The City of Adel City Council has approved and enacted an Urban Revitalization Plan, commonly referred to as a tax abatement program, for residential revitalization within the City’s boundaries.
The primary objectives of the Plan are to encourage new construction of, and remodeling and additions to, residential properties through abatement of taxes on the value of the improvements and to improve economic conditions and housing opportunities in the area and enhance the general attractiveness of the community.
Key benefits and points of the Plan include offering 100% abatement of taxes for seven years on improvements made during the 2011 calendar year; 100% abatement of taxes for five years on improvements made during the 2012 calendar year; and 100% abatement of taxes for three years on improvements made during the 2013 calendar year.
The Plan also takes advantage of the recent trend in construction practices by incorporating a set of sustainable and green building practices aimed at improving the quality of construction in this growing community of 4,500.
There are about 50 residential lots which are ready to build on and several historic homes just waiting to be restored to their former splendor.

Sweet Corn Festival: August 12-13, 2011The Adel Sweet Corn Festival is held in downtown Adel Friday, August 12 through Saturday, August 13. Friday night kicks off with corn shucking, the official start of this 33 year Adel tradition. Saturday morning boasts the largest parade in Dallas County before enjoying your share of over seven tons of free sweet corn, performances by local entertainers, and one of a kind craft and food vendors. Then dance the night away at the Community Street Dance and Beer Garden. The historic Courthouse Square is the focal point of the Festival.
New Aquatic CenterConstruction of the new Adel Family Aquatic Center is beginning soon! The Center will include diving boards, zero depth entry areas, 30 foot enclosed slide, tiger slide, floor geysers and sprays, lap lanes, concession area with tables and shade area, men’s, women’s and family restrooms and grass lounging areas.
Adel Public LibraryThe new library located at 310 South 10th Street provides study rooms with wireless internet access and are available during regular library hours. The Community Room is available for larger meetings, community and private events. The Conference Room is available for small group meetings during regular library hours.
Historic Adel, IowaFounded as the county seat, Adel was originally called Penoach and is the oldest community in Dallas Coun-ty. Native American artifacts found in the area provide evidence of earlier residents including Sac and Fox Tribe of the Mississippi in whose language Penoach means “far away.”
Adel’s Historic District is centered around the Dallas County Courthouse at 801 Court Street. The beauti-ful district comprises the downtown square and brick streets. Recently designated to the National Register of Historic Places, Adel is the only location to have registered both the buildings and roads as historical landmarks. During the summer of 2010, the City of Adel renovated the streets and is one of the only street projects in Iowa to reuse the authentic bricks.
The Adel Historical Museum at 1129 Main Street built in 1857 contains eight rooms filled with artifacts from the history of Adel. Volunteers throughout the com-munity help run the museum on Saturdays from May to September. Other times the museum may be toured by reservation by calling 993-1032.
Other historic points of interest include Heisman Trophy winner Nile Kinnick’s boyhood home at 219 North 12th Street and former Iowa Governor George W. Clarke’s private residence at 207 North 15th Street.

Protect, Educate and Serve

Individuals who qualify for the Protect, Educate and Serve Program include:
•lawenforcementofficersforacitypolicedepartment,countysheriff’s office or state highway patrol•firefighterforacityfiredepartment•teacherorschooladministratorforaschooldistrict•activeservicememberforoneofthebranchesoftheUnitedStatesmilitary
The participants must also intend to live in the home and qualify for financing or otherwise provide proof of financial ability.
Final approval of the qualified purchaser will require execution of a purchase agreement and a written commitment for financing.
Showplace Builders reserves the right to discontinue, cancel or suspend this program at any time without notice. This program is limited to homes to be constructed in Polk, Dallas, Warren, Madison and Story Counties.
Protect, Educate and Serve program participants only pay for the actual costs associated with the construction of the home, as well as the general overhead expenses.
Showplace Builders’ Protect, Educate and Serve program builds a limited number of new homes per year to be sold at cost to central Iowa law enforcement officers, fire fighters, teachers and those who are serving in the United States military.
“This program offers affordable new home construction to those who protect our communities, keep us safe, educate our children and preserve our freedom,” said Bill Spencer, President of Showplace Builders.
In addition to building the homes at cost, Showplace Builders’ preferred lender will provide financing with no closing costs or origination fees to qualified purchasers as a part of this program.
“There will be no profit to Showplace Builders,” Spencer said.
Protect, Educate and Serve program participants only pay for the actual costs associated with the construction of the home, as well as the general overhead expenses Tim and Kinzee Bryte are among the first to enjoy the benefit of the program.
Kinzee is a school counselor for the Waukee School District. Kinzee first heard of the program through an email from the school’s HR department.
“It seemed like a great opportunity for the future but when our house sold we decided to go for it,” Kinzee said.
“With the combination of the Protect, Educate and Serve program and the tax abatement we will save10’softhousandsofdollars,”Kinzeesaid.
Also because of the savings the Brytes are getting a lot more for their money.
“We are now able to do a covered deck, a three-car garage and a finished basement,” Kinzee continues, “Lots of extras we could’ve never afforded without the program.”
The Brytes have closed on their lot and are in the process of finalizing their home plans in order to start construction.

The Family Tradition
Dan said father Gene Stanbrough introduced new methods of marketing real estate to the city, sponsoring the first television show in the early 1960s dedicated to showcasing available real estate offerings. Gene was the first realtor to open a "branch" office in the city, and we were the first to market available real estate through color tabloids.
