Now that the decorations are coming down, and the leftovers are all gone, it's time to get back to business. Well, we did it. We hired a new property manager. His name is Bob Harbaugh (no relation to the Ravens head coach). He has been training regularly, and hopefully will be ready to take the reins before the next Board of Directors meeting (February 20, 2016). You will notice in your next electric bill that there is a reduction in the common ground amount. This is due to a rebate that we received from Choptank Electric, that the BOD has decided to pass on to you. You will notice on your annual billing statement that the cable fee has increased to $165.00. This is because Mediacom has increased their charges to White Horse Park, and we have and to pass it on to you. Still a bargain! We have reduced the number of dumpsters that are in use to four (4). That combined with having only one pick up per week reduces our cost significantly. We will go back to six cans, and eventually eight, as demand increases. PLEASE do not use the cans that have been put off to the sides of the dumpster lot. Use only the four that are together in the main part of the lot. Doug & Joe, in addition to their regular duties, have been working on the drainage issues, when weather permits. While it has been warm enough to work outside, it has also been very wet, making it difficult to dig. They have done a lot of work to the ditch that runs from the boatyard to the intersection of Timberline & Salt Spray. They still have more to do there, but during the last rain storm it seemed to help the areas around Timberline and Dolphin to drain better. We will continue this work whenever possible. Happy New Year to all! It looks like we are finally getting the real weather for the season we are in. I hope all of you have taken care of winterizing your units for the winter so that you will not experience the problems some members had last year. We have had two incidents with fire alarms in units going off already. One alarm we were able to check by having access to that unit the other unit has been annoying the surrounding units for over a week now because we have no access to the unit and the owner has not been down to disable it. Let’s be clear, the management at the Park has no desire to enter your units unless there is good reason, sometimes poor maintenance of a unit results in situations that need to be addressed by Park personnel , for instance fire alarms, water leaks etc.,. This is one of the advantages of having year round maintenance personnel. Please consider having a key for access to your unit available at the office. This is for your benefit as well as other residents. The Board will not be meeting until February 20th however we will be working on a preliminary outline for the budget for 2016. We have renewed contracts with the lawn service, at no increase in cost for the coming year. We have also accepted a renewal of the contract with accountant with no change and the contract for the camera system. Our contract with the cable company will result in a small increase in the yearly fee for cable we will go from $160.00 per year to $165.00. That is still a great deal for basic cable service for the year; wish our cost at home could be so little. Work on the drainage in some areas has been started on, and other projects include hot water heaters in the bathhouse #1 and the clubhouse. We will still need a new roof on bathhouse #2. Ted has been training a new property manager for the Park and hope he will be ready by the February meeting to take over the running of the property. His name Is Bob Harbaugh, he has years of experience maintaining the Convention Center in Ocean City and has lived in the area all his life. We welcome him and look forward to working with him. ONE MORE REMINDER FOR YOU !
Those of you who have the Mediacom Digital Converter Boxes pleases contact Mediacom to make sure that they have your correct billing/mailing address. We are getting a lot of bills for you being sent back to Mediacom from the post office because they do not have your correct address. They CANNOT be addressed to your LOT #. Some of the cable boxes are being disconnected because these bills are not getting to you. Please call them and correct the address. Thank you.
MARINA UPDATE There's not much to say about the marina. It's still there, and it's still bare! The boat yard has had some work done to it. Mostly, many of the spaces in the yard have been widened to a little over eleven feet wide. These are marked with strips of wood in the gravel, and should make it easier to work on your boat. A lot of trees were taken down along the back of the boatyard. Eventually we want to remove more trees, and install a fence. This has been put on the back burner for now, as we want to make the drainage issues our top priority. You will notice when you get your annual billing statement that the boat yard sticker fee has been increased to $50.00. This will help to pay for improvements to the yard, especially for stone, which we are constantly replacing as it sinks into the mud. Stickers are required by June first. The marina slip fee has remained the same at $400.00 for the season. Notices will be going out sometime this month. Please let the office know as soon as possible if you are planning on returning this year. Only about eighty more days until spring . . . think WARM thoughts.
