Overview

Quickly and easily market a unit type (1 bed / 1 bath, 2 bed / 1.5 bath, etc.) for multi-family and student-housing property types

• Enables Continuous Marketing

• Designed for Multi-Family & Student Housing

• Works with Unit Types Feature

• Can Include Campaign Specific Details

• Guest Card and Application Integration

• Run Multiple Campaigns Simultaneously

Unit Types

Unit Types Overview

• With AppFolio Unit Types feature you are able to establish a unit template to quickly add multiple units to a property and modify information on multiple units at one time

• Unit Types also support AppFolio Campaigns functionality to enable marketing of Unit Types without the need to have a specific unit open for marketing

Unit Type Notes

• Only available on MFR and Student Housing type properties

• Can specify a great number of details that will apply to all units of that type - # of bedrooms, bathrooms, etc.

• Can provide standardized marketing information for the unit type

• Can provide standardized marketing images for the unit type

Setting Up Unit Types

• Available as a Task Pane task

• Two step process:

1. Create the unit type and marketing information

2. Add images

Campaigns

Create a Campaign

• Once you have your Unit Types established for the property you wish to create campaigns for you are able to begin creating campaigns

• Created using Task Pane link while viewing the Unit Type page

• Fill in Campaign Details – default details will be included from Unit Type details, can change and edit as needed

Post a Campaign

• Once you have created your Campaign it is ready for posting

• Can post to your website or the Internet

• Campaigns appear to the viewer like any other posting

Edit a Campaign or Unit Type

• At anytime you may update the details of a campaign using the Edit Campaign function

• You may also edit the underlying unit type using the Edit Unit Type option

Campaign Guest Cards

• The Campaigns feature integrates with AppFolio Guest Cards

• Campaign-based guest cards are not related to any specific unit when they come in

• Once received in AppFolio you may use a campaign-based guest card just like a normal guest card to track activity, record showings, send an application, etc.

Campaign Applications

• The Campaigns feature integrates with AppFolio Online Applications

• Campaign-based applications are associated to a campaign rather than a specific unit

• Once received in AppFolio you may use a campaign-based application just like a normal guest card to view applicant details, conduct a screening, etc.

• Please Note: You will need to select a unit on a rental application before you will be able to use the “Convert to Tenant” task.

Unpost or End a Marketing Campaign

• At any point when appropriate you can Unpost your marketing campaign

• This removes it from online but keeps it on the vacancies tab

• At any point when appropriate you can End your marketing campaign

• This removes it from online and from within the system

Closing

Tips

• Fill in / build out all the details possible on the unit type to have the most comprehensive listing possible when published online – Marketing description, unit details, photo’s

• Use a specific title in the Campaign to help you identify what is unique about it – Fall promotion, rent for 12 months and get a discount, etc.
