Do your homework before
changing address of firmH
AVING the rightpremises, whether amajormanufacturingfacility or a small
office suite, can play a vital rolein business success and have areal effect on the bottom line.
But one Worcestershirecommercial property agent saysthat when it comes to changingproperty, too manyorganisations do not give theirfull consideration to ensuringthey get it right.
John Dillon of JP DillonCommercial PropertyConsultants in Droitwich and
Bromsgrove says that movingpremises is a disruptive, difficult and time costly for anyorganisation, but these negativeeffects on the smooth operationof the business are made evenworse if major aspects of theproperty search are overlooked, namely: identifying needs, timescales, leaving existingpremises, availability ofproperty and budget.
Mr Dillon offers some simpleadvice on acquiring newcommercial premises.
Far too many commercialproperty enquiries are made byorganisations looking to movethat have not consideredfundamental details, such asthe size or nature of theproperty they require.
It is vital to get the
specification right because mostbusinesses do not oftenrelocate. This can begin with aspace audit, which determinesthe floor space requirements ofthe business.
Businesses must also considerwhether to buy or rent. Thereare pros and cons on both sidesof the buy/lease equation, ranging from flexibility andcapital commitment, through totax breaks and financialincentives available to help cutthe cost of the move.
It is vital to be realistic abouttimescales and to leave enoughtime for any contingency. If thechosen premises are new-buildor being purpose-built, it canoften take between nine monthsand two years for the
development to reachcompletion.Furthermore furniture,
equipment, plant and utilities, which are essential to theoperation of the business, canalso be subject to longer lead-times than anticipated.
How easy is it to vacate anexisting property? For example, what are the conditions of anylease held and the requirementsfor notices and liabilities fordilapidations.
How long it will take to assignor sell any existing premises, depending on prevailing market
conditions. It is important tofactor in any exit costs, such aslease break penalties, anddilapidations/repair costs, aswell as any survey costs andprofessional advice.
Despite a plethora of agents, many businesses are surprised
just how few availableproperties meet their specificneeds.
Mr Dillon approaches thishurdle by determining thegeneral locations or specificbuildings that his clients feelwill meet their needs and theninvestigating whether there isscope for negotiation to securepremises off market, as well asthe accommodation which is
being openly advertised.Businesses should be realistic
about their budget when theyrelocate and consider everypotential cost of the move. Forexample, it is time wasted toconsider premises if they willultimately be too expensive tooccupy or fit out.
Take into account additionalcosts such as business rates, insurance and service charges,if they apply.
Ultimately, businesses need tobe able to relocate to the rightpremises, achieve best value formoney, meet the required
timescale with the end goal ofachieving minimum disruptionto operations and making asmooth transition to enable abusiness to continue its growth.
To help organisations achievethis goal, Mr Dillons companyprovides an acquisitions servicedesigned to find the correctpremises and negotiatefavourable terms.
Using qualified charteredsurveyors who have an intimateknowledge of local propertymarkets can save businesses agood deal of time and money.

A RARE opportunity to securea large site of good qualitywarehousing and offices, withthe potential for additionalbuildings on adjacent land, hascome to the market inWorcestershire.
Corbett Business Park, atShaw Lane, Stoke Prior, nearBromsgrove, consists of a 10,800sq ft of office building and twowarehouse units of 73,000 sq ftand 25,000 sq ft. There is also asix-acre plot of land for furtherdevelopment.
Just two miles from junctionfive of the M5, the site hasexcellent access to the widermotorway network includingthe M6, M42, M40 and M50.
Richard Tomlinson, ofWorcester-based agents HallsCommercial, said: CorbettBusiness Park provides a very
good opportunity formanufacturers or distributioncompanies that may beconsidering relocating to a sitewith first class transport links.
It is in a semi-rural area yetvery close to the motorway. It isself-contained and very secure, having security gates, a gatehouse and its boundariesinclude a railway to the rearand a canal atthe front. It isalso possible to easily sub-divide the units to suit thespace that is required byoccupiers.
Formerly occupied by Linpac,
all the buildings are nowvacant. They are being offeredfreehold or leasehold, either asa whole or sub-divided asrequired.
Mr Tomlinson said: CorbettBusiness Park is an ideallocation for a major storage anddistribution company or amanufacturer. The largerwarehouse is divided into fourequal bays of 18,000 sq ft andhas eight level-access loadingdoors, a loading canopy andautomated racking. It has aneaves height of 6.5 metres.
The smaller warehouse isdivided into two equal bays of12,500 sq ft with similarspecification and comes withplanning consent to extend byan additional 17,380 sq ft.
The business park may alsosuit companies that require
smaller units as the existingwarehousing lends itself tobeing sub divided.
The two-storey offices arelocated at the entrance to thesite. Constructed in 2004, thebuilding is well specifiedthroughout and has lift access, air conditioning, recessedlighting and 52 designated carparking spaces.
Located to the east of thesmaller warehouse, the sixacres of land is suitable forB1/2/8 development and isreached by a new road to therear of the office and
warehouse buildings.Halls Commercial provides
specialist commercial propertyservices to a wide range ofclients throughout theWorcestershire, Herefordshire,Shropshire and the Midlands.
Partner Robert Championsaid: It is well documentedthat there is a national shortageof good quality distributionwarehousing throughout theUK and therefore this site is arare opportunity which willappeal to many businesses.
We are in discussions withlogistics companies, storageand distribution firms andmanufacturers.
The shed market has held upvery well and we are getting tothe stage, particularly aroundWorcestershire and the southof Birmingham, where there is
a distinct lack of supply of bigsheds. There isnt a lot of land
available either for thesedevelopments so if a companyneeds a big shed relativelyquickly they really dont havetoo many options.
Corbett Business Park is ingood condition, has good eavesheight and is economically veryattractive.

Surprise in saleroom as priceof board game kept on rising
AVictorian board gamecalled the Ascent ofMont Blanc that camefrom a house clearancein Ledbury achieved
top price in John Goodwins
recent sale of collectables. The game, essentially a folding
canvas board in its original boxbut lacking playing pieces, attracted worldwide interest.
A large number of bids werereceived prior to the sale as aresult of the pre-sale advertisingand marketing and, to gasps fromthose in the room bidding openedat 1,600.
Two telephone bidders were leftto listen to proceedings from thesidelines as those in the sale roomand spirited buyers on theinternet pushed the price above
3,000. The hammer eventuallyfell at 3,400.
The buyer, a UK internet bidder, reported afterwards that he wasat the very limit of his budgetand was anxious to fend off the
Italian trade, who were thoughtto have underbid the lot.
The sale was run in conjunctionwith the-saleroom.com withinternet interest and most of thecollectable lots came from buyersregistered in America, Canada,New Zealand, Australia, Taiwan,Singapore, Scandanavia andcontinental Europe. There werealso many UK bidders.
The sale included a largecollection of comics, mostly inboxed lots, and once again therewas significant specialist interest.
Most of the enthusiastic bidders
attended the viewing and sale tocarefully go through each of thelots and there was an air offriendly rivalry in the saleroom.
Top lot in the comic sectionwent to a box which included The
Amazing Spiderman number twoand achieved a hammer price of1,900.
A large collection of pens alsoattracted considerable specialistinterest. In total, it achievedmore than 7,000 with notableresults including three OnotoMagnas selling at prices of 300and 400 each.
Other notable lots included an18 carat gold chronometer pocketwatch which sold at 950; two ArtDeco style Bakelite Ekco radiossold at 450 and 500 and fivecorkscrews one a rare

By the time the dust had settledon what was a warm but blusteryafternoon, 81 vehicles had foundnew owners in a sale whichgrossed 912,000 and saw severalrecord prices set.
Fittingly for the 50thanniversary of the model, it was a1962 Jaguar E-type S1 3.8Roadster that topped the results. It was a nicely restored and
subtly upgraded example inopalescent dark green thatfetched 71,500. Illustrating thegulf that has opened up betweenSeries One E-types and the latermodels, a very smart left-handdrive 1971 S2 roadster in retail redmade 39,600 over 6,000 morethan the guide price but still along way short of current S1values.
Other noteworthy Jaguarresults included the 59,400 paidfor a superb 1960 XK150 3.4 fixed-head coupe that looked simplystunning in Sherwood green with
a suede green interior. Setting anew auction record for the model, this price would have landed youa nice convertible version not solong ago and reflects thepremium that beautifullyrestored cars now attract atauction.
Much more usable than aroadster, it also had overdrive, disc brakes and matchingnumbers, all desirable qualities intodays enthusiast market.
