SILVER BIRCHESNestled within the pretty hamlet of Burnt Hill is Silver Birches, a beautiful eco-friendly family home that was built in 2014. We originally rented a property in Burnt Hill in order to be closer to our sons school, says Tracey, and we fell in love with the place, but after a couple of very happy years here we found a new home in another location and moved away. We always hankered to come back, though, and when a friend of ours informed us that this plot was coming up for sale we jumped at the chance to buy it.

Burnt Hill is one of the most attractive and sought after hamlets in the region, being just one mile from Yattendon which retains much of its original character dating back over 600 years. Yattendon offers a general post office and modern stores, renowned primary school and falls within the catchment area of the highly regarded Downs Secondary School at Compton. The village offers an ancient church dating from around 1450 and the famous Royal Oak Inn which offers hotel and restaurant facilities. The area around Burnt Hill is surrounded by the most beautiful rolling countryside and yet also provides fast access to London. Newbury is approximately 9 miles to the south and there is convenient access to junctions 12 and 13 of the M4 Motorway at Theale and Chieveley respectively. There are stations available at Newbury, Pangbourne, Didcot and Goring which run on the direct line to London Paddington.

DirectionsFrom Newbury follow the B4009 out of Newbury towards Hermitage and in the centre of the village turn right signposted Yattendon. Continue into the village, passing the Royal Oak public house and follow the road past Yattendon Court turning right signposted Stanford Dingley where Silver Birches can be found after approximately mile on the left hand side.

Seller Insight A stipulation of the planning was that the house had to be Code 4, which threw up a lot of hurdles, but our architect
assured us it would be worth it in the end and he was absolutely right. The house is triple glazed, super insulated and achieved a high score in the air-tightness test, which means our heating bills in particular are very low for a house of this size. The property also incorporates a wealth of technology such as a rainwater harvesting system, forced air circulation, fully zoned under-floor heating the list goes on. It all combines to make a wonderfully comfortable home that has a relatively low impact on the environment.
Externally the house is quite traditional in its appearance as we wanted it to blend effortlessly with its surroundings, continues Tracey, but internally theres a lovely mix of old and new styles, which works beautifully, and a wonderful sense of light and space is a theme that flows throughout the property. It also has a really nice connection with the beautiful outside space. From the kitchen, for example, a five-panel bi-fold door opens the house up onto the south-facing garden, where we have decked seating areas, a big open lawn and a pretty wild-flower garden has been laid. Its a really gorgeous space.
What we particularly love about living in Burnt Hill is that our immediate surroundings are wonderfully rural, says Tracey, and yet in less than ten minutes we can be in the beautiful village of Pangbourne, which has everything one could possibly need on a day-to-day basis, as well as a station with a direct service into central London.
The master suite is completely stunning, says Tracey. It takes up one entire side of the first floor, has an amazing walk-in linen cupboard, a dressing room and a fabulous en-suite bathroom. Its a real haven.

The kitchen and dining area that flows seamlessly into the garden room is without doubt the heart of the
home, says Tracey. Its a lovely big, open space thats perfect for day-to-day living and fabulous for entertaining. We had a big party here at Christmas and I was trying to entice our guests into the beautiful sitting room, but no one would move from the kitchen.

I think its the versatility of the house that Ill miss most when we leave, says Tracey. Its a very light, bright and open-feeling home, but theres also a lot of private space to utilise, both inside and outside, depending on ones mood.

Ill also miss the sense of community and the wonderful neighbours we have here. In short, its a beautiful home in an idyllic location.
