Builders hopeful of new year sales booHOUSE developers are hopeful thatthe recent big freeze will boostdemand for energy-efficient newhomes as they battle to reduce abacklog of unsold new propertiesbuilt up in the final quarter of 2010.
These key points emerge in thelatest New Homes Index fromSmartNewHomes.com, which saysthe number of new homes on themarket more than trebledbetween September and November.
But any price cuts in the autumnwere apparently short-lived for thesurvey says the average price of anew home rose from 212,000 inOctober to 220,600 in November.
Steve Lees, marketing director ofSmartNewHomes.com, said: Manydevelopers will have pricedaggressively in October to temptpotential buyers with the possibilityof moving in before Christmas.
In November, however, thetimescale becomes too short and sothose deals would have ended,
nudging the average price of a newhome back to the level of the recenttrend.
We expect the gap between resaleand new-build markets to narrowover the coming months.
Given the downbeat mood at theturn of last year, the surveysuggests 2010 was much better than
expected for the new homesindustry.Mr Lees said: Consumers are
much more aware of the benefits ofbuying new.
The new homes marketconsistently performed ahead of theresale market in the second half ofthe year and I expect this trend tocontinue in 2011.
With VAT going up to 20 per cent,the cost of upgrading an olderproperty will increase significantlyfrom January, and with energyprices already rising sharply, thefinancial argument in favour ofbuying energy-efficient new homes
is g rowing ever stronger.The survey also shows
movements have varied ato property type during tyear.
While detached houses
by an average 0.8 per cen294,000 since December detached houses have falcent to 186,500 and towndown 5.8 per cent to 207
Apartments, in contrassoared 8 per cent to just o197,000.
The report also says thaLondon saw a 25 per centthe number of new homecompleted in the past 12 mdespite an acute housingin the capital.
In Greater London the aprice of a new home is n337,936.

OVERALL, 2010turned out to be anannus mediocris forestate agents. Or touse a more
contemporary clich it has been ayear of two halves.
The first six months were rathergood with the property marketgetting into its stride early in thenew year. In retrospect it looksas if all those people frustrated bythe previous two or three years ofstagnated market just wanted toget on and move.
So, for the optimistic at least, itseemed for a while that themarket was on its way back. Thiscertainly included sellers whosaw for the first time in years amarket that was offering realchoice and opportunity.
Prices were also making gainsand in some areas clawing theirway back to 2007 levels. This came
as good news for sellers whoquickly saw the chance to extracta little more from their sale.
But and there is always a butin property halfway through theyear the mood changed. A negativepall hung over everything ratherlike the cloud of ash from thatunpronounceable Icelandicvolcano.
Perhaps it was the impendinggeneral election. Perhaps it wasthe relentless news of austerity,cutbacks and public sector layoffs.Perhaps everyone just wanted tothink about the summer holidaysor the World Cup. Perhaps theyjust grew tired.
Certainly they grew tired of thelack of mortgage funds and thelack of will on the part of lendersto provide any. The lenders stillsay they will lend but in manycases the over-harsh lendingcriteria has made buying difficultfor anyone without cash or a verysubstantial deposit and goldplated job prospects.
So now we are left at the end ofthe year with the lowest mortgagelending on record. Not such agood end to a property year thathad started so well.
So the big question now is whatwill happen next year? It is a hardone to call. The austerity and themortgage problems wont meltaway quite so quickly as therecent snow. Also, all those over-optimistic sellers will have to re-adjust their price expectations asthe market settles once again.
But with the UK slowly climbingout of the economic crisis thereare two things for sure next year.
The British public will beanxiously looking forward to theroyal wedding in April and to asteadily improving propertymarket.

Colourful costumesof Indian dancer willbring glamour to sale
WHEN Ram Gopalperformed withNatalia Markova inthe early 1960s he hadbeen long accepted as
the worlds greatest exponent of theart of Indian dance.
Gopal had enjoyed celebrity inLondon in the years before the SecondWorld War, even taking tea with QueenMary who, like other theatregoers,delighted in the drama and beauty ofhis presence and techniques.
Interpretations of Oriental dance hadappeared on stage from the early yearsof the 20th Century notably in thework of Diaghilev while Anna Pavlovaand Nijinsky had both practiced Indianmovements but it was not until Gopal,shining with oil and costumed in richbrocades and ornate head-dresses,revealed the authentic tradition thatEuropeans were able to enter thisunique world of the senses.
Next Wednesday Brightwells FineArt will be selling some of thecolourful costumes that Gopal hadtreasured throughout his life. I
ncluded in the sale at Easters Court,
Leominster, will be two tunics he worefor social occasions and a number ofheaddresses that are embellished withstones and beads.
They reflect the career and life of aman who became known as theNijinsky of India and whose image wasrecorded by some of the worldsleading photographers. Also in the saleis a copy of a 1960s programme thatshows how the costumes were wornand provides a record of some of hisgreatest roles.
As a dancer Ram Gopal was probablyat his peak in the late 1930s but
because of the outbreak of war hereturned to India. He later made hishome in London with periods in Parisand Venice.
He danced at the Royal Festival Halland at the Edinburgh Festival in thesame period and toured continually inone year playing in London for 14weeks Paris for three and Stockholmfor four as well as undertaking manysingle appearances.
His last dancing tour took place in1988 and he died in a Surrey nursinghome in 2003.
Brightwells sale includes 12especially made headdresses, boxes ofwrist and ankle bells on leather, anornate 19th century belt, brocadedcostumes and loincloths, neck
ornaments, Indian fabrics, a gold lamecostume, two skirts a brass hanginglamp and a French style bed.
A formal jacket is labelled NanAustin, London but most are of Indianorigin dating between 1920 and1970.Written material relating to RamGopal is now in a national collection.
This costume archive , because of itsimportance as an entity in the historyof dance will be sold as a single lot.

HALLS has found that demand forplay-worn, unboxed Dinky, Corgi andMatchbox toys is a s great as ever.
In its recent sale groups of unboxedDinky toys dating from the 1950s and1960s sold for up to 220, while a boxedDinky Toy number. 905 Foden chainlorry sold for 190.
A boxed Dinky commercial vehiclesgift set made 260 and a group of fourCorgi Batmobiles, in an unopenedblister pack, fetched 120.
Elsewhere in the auction, a boxedCorgi Magic Roundabout playgroundset, complete with all components andin working condition, made 310.Meanwhile, a group of three boxed
games dating from the 1960s, includinga Triang 007 Underwater Battle, aWaddingtons Spy Game and aSubbuteo Continental Club editiontable soccer, made 190.
Stewart Orr, the auction houses toysand collectibles specialist, said:Collections of unboxed Dinky, Corgiand Matchbox toys always sell wellbecause they are a fraction of the priceof one boxed model. However, thereappears to be a shortage of play-worntoys coming onto the market atpresent.
Many collectors, who are unable toafford boxed Dinky models in mintcondition, are looking for distressed
ones that they can restore to theirformer glory and display.Despite the economic climate,
demand remains very high for toys asan investment and now is a good timeto offer them at auction.
Its well worth checking out thevalue of toys that have been storedaway for years and forgotten about.
