4. FIRE HYDRANT LOCATIONS AND ACCESS SHALL BE APPROVED BY THE CITY OF
TOPEKA FIRE DEPARTMENT AS PART OF THE IMPROVEMENT PLANS PRIOR TO
THE START OF CONSTRUCTION.
CIRCULATION, PARKING AND TRAFFIC NOTES :
1. OFF STREET PARKING FOR EMPLOYEES AND VISITORS SHALL BE PROVIDED
WITHIN THE EXISTING PLANT AREA LOCATED ON LOT 1, BLOCK A, FRITO LAY
SUBDIVISION. ASSOCIATED PARKING RATIOS SHALL BE PROVIDED FOR BASED
UPON BUILDING USAGE AND APPLICABLE ZONING CODE REQUIREMENTS
UNLESS DETERMINED OTHERWISE BY THE PLANNING DIRECTOR.
2. ALL DRIVES, LANES AND PRIVATELY OWNED ACCESS WAYS PROVIDING
ACCESSIBILITY TO STRUCTURES, BUILDINGS, AND USES WITHIN THE PLANNED
UNIT DEVELOPMENT SHALL BE CONSIDERED AND SERVE AS MUTUAL RIGHTS
OF ACCESS FOR OWNERS, TENANTS, INVITED GUESTS, CLIENTS, CUSTOMERS,
SUPPORT AND UTILITY SERVICE PERSONNEL AND EMERGENCY SERVICE
PROVIDERS, INCLUDING LAW ENFORCEMENT, FIRE PROTECTION AND
AMBULANCE SERVICES.
3. SECURITY FENCING AND GATES MAY BE INSTALLED TO CONTROL ACCESS TO
THE SITE AND SAFETY ON THE SITE. ARRANGEMENTS FOR EMERGENCY
PERSONNEL ACCESS TO THE SITE WILL BE IN ACCORDANCE WITH THE
EXISTING PROTOCOL FOR THE PLANT SITE ON LOT 1, BLOCK A, FRITO LAY
SUBDIVISION.
SIGNAGE NOTES :
1. SIGNAGE SHALL BE LIMITED TO ONE INTERNALLY OR EXTERNALLY
ILLUMINATED MONUMENT SIGN WITH A MAXIMUM SIGN AREA OF FIFTY (50)
SQ. FT. AND MAXIMUM HEIGHT OF EIGHT (8) FEET PER PUBLIC STREET, OR
DESIGNATED PRIVATE DRIVE, ENTRANCE INTO THE SUBJECT PROPERTY.
2. NAMEPLATE OR FLAT WALL SIGNS ILLUMINATED ON THE FACE THE BUILDING.
ONLY ONE(1) SUCH SIGN SHALL BE PERMITTED ON ONE(1) BUILDING EXCEPT
WHERE THE BUILDING FRONTS TWO(2) PRINCIPAL STREETS, ONE(1) SUCH
SIGN MAY BE PERMITTED ON EACH FRONT FACE OF BUILDING. INDIVIDUAL
WALL SIGNS PER BUILDING SHALL NOT EXCEED 40 SQ. FT. DIRECTIONAL
TRAFFIC SIGNS SHALL NOT BE INCLUDED WITHIN THESE RESTRICTIONS.
3. THE PLANNED UNIT DEVELOPMENT AS A WHOLE SHALL BE PERMITTED
INFORMATIONAL AND DIRECTIONAL SIGNS DESIGNATING PARKING, OFF
STREET LOADING, ENTRANCES, EXITS, AND SIMILAR INFORMATION. SAID
SIGNS SHALL NOT EXCEED FOUR SQ. FT. PER SIGN FACE.
LANDSCAPING NOTES :
1. LANDSCAPE PLANS SHALL BE SUBMITTED WITH THE SITE DEVELOPMENT
PLANS. SAID LANDSCAPE PLANS SHALL CONFORM TO THE CITY LANDSCAPE
REGULATIONS. SAID PLAN SHALL INCLUDE A LANDSCAPED BERM AT LEAST
THREE FEET IN HEIGHT ALONG THE SOUTH EDGE OF THE SW 42ND STREET
RIGHT OF WAY PLANTED WITH SHRUBS AND TREES TO PROVIDE A VISUAL
BARRIER. PLANTINGS MAY NOT BE TALLER THAN 30" WITHIN THE SIGHT
TRIANGLE AT STREET CORNERS.
2. ALL LANDSCAPING SHALL BE INSTALLED WITH THE ASSOCIATED BUILDING
PROJECT AND PROPERLY MAINTAINED. IF ANY PORTION OF THE LANDSCAPED
MATERIAL DIES, IT SHALL BE REPLACED BY THE NEXT PLANTING SEASON.
