RISE OF THE Multi-HomerSPOTLIGHT ON
More than ever before, ultra-high net worth individuals (UHNW) have
globally-oriented lifestyles, driven by their connections to business and
social networks throughout the world. Over the past year, the Sotheby’s
International Realty® brand has been identifying and exploring the
purchasing behaviors of the UHNW. Our fourth study in 2015 revealed
that UHNW buyers are increasingly seeking non-traditional luxury
residences and those that suit their chief lifestyle considerations, such
as, environmentally sustainable homes, technologically sophisticated
homes, serviced homes and statement homes—such as owning a private
island.
Luxury home buying has become a truly global enterprise. This report
further identified the UHNW interest in markets outside of the traditional
urban hubs of New York City, London and Hong Kong. Offering a
compelling profile on the residential market in these cities, the report
explores Miami, Florida; Geneva Switzerland; and Long Island, New York.
Nearly 80% of UHNW individuals own at least two homes; Collections
explores homes around the world fit for the multi-homer.
GREEN HOMES
Environmentally friendly homes are among some of the most trending homes in today’s luxury real estate market. With sustainability and amenities such as solar power, geo-thermal heating and rainwater collection rapidly becoming a priority and focus for many builders and homebuyers, let’s explore a home that lowers its carbon footprint in this eco-friendly lifestyle.
“In recent years, the Principality of Andorra has seen an increase in interest for sustainable and energy-efficient buildings. New construction of eco-friendly homes in the Pyrenees have three pillars of importance: economic, social and most importantly, environmental. Renewable energies are being applied to the construction of new properties, adding benefits including, maximum comfort and safety, potential savings and of course, a lower impact on the environment.”

SPOTLIGHT ON
Homes equipped with the latest technology provide added levels of comfort, privacy and security in the modern luxury real estate market. Perfect for getaways and everyday living, these innovations also add increased ability for remote control and security.
"Smart Homes are increasingly popular among high net-worth buyers. Not only do owners enjoy the ease of integrating music and media into their everyday lives, but there is an added value to a smart home's top-of-the-line security system. We have a number of clients coming into our market to purchase second, third, and fourth homes, and the ability to view security cameras and access alarm settings and home controls remotely has become the new norm for the ultra-high-net worth individual. The added peace of mind of this control allows jet-set homeowners to enjoy their Charleston home from anywhere in the world.”
-Ruthie Ravenel, Sales & Marketing Director, Daniel Ravenel Sotheby's International Realty
This lake front estate offers incredible features inside and out; the grand stone exterior exudes the elegance and grace of a historic English manor while gothic features throughout the home are thoughtfully combined with the highest modern technologies to create the ultimate retreat for those who value what’s truly extraordinary.

“What was once known as a great vacation spot with beautiful beaches and great weather year-round has become an international metropolis. Miami’s culture is thriving with major museums, world-renowned restaurants and performing arts centers to rival those of other major global cities. Locals and internationals are now turning to Miami and its neighboring areas for investment opportunities and second-home options due to this tremendous growth and its incredible value. Whether the ideal home involves something in the center of a bustling city, a quaint beachfront community or a spacious home with lots of land near great schools, Miami has something to suit almost every need.”
– Daniel de la Vega, President, ONE Sotheby’s International Realty

A cosmopolitan city, with one third of the population speaking English, Geneva is home to many international organizations and multinationals and presents itself as an excellent location for a luxury residence. Nestled along the lakeshore, Geneva serves as a scenic gateway to France and the rest of the world.”
–Pierre Hagmann, Associate Director, Cardis Immobilier Sotheby's International Realty
Whether it’s providing access to a wide array of lifestyles and recreational activities or being within range of a larger urban hub, Miami, Geneva and Long Island are proving to be attractive regions for UHNW multi-homers.

“Luxury property on Long Island’s East End is the perfect reminder of why real estate is such an attractive investment. Stocks and bonds simply don’t come with swimming pools, ocean breezes or gardens in full bloom. Luxury real estate in the Hamptons epitomizes each of these elements and has enjoyed significant long-term price appreciation due to its natural beauty and social popularity amongst buyers from Manhattan and the world. In fact, a recent sale of an important oceanfront compound for $147 million remains the most expensive home to have ever sold in the United States. By all accounts, luxury residences in the Hamptons continue to thrive.”
–Kathy Korte, President & CEO, Sotheby’s International Realty, Inc.
“As the longest and the largest island in the United States, Long Island’s luxury market extends from New York Harbor to the Atlantic Ocean. Proximity to America’s greatest city contributes to the desirability of Long Island’s famed Gold Coast making the entire region a highly desirable, much sought after, and often pricey destination for 1st, 2nd and even 3rd homes for upper tier consumers. More than some resort and metropolitan markets, our markets tend to maintain solid value with steady appreciation, complimented by fabulous choices of fine dining and shops, outstanding schools, world class medical facilities, and myriad recreation/cultural attractions.”

AuctioneerA trained professional who presides over the auction, initiating the sale of a lot by describing the item and starting the bidding. Once the first bid is made, others may offer higher bids. Bidders may be present in the saleroom, on the phone or online. Auctioneers also place bids on behalf of absentee bidders and finally determine when the highest bid has been made. If a work sells, the auctioneer announces, “sold.” If the item does not meet its reserve or there are no bidders, the auctioneer signifies this with a “pass.”
