Student accommodation may not be your first thought when it comes to property investment. Traditional residential buy-to-let properties are certainly the more popular go-to. With a modest expected 5.3% yield, according to research by LSL Property Services (One of the UK’s largest property companies), it may seem like a good option. But to settle would be a gross underestimation of the potential of the buy-to-let market.
LSL estimated that an investor in student accommodation can expect,
on average, over 7% as a rental yield. And this figure shows no signs in decreasing anytime soon. In fact, according to Knight Frank “2014 will see increased rental growth, sharpening yields and improved investment performance for existing funds.” A positive quotation, backed up by facts. The longevity of student accommodation has already been proven by its success during the economic downturn. Where other sectors failed, it produced positive rental growth. And with UCAS applications and acceptances increasing every year, more students are leaving for university but not having anywhere to live.
The fact is student accommodation is an undersupplied market. Students want sophistication. They want new developments in city centres, with modern features and a range of amenities. Despite this, in some more regional locations the shortage of available accommodation means that students are not even guaranteed a bed.
With reliable occupation rates of 99% or higher, the student accommodation market is driven on. Investors are capitalising on this demand and are consequently generating higher returns than anywhere else on the property market.

Sheffield – a bustling city environment mixed with the friendliness of a small town. The fifth largest city in the UK is nestled right in the centre of the country, only fifty minutes from Manchester and two hours from London by train. Councillor Harry Harpham acknowledges saying: “We know how important the student community is to Sheffield and to our economy. The University of Sheffield’s reputation truly does precede itself. Being one of the original red brick universities and now a member of the prestigious Russell Group, its high entry standard has consequently produced a number of notable alumni, including five Nobel Prize winners.
