Falkner Square - theGeorgian QuarterIf there was a pinnacle point tothe Canning suburbs, it wouldn’tnecessarily be its namesakeCanning Street rather theGeorgian-style Falkner Squareand gardens at its heart. As aGreen Flag garden, it istreasured as both a localneighbourhood park and aconservation feature,representing one of the earliestpublic spaces in Liverpool.
“The biggest improvement tothe L8 area since the riots can beseen in the Georgian Quarter,Canning Street, Falkner Squarearea,” said Phil Lawton, directorof Sutton Kersh. “In the late1990 s̀ the first luxuryapartments began to appear.Demand for them was high andvalues increased rapidly,particularly after the City ofCulture announcement in 2003.Since then the Georgian Quarterhas become fashionable againand deservedly so.
“The Grade II listedtownhouses are stunning and acomplete house now can be worthin excess of £600,000. There hasbeen some improvement in thePrinces Road district, howeverthe regeneration plans for theroads off Granby Street seem tohave stalled and many propertiesremain boarded up. The districtis so close to the city centre andPrinces Park, it will be a greatplace to live when theregeneration works arecomplete.”
Princes ParkThe beginning of the newmillennium brought aboutmuch regeneration to the area,with property developerssnapping up Victorian andGeorgian houses in the Canningsuburbs for as little as £40,000.The neglected 1970s FalknerHousing Estate was replaced byProject Rosemary’s newWomen’s Hospital on thenorthern side of UpperParliament Street, and followingthe riots, the Granby BusinessPark was created.
The Princes Park RenewalArea programme, with plannedcompletion by 2015, includes acombination of demolition, newbuild and refurbishment acrossfive neighbourhoods, just on theedge of the Canning suburb.The priority works for the citycouncil are to acquire the lastfew remaining properties of theWelsh Streets clearance area in2011/13 and to demolish them,opening up the whole area forthe planned new-buildprogramme by developerGleeson in partnership withPlus Dane. This would comprise180 additional homes with aprivate sector investmentestimated value of £21.6 million.
Louis Anastasiou, managingdirector, of Andrew Louis, said:“Over the past 30 years we haveseen a massive transformation ofthe mainly residential area,including the rebuilding of theRialto complex. Housing in thearea tends to be in terraces butthere are a growing number ofapartments available as largerVictorian properties,particularly around the PrincesRoad/Avenue Boulevard, arebroken up into separatedwellings.”
Even with the massiveproperty price jump around theCanning suburbs, there aremany period houses stillavailable near Princes Park for afraction of the price of theirneighbours but which need afair bit of refurbishment. Withthe Canning suburbs proving tobe so popular with families andyoung professionals, the nexthotspot is definitely the PrincesPark area as it accommodatesthe spill over from Liverpool’snewest cultural quarter.

Faye, an administrator, and Martin, IT support for anengineering company, bought a two-bedroom homein new development The Oaks on Hartopp Road,Gateacre, through Lovell. Their new home wasavailable for only a five per cent deposit.
Webought theLovell show home so it camewith all the decorating finishedand with the appliances andsome of the furniture andaccessories. We have beenadding our own bits slowly, but wereally loved the show home, whichis why we went for this one.
We were living in the citycentre before but we weregetting fed up with the smallspace, we wanted a house anda garden. We really liked thisLovell development because whenwe looked at the houses they werein the style we like, and the teamhere were very helpful.
The wallpaper in the living roomis something that when you see itin the shops you might not think‘I like that’, but it does look nice.We really like the spirals and differentcolours to it. We both really like themodern and clean look, but with theadded bold pieces. We wanted therooms to have a white and pink themewith a bit of silver in it. The gardenwas a big draw for us, having itenclosed and large, which is what wewere missing in the city centre.
One of the things about thehouse we really liked wasthat it included a lot ofenvironmentally friendlyfeatures. We have a solar panelon the roof and there is a waterrecycling system, which flushesthe downstairs toilet.
We would love to get an L-shaped suite for downstairs;we love some of the suites fromBo Concept, on Chapel Street.
We chose this development because it wasquite a small one and we didn’t want to be inthe middle of massive estate, and it’s all veryprivate. We really like the area as well; most ofthe other developments looked a bit too busy.

I work from home in a small office. I have neverdecorated the room as an office, so the wallpaper and
carpet is that of a bedroom. On hot summer days Istruggle to go in there, I have come to the conclusion that

Lauren, of West Derby, who will turn 18 while at BootCamp, sang a beautiful rendition of Dogdays by Florenceand The Machine.
The former Saint Hilda’s school student and RobyCollege graduate said: “I’m very excited but there’s goingto be lots of competition. I started singing when I waseight years old, I used to do family parties and entercompetitions and shows. Everyone says that even if I don’tgo any further it is still a huge achievement but I want togo as far as I can. I love female vocalists like Florence andThe Machine and Beyonce, she’s an all round performer.”
Lauren, who starred in last year’s Fame at the EmpireTheatre, auditioned earlier this year for a new talent showon ITV and they were so impressed with her performancethat she was invited to audition for the X Factor.

it dawns on me that the Rainhillrestaurant I’ve picked, Kozi, issomething of Shangri La forthose in search of the freshestand most free of ranging meatand fish.
While the beef comes fromcattle reared on the lush grass ofthe Lake District, fish and gameare quite often the fruits of theowner’s expeditions across thewilds of Scotland and, closer tohome, Rainford and the sea offFormby coast.
In that spirit the roomwe’re sitting in has the feelof a cosy hunting lodge –or how I imagine a cosyhunting lodge to feel –all wood beams,expansive, cushion-piled leather seats, andantlers jutting from thewalls.
Kozi’s team of chefs hasalready got started on a showcasefeast for two when I learn thatSteven McLoughlin, newmanager of Andrew Louis’Prescot branch, hasn’t eaten meatfor 20 years. I curse myself forforgetting to ask. Fortunately he’s
utterly charming about it andnothing is too much trouble forour hardworking hosts. WildMushroom Risotto (£7.95) can berustled up, and how about freshLeak and Potato Soup (£4.50) tostart? That’ll do nicely. Imeanwhile, in the interests ofresearch (a much kinder wordthan ‘greed’), stoutly resolve toeat everything put in front of me.
Steven formerly ownedWilliams Estate Agents inAintree, and over juicy, silky softscallops (£8.95) atop stamps ofdarkly savoury smooth blackpudding, and served with peapuree and crispy prosciutto (asuperlative dish; couldn’t
possibly have shared),he tells me how

Out on Scotland’s MorayFirth, Steven, a wildlifeenthusiast, was lucky enough tofind himself in the company of afamily of bottlenose dolphins.I’m madly jealous and consolemyself by polishing off afillet of Pan-fried SeaBass withMediterraneanVegetables (£13.95).The delicateflavours ofasparagus and greenbeans are teased outby a drizzle of freshgreen pesto. Delicious.
Even in these enlightenedtimes Steven’s no stranger to aveggie option consisting solely ofmicrowaved lasagne; but hisrisotto here is suffused withsubtle flavours. Boasting sixdifferent varieties of wildmushroom, a dash of Sambucaadds extra oomph to thetarragon. “The wild mushroomsare really tasty,” he nods.
Four week’s in, Steven’sembracing his new role at work.“We offer a wide variety ofproperties,” he says. “And asAndrew Louis is the brandleader in the city centre, myambition is to make the AndrewLouis the brand leader here too.”
Lettings and property
management is a large chunk ofthe work, reflecting the fact thatin recent years a lot ofhomeowners have had to becomelandlords. In response Andrew

quizzed about howI’d like my Fillet of
Beef with Stilton Potato Cake(£19.95) cooked. The two steaksare dark on the outside, thick,pink, and juicy on the inside,and fully live up to the paeans ofpraise heaped on it by fans. I’min heaven with the Stilton potatocake, its robust flavour perfectlycomplimenting the meat. Iwonder how anything can still bemoreish, but it is.
Finally it’s time to roll out ofthe front door. Kozi’s welcomehas lived up to its name.

The iconic Royal Liver Building was brought tolife for a spectacular light and sound show by theCzech projection artists The Macula, which toldthe story of the city’s 800 year history includingthe civil war, industrial revolution, the SecondWorld War and The Beatles. Afterwards, the newMuseum of Liverpool pulsated to music with a3D show. The On the Waterfront weekendincluded a lantern display and variousperformances from the likes of the PhilharmonicOrchestra on the main stage.
