Bill Johnson had a smile that instant-ly put you at ease. My first impression of him and his beloved wife, MF, was that they were so down to earth and yet bigger than life. They welcomed me and Kevin to Wimberley fifteen years ago with open arms. While being one of the families with the deepest roots, they made us, the newcomers, feel like part of the community. They reached out to let us know we belonged here. I will always remember their kindness and cherish their friendship.

Bill Johnson passed away just as this new year began. His de-cades of service, from his early years in the Marine Corps serving in World War II being part of the battalion assault on Iwo Jima, to his steadfast devotion to Wimberley from boyhood, Bill, with MF by his side for most of those years, rallied projects such as the building of the Wimberley Community Center in 1998.

I treasure the book MF brought to me one day more than a de-cade ago. Wimberley: It’s Deep in the Heart of Texans was written and published by Bill and MF. Stories of Wimberley’s history and old photographs of founding families, drawings and handwritten quotes were lovingly bound in a little book she presented to me. The profound love they displayed for this town was immense.

MF also gave me a book Bill wrote and they published about Bill’s father, Parks Johnson, and his legendary radio show from the 1930’s called Vox Pop (voice of the people). A more loving and thorough biography has never been written.

Then perhaps the most astonishing book, Los Compadres (the friends) was created by Bill and MF and given to me. They com-piled brief yet thought provokingly profound memories of fifty-eight friends who had affected their lives. The list included world renown figures such as President George W. Bush, who as a child played with their children at Camp Longhorn, and Stanley Marcus, to local legends like Susan Danforth and Ann Rolling. This hom-age exemplifies the thoughtfulness and deep respect this glorious couple have for humanity.

The Hays County Commissioners Court proclaimed October 21, 2016 as Bill and MF Johnson Day in Hays County for the couple’s service to country and community. A most fitting tribute.

This issue is dedicated to Bill, and to MF, who still keeps the Wimberley home fire burning bright. Your legacy lives on.

Thank you for joining us.

The devastation of disasters is sobering. Human lives and homes are left in ruins. Formerly lush land-scapes and riverside woods laid bare by the sheer force of nature lie in desolation. Natural buffers and bar-

riers that have developed over eons are stripped away as erosion persistently damages what is left.

Naturally occurring disasters like earthquakes, tsunamis, hur-ricanes, and tornados are familiar icons in our lexicon. We do what we can to soften the blows of Nature’s fury, but she clearly has the advantage in her sheer power. Fortunately, as Wimberley is discovering, Nature is a strong ally in recovering from disaster, with reforestation, growth of grasses, and healthier riparian plains.

Manmade disasters such as wars, bombs, torture, and megalo-maniacal leaders are every bit as terrifyingly familiar, even though we could conceivably put an end to things caused by our own folly. What it would take to end those horrors is not beyond our imagina-tion, creativity, or abilities, but they have proven repeatedly to be beyond the will of people.

Peace and justice workers throughout history have dreamt of a world where such atrocities of mankind are laid to rest for good;

where the better angels of our nature prevail over the dark forces of vengeance and fear. Their ranks include Nobel Prize winners and honored world leaders, but even they have not been able to effect more than temporary peace in limited areas.

Most puzzling perhaps, is when people allow themselves to be led into self-created disaster by the clever but insidious tools of bigotry, fear, and hatred. We have seen it throughout history, and it never bodes well for those electing to make choices that history has proven time and again lead only to disaster.

Despite the foolish choices humans sometimes make, we must never stop insisting on the right choices for us and for all people— for an unpolluted world, justice and dignity for every person, equal chances, liberty, and the pursuit of our chosen happiness. It will take every woman, every man, and every child to make it happen.

After years of holding its interest rate to a historic low, the Federal Reserve has recently raised its rate by .25%, and pre-dicts that it will raise its rate three more times in 2017. Although the Federal Re-serve does not directly set the mortgage interest rates paid by the general public for a home loan, its decision to raise its

rates will have profound effects on mortgage rates and therefore will greatly affect buyers and sellers of real estate. Currently, the benchmark for a 30-year fixed mortgage is 4.31%. This is up from 3.41% in July of this year, an almost 1% increase in just under six months!

For buyers, rising mortgage rates mean that they will pay more per month for a mortgage due to the increase in the interest por-tion of the payment. Thought about another way, if a buyer has a limit on the amount of monthly payment she can afford, a rising rate will decrease the total amount she can borrow. For some raw numbers, for every .5% (one-half) increase in interest rate a bor-rower’s purchasing power may be decreased by 4-5% (the percent-age is smaller for lower loan amounts.) This means that a buyer who could have afforded a $300,000 loan would only be able to af-ford $285,000 after a .5% rate increase. The erosion of purchasing power will roughly double when the rate increase is 1% (much like

present day) meaning that in the example above the buyer can ex-pect to be able to afford roughly $30,000 less. This can often mean the difference between that extra room she needs or the school district she desires for her children.

For sellers, rising mortgage rates mean that the number of peo-ple who can afford their home will necessarily shrink because of the erosion of buyer purchasing power. Fewer available buyers for a given price point means less offers and more time on the market. In other words, it becomes harder to sell your house and get the best price for it. Plus, fewer buyers means that sellers must work harder to compete with other sellers to attract the best offers. This often requires them to spend more time and money making their property competitive in the market.

What this all means for buyers and sellers is that in a time, like now, when interest rates are rising and are set to rise further, it is best to act sooner rather than later. For buyers, acting sooner can help them lock in the lower rates and preserve their greater pur-chasing power. For sellers, acting sooner can increase their ability to sell quicker and for a higher price.

by Shaun Daniels Choosing the right flooring for your home

For more than 30 years Shaun Daniels, owner of Quality Floors & More in Wimberley, has been selling and installing beautiful flooring in homes all over Hays county and the surrounding area.Phone: (512) 722-3389 Address: 12111 Ranch Rd 12 #101, Wimberley, TX 78676 Website: QualityFloorsWimberley.com

The floor style you choose for your living space really comes down to your personal opinions about flooring. Some enjoy the hardness of having tile or wood floors in their living spaces and some pre-fer soft carpets.

Tile offers nearly unlimited varieties of patterns and designs, from the simple

to the exotic. This allows tile flooring to really make a room unique and exotic if you choose to do so. But tile flooring can also be very cold underfoot, and fans of feeling a bit more cozy will not find tile an attractive choice.

Wood floors are the other hard surface flooring option that is commonly used in living areas. It is a bit warmer underfoot and a bit easier on feet and backs. Wood flooring has a natural beauty and elegance and is stain-resistant and easy to clean, making it a long-term easy maintenance flooring. Oak is the most popular of this type but maple, birch and pine are also commonly used. You should also be aware of the amount of humidity the living areas will be subject to, wood floors can have a hard time in higher hu-midity.

Finally, there are carpets. If you are looking for cozy and warm

nothing beats carpet, which is great for those of us who enjoy walking barefoot around the house all the time. A bonus feature of carpet is its ability to sound proof your living space. It will remove echos and the drum like noise from footsteps when walking. Car-pet is available in many colors, styles and costs. All carpets require extra research into them as there are many different materials in used in their creation. Remember that the quality of and thick-ness of the pad you use under the carpet is just as important as the carpet itself.

Choosing a new flooring option for any part of your house doesn't have to be stressful. Always keep in mind how much you are willing to spend on the flooring and how much time you will have to install and maintain it. As long as you have the proper knowledge about your home and the floor you are sure to find the flooring option that best suits your needs and wants.

How can high-deductible health plans offer cost savings for healthy Americans?

Those who purchased a new individual major medical plan for 2017 are prob-ably still reeling from the shocking rate increases. Since the first Open Enrollment began in the fall of 2013, Americans have seen the cost of health insurance rise at a dramatic rate. As a result of

these escalating premiums exceeding most folks’ wage increases, a greater percentage of clients have chosen high-deductible health plans that typically cost less than others. A high-deductible health plan places more financial risk on the insured, should they require medical treatment.

However, this situation can be advantageous for those who are healthier than average, because it is less likely that healthier indi-viduals will need frequent medical attention. The level of coverage chosen for a health plan should be based primarily on the anticipated need for its benefits. In other words, the severity and number of your health concerns/conditions will likely affect your decision in selecting adequate protection against medical costs. Low deductible “copay” plans cost more.

That leads to the conclusion that being healthy can actually save you money. This pertains to less money spent on insurance premiums, less out-of-pocket expenses to doctors, hospitals and pharmacies, less time missed from work due to illnesses, etc. An-other option for healthy people to save money with a high-deductible health plan is to combine it with an HSA at their bank. A Health Savings Account allows you to reduce your taxable income by the

amount that you fund your account. This means less income tax paid, with tax-free interest earned as well! These funds are used for the family’s out-of-pocket medical expenses.

Implementing small changes on a regular basis is a smart way to improve one’s overall health. Decide to eat healthier meals and snacks, exercise several times a week, reduce your level of stress and treat your body to a good night’s sleep. In addition to saving money by being healthier, your quality of life will likely improve and you may very well live longer! A licensed, independent insurance agent can provide free information on enrolling in an HSA-qualified high-deductible health plan combined with an HSA.

Tree support: Mitigating structural problems by Steven Austin

Cabling and bracing are used to pro-vide supplemental support to trees with branching defects. These practices have been used since the beginning of arbori-culture. Bartlett Tree Experts developed much of the hardware and procedures that are still in use today.

A typical reason for bracing is to miti-gate a growth pattern called a co-dominant stem or leader. When trees have multiple stems or leaders, they are not structurally at-tached to one another. As they grow in diameter, included bark develops in the union between the stems and the stems can ac-tually begin to oppose each other causing cracks and eventually failure, especially in severe weather. A steel bolt is placed through the stems to provide supplemental support within the stem junc-tions and to reduce movement during storms that will reduce the risk of failure.

Supplemental support cables are usually installed between branches in the upper crown to further reduce movement of the stems in a storm. This bracing rod is inspected as the tree grows and is adjusted as necessary. Cabling utilizes steel cables that are attached with eyebolts in the branches in the upper crown. The purpose of these cables is to limit the movement of the branches during high winds or ice/snow accumulation, which will reduce the risk of failure on the weak branch union. Its best to prevent

branching defects with pruning when a tree is young. Pruning should still be conducted on mature trees and may eliminate some structural problems.

There are a variety of methods for placement of cables and bracing rods. An arborist should provide guidance on which to use on a particular tree. It usually depends on the property and what buildings, other trees and wires are nearby. Winter is a great time of year to inspect the trees, as the foliage is not present on decidu-ous trees. This allows the arborist to see the structure more clearly and easily.

Cabling and bracing can mitigate structural problems and pre-serve a tree that otherwise might be removed. It could help prolong the life of a valuable specimen tree or a mature tree that you don’t want to lose. The decision to cable and brace or remove a damaged tree can be aided by your arborist’s professional inspection and explanation of installation procedures.

In December of 1999, widespread an-ticipation over what the new millennium would bring had some people ecstatic for dramatic change, some fearing the worst was to come and most others paying no attention to any of it. Nothing much hap-pened to alter our lives at 12:01am, in the year 2000, and most of us wandered back

into our routines with predictable listlessness for our New Year resolutions. But for 2017, I am thinking we might choose to fash-ion a new sort of New Year for ourselves. What would you like to do differently this go-round? What activities might delight?

With all that is happening politically, there may be many chang-es coming world wide that we cannot begin to anticipate. Some folks are enthusiastic for dramatic change, others – not so much. I agree that uncertainty can cause us to want to hide under the cov-ers at times, but I say, not now! If changes are coming, be sure that your preferences are in the mix. What better time than this to jump on the band wagon of life with gusto! Do start those dance lessons, do pick a day to volunteer on a project that inspires you, do quit that boring job and follow your sweetheart to New York City – ha! What would excite and make you proud in your new New Year?

So I say, wake up and do it! For me, I am headed to NYC in

February, looking for cool, new lines to show in River House this year. I plan to participate in an art class and to spend a day each week volunteering on the state level in Austin. I am going to actu-ally do these things this time – how about you?

Whatever your resolution, we at River House wish you a vi-brant, active and successful New Year.

A water heater sacrificial anode – what is it, what does it do and do I need to replace it?

An anode is an aluminum or magne-sium rod placed in your water heater’s tank to protect it against corrosion. Sometimes called a sacrificial anode, it dissolves slowly and sacrifices itself to

protect the metal tank. More scientifically, a sacrificial anode can be defined as a metal that is more easily oxidized than the pro-tected metal.

The anode rod is usually located at the top of the water heat-er. When the tank fills with water an electrolytic process begins whereby the sacrificial anodes are consumed to protect the water heater’s tank. Electrolysis in this context simply means when two metals are physically connected in water, one will corrode away to protect the other.

Now that you know what they are and their function, when you need to replace the anodes varies. Anode rods generally last about five years. However, anode life depends on the quality of water, amount of use the tank gets, water temperature and the quality of the tank. For example, when salt is added to the water anodes corrode more quickly. Water softeners can help reduce sediment, but anodes can corrode in as little as six months if the water is over-softened.

There are several types of sacrificial anodes – magnesium, zinc and aluminum to name a few. In next month’s article, I will dis-cuss, in detail, the benefits of each of these anode rods. Remember, if you have any questions about anode rods or any other projects you are working on, stop into your locally-owned hardware store for the answers.

Happy New Year to all you! As we roll into 2017, we can look back on a pretty amazing year, complete with very separate seasons. Summer was not near as hot as the previous cou-ple of years, and also included some much needed rain. Spring was perfect – cooler temps, nice breeze and a fair amount of rain. Our fall showed us the

wonders of nature with the changing of the leaves; lots of colors this year, in part due to our lower than average temperatures and the rain. As of December, we hadn’t really experienced too much super nasty cold, but enough to let us know that there really is a winter here in the Lone Star State. Lots to do to kick off the new year in the outside world.

First and foremost is taking care of what you already have in the ground by feeding the soil and not just the plants; a good compost-ing tilled in deep will work wonders for the next year. Composting leaves from your yard or trees in your area will serve you well when you need extra mulching around those beds in the heat of next summer. As we all decide to have some “resolutions,” easy ones to follow are those things like checking all your tools and power equipment – maybe things need to be cleaned or sharpened, maybe they need a tune up – no time like now to get things ready

so you have them when spring rolls around. It’s a great time to come up with a plan that can be implemented in baby steps, as time and budget will allow. That may mean installing a new vegetable or fruit area, a new outdoor seating and cooking area, paths and dry creeks to utilize space without using too much water and also adding a twist to an otherwise boring yard and beds situation. With a little help to give you a vision outside your “box,” you can trans-form your world into something to be proud of and enjoy.

Trees are a great thing to put on your to do list, both trimming and planting. Knowing where you want shade will help your over-all plan take shape. Don’t let the winter blues get in your way of taking the first step to a fantastic, outdoor place for family and friends. We are here to help in any fashion you might need. Stay warm and happy planning.

•Septic pumping

•RepaiRSDuring times of drought, there is a

great deal of concern with the possibility of wells going dry in the area. Many peo-ple are forced to take action when they no longer have a constant supply of wa-ter to their home. Some have to replace well pumps, only to find that the old pump failed due to low water conditions. Others must drill new wells in order to

access a larger supply of water. In most cases, these repairs are unexpected, and time-consuming. During severe drought, many well service companies are overwhelmed with calls, causing some families to endure days without a supply of fresh water. A water storage tank would be helpful to many of these homeowners.

The benefits of a properly installed storage tank are numerous. These tanks are normally installed near the well so that the well pump sends the water directly into the storage tank. This removes much of the back pressure from your well pump so that the work-load on the pump is greatly reduced. The water can be sprayed into the top of the storage tank, eliminating odors which may be pres-ent. The water is then re-pressurized by an external pump which can maintain higher pressure, and is much less costly to repair or replace than a submersible pump. Protection systems are also available for both pumps to ensure longevity.

Even on existing storage tanks, an early warning system, such as a light or alarm, can be installed to activate when the water in the tank drops to a certain level, indicating the need to check your well for problems. This buys you the time you need to contact a professional. Should you happen to run out of water before the well is operational, there are water delivery services which can bring you a supply of water to replenish your storage tank, thereby maintaining your day-to-day routine while you await repairs. For homes in remote areas, stored water is also a valuable asset for firefighters.

Now is an ideal time to consider adding a storage tank to your well. Then you will be prepared before another Texas summer takes it’s toll on your well.

by Alison HoytFeel better, do more

Why should cryotherapy be part of your new routine in the New Year? Bet-ter sleep, less pain due to inflammation, more intense workouts, better overall mood, more energy, better skin.. cryo-therapy can help you achieve all these and more.

How does cryotherapy do all this? When the skin is exposed to the extreme temperature, its natural response is to send about 80% of the blood to the major organs to protect the body. As soon as you step out of the chamber you warm up quickly and experience a release of endorphins, which is a hormone that makes you feel fantastic and energized, along with a release of anti-inflammatory molecules, increased oxygen in your blood, a reduction of toxins and a boosted immune system. This not only acts as an analgesic to reduce pain, but also works as a sedative to provide a relaxed feeling. Collagen production is boosted and the melatonin level in the brain is also improved.

People with inflammatory diseases such as autoimmune disease or rheumatoid arthritis will likely experience instant relief follow-ing their sessions. With regular sessions, clients experience more prolonged relief from their symptoms thereby helping them to be able to resume activities that were difficult if not impossible for them prior to cryotherapy.

Athletes can perform at a more intense level with decreased soreness, better sleep and an endorphin rush. Some people prefer

to use cryotherapy prior to their workout to take advantage of the endorphin rush to have a more intense workout. Other people prefer to use cryotherapy post workout to re-energize themselves and help prevent delayed onset muscle soreness and be ready for their next workout quicker. Either way people recover from a workout and perform better in their day to day life with the added benefits related to better mood and sleep.

The essential point is that it doesn’t matter if your goal is to feel better to complete day-to-day tasks or recover from a marathon, cryotherapy can help you feel better so you can do more of what you want to do. Feel better. Do more.

1) An agent will represent you. When you buy a home, you may be tempted to work with the seller’s agent but that agent is loyal to their client – the seller or builder. A buyer’s agent keeps your best interests in mind, explaining the process, negotiating with the seller or builder to help you purchase the home of your dreams. If selling, be sure to work with a

trustworthy agent to expertly represent you with the buyer’s agent.2) We guide you through the process as we deal with the buying

and selling process daily, understand nuances, explain contractual language, handle other side requests and spotting potential issues.

3) An agent knows what to look for. We see things you may not know to look for, like wear and tear, possible structural issues, the condition of the roof or wiring.. If you’re buying a home, we help you assess the state of a home you’re viewing. If you’re selling a home, we help you decide what updates to make before you list it.

4) An agent is objective. If selling, we can offer advice on how to position your home in the local market to attract the right buy-ers. If you’re buying, we can offer objective insight into the homes you’re viewing and help you find the one that’s right for you.

5) An agent is an expert of your local area. If you’re moving to a new area, we can give you the scoop on the best schools and neighborhoods, areas that are prone to flooding, busy roads or fu-ture hot spots for city re-development plans. We understand the local market; giving you tips to help your home stand out and sell quickly. Sellers want proper marketing of their homes to the right buyers and to sell within their specific timeframes.

6) An agent offers advice based on experience. Agents rely on their experience to give you tips in regards to inspections, price reductions and other issues that may arise during the transaction.

7) An agent works on your behalf. Negotiating the sale, han-dling challenges or objections that may arise or acting as a liaison, using expertise and skill to communicate your best interests.

8) An agent will serve after the closing to assist with questions and connect you with reputable tradespeople in our networks.

Lorrie Dunks – Proprietor – 715 Fm 2325 – 512-847-1666 – M-F 10-5 S 10-3It has been a long time since I have

taken any math classes but I seem to re-member some rule that says the whole cannot be greater than the sum of its parts. So, two plus two always equals four, not five. This seems to be pretty true in the physical world. In the emo-

tional and spiritual world, that’s not quite as certain. Two people in love can accomplish much more together than they ever could have individually. People of faith say the same thing. In those cas-es, it would seem that the whole may indeed be greater than the sum of its parts.

I would throw out something stranger for consideration. I think that, sometimes, a subtraction may actually make the whole great-er than the sum of its parts! That makes no sense! But here is what I mean. We learn from our mistakes. It is our mistakes that add flavor to who we really are. Who wants to be married to a perfect person or have a perfect friend? Flawlessness would be infuriat-ing! When you make a mistake, then repent and change, the world forgives you. Oddly, that often just makes you more endearing. Something negative, turned around, can make for an even greater positive in the final analysis. Many of the parables in the New Tes-tament are about the lost being found and the wayward returning home. Righting of the wrongs is a cause for celebration.

There's a game people sometimes play where they think what would they have done differently if they could do life over. I don't think I would want a do-over. Instinctively, I would take care to avoid all the mistakes I've made. But those mistakes, and the fact that people have chosen to love me anyway, have made me a much better person and made my relationships stronger. If I took those things away, the relationships would never have been as rich as they are. By the way, I don't have any dark confession coming next! I was just realizing that the warts and scars of relationships make them unique and show they have been strong enough to sur-vive. Perfection is highly over-rated.

We certainly have made a lot of mistakes in the alpaca business. We've learned from those mistakes. We became better through them and they've given us a lot of important lessons to teach oth-ers. Acknowledging our mistakes helps us look more approach-able, less monolithic to young breeders coming into the business. Somehow it makes us much more human, in a way that perfection could not. A few negatives can make the whole greater than the sum of its parts.

Please call our office at (512)396-5225 to schedule an appointment or visit us online at www.SanMarcosDental.com. Come see why Dr. Donnelly was voted a Super Dentist by Texas Monthly Magazine and Best Den-tist in Hays County!

On Friday, February 10, 2017, my staff and I will be hosting the fourth an-nual Dentistry From The Heart – For the Love of Chance event which is a free day of dentistry for anyone who needs it. As a growing number of Americans lack dental insurance, we felt this was a great way to address many health-relat-

ed problems and give back to our community. At last year’s event we provided over 71 people in our community with free dentistry totaling over $30,000 worth of free dental treatment. Adults 18 and over are eligible to receive either a free cleaning, one filling or one removal on this day.

Dentistry From The Heart is a nationwide nonprofit organiza-tion that was founded 16 years ago as a way to provide aid to those in communities throughout America with free dental treatment. Today, more than 300 annual events are hosted in the U.S., with Dr. J. Robert Donnelly hosting the event in San Marcos, along with participating dentists, Dr. Andres Arismendi and Dr. Charles Reeves.

“I realized that citizens in San Marcos and surrounding areas could really benefit from such an event and it provided me with a way to give back to a community that has given so much to me over the years. Even closer to my heart though is being able to provide these services in the name of my son, Chance, who passed away in 2010. Chance was also involved in the dental field and had

a very giving heart. This is a way for me to honor his memory in the community that he loved.”

Registration will begin on Friday, February 10 at 7:30am, and is based on a first come, first serve basis with the last patient seen at 4pm. Our first patient in 2016, was in line by 9pm the night be-fore. Participants should dress for the weather conditions as they will be waiting outside in a triage area until they are called in for treatment. Music, food and a raffle will take place during the event.

Okay, I admit it. My New Year’s reso-lution is to play more golf. Simple. And I’m easily motivated on that one. Of course, I have a lot of other things I could improve in my life, but I want to make sure to find a way to be equally motivated with them.

So, a lot of people want to start exer-cising more. And that is a great thing to do. The body wants to move. It needs to move. And the more you move, the more energy you have. The benefits in energy end up far outweighing the costs. It becomes self-motivating.

The trick is to make it fun. For me, going to the gym is not fun. Running on a treadmill or in circles on a track is not fun. Routinely doing 100 kicks and punches per day is not fun. Trying to get more reps with higher weight is too tedious and running for time is the worst.

But, running over small obstacles, jumping over rocks and through puddles and pulling myself up a boulder is fun. And chas-ing a soccer ball until my legs stop working or shooting hoops until I can’t lift my arms is great! Sparring, doing jumping kicks and playing on a punching a bag until I have to stop are also great!

Also the slow stuff is great. Going to a yoga class. Slowing down the forms in karate. I pretend those things are easy, but they

are quite a workout, too! And they build health and energy in an entirely different and very necessary way.

Everyone likes to do different activities at different intensity levels. Whatever it is you like to do, I just encourage you to get out and play with it this year. Have fun!

Many people have taught me about “how to think about my future” – from the generation before me to folks two, ten and 50 years older! They have been here longer than me and have experi-enced more, so I ask them about their ex-periences. It gives me the view of what’s to come, which helps with life in general or specifically a vision of a career.

When you’re starting a job for the first time, ask questions. It could become a career. The first four years I spent in the Austin wine industry I had the opportunity to work with someone with a deep knowledge of wine and a great work ethic, Nat Davis. He gave me the opportunity to learn. I asked as many questions as I could and learned as much as possible. But where did the idea of a career in wine even come from?

My first book about wine, Windows on the World, was given to me by my brother Kyle years ago. Not sure I would be here today without that gift. It gave me the inspiration to apply for that first job at a wine bar. Luckily, there was someone at that wine bar willing to help me get started.

So with this New Year, help someone get their inspiration by

giving a gift. Or, be that person who helps others learn. Or, take that chance and start a new job in a field you’ve always wanted to!

Here’s to 2017 and helping each other.

If you want more flawless, youthful skin with fewer fine lines and wrinkles, you’re describing results you can get with chemical peels. Here’s a more in-depth look at what they are, the results you can expect, and whether this skin care treat-ment is suitable for your complexion.

What is a chemical peel? This treat-ment breaks down the uppermost dead and dehydrated layers of skin to create a firmer, more youthful appearance with fewer wrin-kles and a more even skin tone. There are a variety of chemical peel options, which is why you might have seen diverse chemical peel reviews saying different things about recovery time, mainte-nance, and overall results.

Light chemical peel: Many people with minor skin issues choose a light chemical peel. It improves texture, clarity and skin tone while reducing wrinkles. It’s subtle at first, but with repeated treatments, the results are more apparent. No recovery period is necessary for light chemical peels, but it’s best to protect this new, undamaged skin layer with sunblock to preserve the results.

Medium chemical peel: After a single medium chemical peel, the skin is noticeably smoother and younger looking. Patients might need a bit of time to heal after the procedure. It’s wise to avoid sun exposure for several months after the peel so the color of skin doesn’t change. Use a pigment suppressive home care product pre and post peel. The use of sunblock is highly recommended.

Deep chemical peel: Extremely dramatic results occur with deep chemical peels, however, you can expect healing time to be necessary. Your doctor might also recommend that you keep your face protected from the sun permanently to avoid changes in skin color. Again, pre and post peel treatment with a pigment suppres-sive home care product will be required in addition to mandatory sunblock use.

Before you schedule any type of chemical peel, your skin should be professionally evaluated and the skin care treatment cus-tomized according to your specific needs. The goal is to determine the chemical peel that will provide maximum results with minimal down time.

QualityFloorsWimberley.comHeart disease and stroke cause one in three deaths among women each year. The cause of three out of five cases of heart failure in women is high blood pressure. Early detection and treatment of high blood pressure could prevent

many of these deaths. Elevated blood pressure can cause kidney damage and raises the risk of heart attack, stroke and other cardio-vascular diseases. It is often difficult to pinpoint a cause for high blood pressure, since several factors and conditions often play a role in its development.

Some factors that contribute to high blood pressure are smok-ing, lack of physical activity, obesity, high sodium intake, high cholesterol, excessive intake of alcoholic beverages and genetic predisposition. Diabetes patients also are at greater risk for high blood pressure and other cardiovascular diseases. Women with high blood pressure who smoke and use oral contraceptives face a ten to fifteen times greater risk of stroke.

After menopause a woman's risk of high blood pressure and other cardiovascular diseases increases greatly. During transition to menopause, the ovaries make less and less estrogen. Estrogen increases healthy HDL cholesterol, decreases unhealthy LDL and helps arteries stay flexible. Before menopause, a woman’s ovaries make most of her estrogen.

Cardiovascular disease is the number one cause of death in women and it is the most preventable cause of death. What many people don't realize is that the symptoms of heart attack in women are often different than in men. Women should pay particular at-tention to these symptoms: uncomfortable pressure or pain in the chest, shortness of breath, pain or discomfort in one or both arms, the back, neck, jaw or stomach, nausea, dizziness and anxiety. Call 911 and get to the hospital immediately if you experience any of these symptoms.

The following tips can help lower your risk of heart disease: • Maintain a regular schedule of exercise (after checking

with your physician.)• Try relaxation techniques, such as deep breathing, yoga

and meditation. Hug your pet!• Eat heart healthy meals and if you are overweight, lose

weight (under the supervision of your physician.)• Drink alcohol in moderation – if at all.• If you smoke – quit!

Responding to increasing mortgage interest rates

Trey PowersDripping Springs, Texas(512) [email protected]: 1294913

Trust a Neighbor – Trust in TreyYour Mortgage Lender

Last month’s article focused on the unexpected rise of mortgage interest rates following the presidential election. Five weeks later on December 14, the Federal Reserve raised its benchmark interest rate for the first time in a year (and only sec-ond time in eight years) and signaled that

rates could continue to rise in 2017 more quickly than officials had expected.

“The era of ultra-low interest rates is over,” said Lawrence Yun, chief economist of the National Association of Realtors, in a recent statement. “The short-term rate hike will be followed by several ad-ditional rounds of increases in 2017 and 2018. Despite these moves, mortgage rates will not rise alarmingly.”

That’s good news. The sky is not falling! At the same time, his-torically rates rise fast and go down slow. While we may have seen an end to the era of repetitive radio commercials quoting loan rates under 3%, only time will tell if they settle back down or continue to creep upward. For homeowners who currently have an adjustable rate mortgage (ARM) or homeowners who wish (or need) to cash out the equity in their home, now is the time to really pay attention. No more procrastination.

Is your adjustable rate mortgage set to adjust soon? If you currently have an ARM and will live in the home longer than the initial phase of the ARM, now is the time to consider refinancing to a fixed rate mortgage. One thing you can be sure of with your current ARM is that your rate will go up. It is the give and take ac-

cepted when it was chosen as your loan type: low initial rate, but with increases over time.

Do you wish to utilize the home equity you have built over time? The process to cash out equity is the same as a traditional refinance. Those funds come with no strings attached, meaning they can be used for anything. Think college tuition, unexpected tax bill, home improvement project or investment funds.

Contact a local, trusted mortgage lender to help analyze your current loan and provide options to meet your goals. The window for a sensible refinance may be closing.

On another note, I wish you and your family a prosperous, joyful and blessed 2017.

Credit card reward programs are more popular than ever. In order to keep up with such high demand in a competitive market, credit card companies are com-ing up with new and more enticing offers every day. How do you know which one to choose?

Are you the type of credit card user who likes to travel and or frequent a particular hotel or airline? If so, then a travel re-wards credit card might be the right option for you. Typically, a travel rewards card allows you to earn points or miles for every purchase you make on the card. Typically, cards offer a reward that is equal to 1% of your purchase, which means that for every $100 you spend, you will earn 1 point or mile. Some offer even greater incentives, such as double points for specific types of purchases or bonus points when you open up an account. Before signing up, however, be sure to read the fine print. Many travel rewards cards have specific rules that apply to point redemption and may charge a hefty annual fee.

Don't want the hassle that sometimes goes along with redeem-ing points on a travel rewards card? Consider a cash back rewards card. While not as thrilling as racking up points to take a trip to some far-off, exotic destination, cash back rewards cards may be better for individuals who aren't frequent travelers and who tend to

use credit cards for everyday purchases. Most cash back rewards cards offer a flat cash reward on general purchases. Others offer higher rewards for different spending categories. Consider your credit card spending habits to determine which cash back rewards card would be appropriate for you.

Finally, it's important to remember that rewards cards work best when you pay off your account balance each month. Be sure to charge only what you can afford to pay off and avoid spending over your budget just to earn more rewards. Otherwise, the unpaid balance you carry forward will create finance charges that may cancel out the value of any rewards you accumulate.

You are sitting in a lawyer’s of-fice needing help. The lawyer is tell-ing you what the fee arrangement would be. So, what do you get when you hire a trial lawyer? I’d like to think you get a lot for your money. Here’s my take. You get:

Education. Your lawyer has, at a minimum, a doctorate in law – a juris doctor degree (JD). That represents a bunch of built-in knowledge.

A researcher. Your case will likely require some special knowl-edge of the current state of the law pertaining to your situation and your lawyer, perhaps assisted by a paralegal, will know how to find and assess the relevant current information.

A warrior. Your lawyer’s job is to take the fight to the opposi-tion in preparation, negotiation, mediation, trial and on appeal if necessary.

A counselor. Sometimes the most important thing a lawyer can do for you is to explain the process, analyze the risk/benefit of various possible courses of action and advise you as to how to proceed.

A friend. Not necessarily in the traditional sense, although hap-pily that sometimes occurs too. This friendship is a foxhole kind of thing – your lawyer is on your side. Remember that sometimes a real friend has to tell you things you don’t like.

A psycologist/socialogist. The good trial lawyer understands

and uses the way people think and respond and their ingrained so-cial mores to move opposing parties and their lawyers, mediators, judges and juries to do what you want done.

A wordsmith. In articulating your position and in drafting or reviewing documents, your lawyer employs what should be an ex-ceptional grasp and appreciation for language and its nuances.

An actor. Let’s face it – the courtroom is a stage and your lawyer better be prepared to play the part in an “award-winning” fashion.

An advocate. This is the sum of the parts. If you have chosen well, your lawyer will honorably, diligently, wisely and aggres-sively pursue your interests and be your guide through the entire process.

Raising fleas from birth to adult-hood has never been easier. With all the wet weather we have had this year the fleas have been thriving. Indoor only pets have found themselves infested. The onslaught of fleas has left pets scratching their bodies and owners scratching their heads.

What is an owner to do? There are flea products in the grocery store, flea

products are available online, your veterinarian carries flea products. How do you get the best flea control for the money spent?

First, you need to understand a little about the fleaʼs life cycle. Without knowing it you learned the flea life cycle in fourth grade science. It is exactly the same as a butterflyʼs life cycle. The fol-lowing chart may help with the comparison:

Stage Butterfly Flea

Egg Egg Egg

Larva Caterpillar Small Squiggly Thing

Pupa Cocoon Impervious Super Cocoon

Adult Beautiful Insect Blood Sucking, Itch Causing Nightmare

Each flea product works on different stages of the lifecycle. Some products cause eggs to fail to reach the next stage. Some products cause the larva to fail to reach the next stage. Some prod-ucts kill the adults. Nothing but a blowtorch affects the pupa stage. Any pupa in your house or on your property will turn into adult fleas no matter what you do.

Different products are ideal for different situations. Knowing which product to use for your particular situation is the only way to successfully manage flea problems. The clerk at the grocery store is unlikely to be able to help you make the right choice and there is a very real danger of getting a product the wrong strength for the size and type of pet you own.

You may feel you have saved money by purchasing your products over the Internet but if it is not the right product for your situation you will still have fleas even after “saving money on the Internet.”

Your veterinarian will have the right products for your petʼs individual situation. Getting flea control right the first time is the way to save money and keep you and your pet from scratching your heads.

There is a tiny creature that roams all the earth creating misery wherever it lands. No living creature is immune from the misery caused by this microscopic marauder. Birds, humans, dogs, cats, reptiles and more can all can suffer from this miniature menace.

Who is the miniscule monster that wreaks havoc with creatures millions of times it size? It is the mighty mite. Mites have been making larger animals miserable for millenia. If you have ever endured the horrific itching from a chigger bite, then you fully understand the misery caused by mites. Contrary to popular lore, the chigger does not burrow into the skin, it's feeding action creates a tiny hole in the skin that becomes in-tensely irritated by the saliva.

Ear mites, sarcoptic mange, demodex (genetic) mange, feather mites, hedgehog mites and more cause irritation and skin troubles across a wide variety of species. Any time an animal has a skin condition, itchy or not, mites are generally on the list of possible suspects.

A big problem with mites is finding them. Some species are easier to find than others. That said, a microscope is a necessary tool as many mites are barely, if at all, visible to the naked eye. Generally, a swab of the ear or a scraping of some skin cells is evaluated under the microscope. If a mite is found, that is con-sidered a definitive diagnosis. If a mite is not found, that does not mean that mites are not there, it just means they were not in that sample and may be elsewhere on the animal.

Effective treatment of mites can be just as tricky as finding them. Some mites can be treated with oral medications. Some mites infestations can respond well to topical applications of med-icines and still others will only be managed by dipping in a lime sulfur dip.

Managing the misery of mites takes teamwork between the owner and the veterinarian. The end result is a pet with a healthy skin and coat that is no longer tortured by itchy skin.
