as it fully complies with contractual dates/milestones and it has approval from owner and all trades involved.

35. Thoroughly review the project schedule in conjunction with the drawings and include all phasing required to complete this scope of work in accordance with the project schedule. a. Refer to the Phasing Plan (provided in the ITB Section 4D) including all sub phases. For more clarification

on mobilizations that will be required. b. Multiple mobilizations are required to complete this scope of work. c. Equipment delivery and storage to be phased per Contractor schedule and Phasing documents.

36. Subcontractor to include all costs due to; overtime work, shift work, weekend schedules, and other additional effects associated with the following items are required to be completed outside of normal business hours. a. Shut down of any operational systems. Refer to shut down schedule shown on page M0004. b. Tie ins to any operational systems. c. Deliveries of materials and equipment d. Testing of systems and equipment e. Fire Life Safety Testing f. Owner equipment demolition, removal, relocation and connection

37. Include multiple movements of ‘Cook/Chill Equipment’ as required by schedule, phasing plan and operational needs to keep kitchen functioning.

38. Include ‘Dishwasher Equipment’ relocation work as required in phase 4 of schedule phasing plan and

operational needs to keep kitchen functioning. 39. Renovation work will be performed in and around occupied finished space. ICRA barrier walls will be provided

for all work as shown on the documents and phasing plans for each phase. This contractor shall provide the ICRA for own work required outside of the phased work areas. Utilize the standard UCSD procedures and requirements for all ICRA. This contractor shall provide the ICRA for own work required outside of the phased work areas. 40. Provide information, including design, engineering, and required calculations for achievement of Deferred Approval Procedures and processes for OSHPD submittal and approval of system. Refer to specification section, 11400-3.05 – Seismic Restraints, for additional information.

41. Compliance with an OSHPD Deferred Approval schedule to be developed by the Architect, Contractor, and Owner

42. Subcontractor is familiar with OSHPD processes and typical requirements and has accounted for these processes within the Subcontract Price. Subcontractor to produce all drawings, calculations, test data, samples, engineering stamps, as required.

43. Provide all necessary wall cuts in a neat manner to allow patching by others 44. Provide and maintain temporary protection of own installations and protection of installations of others. 45. Furnish and install all sealants fire stopping, grouting, caulk and escutcheons indicated in the contract

documents and/or required by the authority having jurisdiction at all wall and floor penetrations. All firestopping and sealing associated with this scope of work (both "through-penetrations" and partial penetrations in rated assemblies).

46. Subcontractor shall utilize a firestop product that is collectively agreed upon and procured by MEP Subcontractors. Do not employ a dissimilar firestop product.

47. Include costs to provide Fire stopping for own work per specification 07840 and other associated accessories. Provide Fire Stopping per Specification 07840 with exclusive use of the products listed below.

48. Include Contractor QA/QC procedure for Fire stopping installation and inspection. Refer to OTB Section 5E for procedures and requirements.

49. Provide and install all necessary seismic supports, clips, hangers, supports, bracing, anchors, gravity supports, vibration control, curbs, angle iron, expansion joints, pipe anchors, guides, and curbs at penetrations, fixture wires, and springs, structural attachments. a. Provide engineering for design of seismic restraints for Foodservice Equipment Installation. These are to

be installed per the contract documents, to satisfy OSHPD requirements, and in accordance with all seismic requirements, as well as engineer of record and jurisdiction having authority. Shop drawings showing the layout of the supports, anticipated loads, seismic engineering, are required.

b. This Subcontractor shall bear the cost of repairing fireproofing damaged by its work force and in installation of own scope.

50. Subcontractor shall coordinate all rough-in locations and interfaces with related trades including fire protection, plumbing, HVAC, electrical, and drywall subcontractors. Complete overlay plans shall be prepared by this subcontractor to assure correct rough-in locations. Compare plan to design MEP plans.

51. Subcontractor is responsible for checking all partition dimensions, mechanical, plumbing and electrical rough-in locations and any other pertinent information as required prior to the setting of the equipment. Any discrepancies must be brought to Contractor attention in writing immediately. Subcontractor shall confirm all architectural build out from a dimensional standpoint to assure equipment installation in space provided.

52. Subcontractor will be responsible for coordinating and providing all necessary information including wiring diagrams, and rough-in locations, as required by each applicable trade so as to ensure a proper and complete installation.

53. Subcontractor shall assist in the coordination and layout of the beverage conduit lines for the beverage system as required in the drawings. This work will be furnished and installed by others. Subcontractor will be required to Furnish and install all other beverage system work in accordance with the plans and specifications.

54. All slab recesses, drains, sleeves and other items that are shown on the contract drawings to be cast into the concrete slab by others will be installed in accordance with the contract documents. Subcontractor must coordinate their work to the existing conditions.

55. Attend all pre-installation meetings and post-installation inspections as scheduled by Contractor along with subcontractor’s manufacturer. This Subcontractor and his panel manufacturer representative must inspect and accept that substrate prior to commencing work. Notify Contractor if surfaces are not acceptable and shall not proceed with the work until surfaces are installed as required. Conformance with Pre-installation conference requirements.

56. Remove kitchen equipment shown in documents. Dispose of equipment as directed. a. If equipment is to be stored by owner prepare equipment for delivery and deliver as directed. b. If equipment if to be demolished provide for legal removal and disposal of equipment from site. c. If equipment is to be reinstalled, reinstall as directed by documents.

57. Furnish and install seismic restraints for own work. Refer to specification section 3.05 for additional information. Includes engineering as required for deferred OSHPD approvals.

58. Install cabinets and stainless steel floor mounted equipment, in a bed of sealant. 59. All equipment shall conform to the applicable code and standard for that work as specified. 60. Coordinate sizes, locations, and requirements of the following:

a. Overhead equipment supports. b. Equipment bases. c. Floor depressions. d. Floor areas with positive slopes to drains. e. Floor sinks and drains serving foodservice equipment. f. Roof curbs, equipment supports, and penetrations. g. Equipment ductwork.

61. Furnish and install all coolers complete with evaporative coils, insulated floors, compressor and shelving. 62. Include all internal piping and wiring of Food Service Equipment. All refrigeration units, pumps, motors,

compressors, backflow preventers, and accessories required for the equipment is included. 63. Subcontractor is to provide any required structural supports for hanging all hoods not shown on the structural

drawings. In addition, include cost for any additional ventilator enclosure panels if required. 64. Exhaust hoods complete with lights, fire suppression, make-up air diffusers and stainless steel wall flashings.

Install foodservice equipment level and plumb, according to manufacturer's written instructions. a. Connect equipment to utilities. b. Provide cutouts in equipment, neatly formed, where required to run service lines through equipment to

allow for final connections. 65. Furnish and install Ansul wet chemical fire protection systems. 66. All equipment shall be cleaned, tested, and made ready for use at completion of phase or sub phase. 67. Surface Preparation: remove tool and die marks and stretch lines, or blend into finish. 68. Polished Finishes: Grind and polish surfaces to produce uniform finish, free of cross scratches.

a. Run grain of directional finishes with long dimension of each piece. b. When polishing is completed, passivate and rinse surfaces. Remove embedded foreign matter and leave

surfaces clean. 69. Subcontractor is responsible for proper connection to all walls constructed. 70. Provide complete equipment assembly where field assembly is required.

a. Provide closed butt and contact joints that do not require a filler. b. Grind field welds on stainless-steel equipment until smooth and polish to match adjacent finish.

71. Provide all disconnect switches and/or starters for any food service equipment will be per the contract documents.

72. Subcontractor is to include all gas shut off valves as required in specifications. 73. Subcontractor to include all steam pressure reducing valves as required in specifications. 74. Subcontractor is to include any stainless steel cut out not shown in the drawings that are required to provide

with a professional finish and to be esthetical acceptable to the Architect and Owner. 75. Install joint sealant in joints between equipment and abutting surfaces with continuous joint backing unless

otherwise indicated. Produce airtight, watertight, vermin-proof, sanitary joints.

76. Subcontractor is responsible for ceiling closure pieces around all equipment that penetrates the ceiling, walls or floors.

77. All contacts and signal points to provide alarm signals to fire control panels. 78. Include electrical plugs and cords for all equipment except at equipment that typically will be hard wired due

to the electrical characteristics. 79. It is understood that others will be responsible for providing the required services to, and final connections of,

all food service equipment furnished and installed under contract. However, Contractor to provide requirements for these connections. This subcontractor shall coordinate, call for, and fulfill all Building Department, Fire Department, and Health Department inspections.

80. Provide access panels at every change of direction of piping or conduit. 81. Coordinate delivery of Owner furnished appliances with Contractor and Owner. Deliver only when they can be

installed in their permanent locations. 82. Furnish and install all equipment listed in Specification section 11400 part 4 except for equipment with the

designation ‘NIKEC BY Owner’. Refer to specification section 11400-1.02 B for additional information. 83. Furnish and Install Grease hood. Provide the final connections to the grease duct. 84. Refer to Section 11400-1.02 B for information regarding disposition of existing Kitchen Foodservice Equipment. 85. MEP connections to Kitchen Foodservice Equipment will be disconnected by others. 86. Refer to specification Section 02222 – Selective Demolition for clarification on removal, demolition, disposal,

salvage, or other disposition of Kitchen Foodservice Equipment to be removed by this Subcontractor. a. Refer to Specification 02222-3.1 regarding examination prior to removal and or demolition. b. Refer to Specification 02222-3.4B regarding removed and reinstalled items c. Refer to Specification 02222-3.4C regarding existing items to remain. d. Refer to Specification 02222-3.7 regarding disposal of demolished items

87. Provide the walk-in cooler for the Jacobs Medical Center tower project as shown on the documents provided in addendum 1 section AA.

Requested Alternates (Section “E” on Bid Form) As an additive alternate please provide the following: 88. Include all demolition and relocation of of refrigeration lines to Foodservice equipment. Include any new

refrigerant lines for Foodservice equipment. 89. Provide the temporary refrigeration lines to the new Cook/Chill Retherm Docking Stations in the temporary

Paragraph 1.1.A of section 17201 says that testing, adjusting and balancing will be performed by an independent TAB contractor hired by the University.  The Mechanical Specific Requirement item 82 says to comply with the requirements of section 17201 and items 83 and 84 indicate the TAB contractor should be included in the Mechanical scope of work.  Please confirm whether the TAB Contractor is to be hired directly by the University or included in the Mechanical scope of work.
