The dream is still alive

B igger lots mean bigger opportunities for local couple Alana Camilleri and David Galea.

Miss Camilleri and Mr Galea snapped up one of the largest lots currently available in western Sydney, when they bought their 2000 square metre block in new Jordan Springs village, The Avenue.

It was one of just 15 lots ranging from 1,600 to 3,847 square metres Lendlease is off ering to suit purchasers looking to build large, luxurious homes in a spacious setting.

The lots are roughly four times the average land size in the Penrith area, that will enable Mr Galea to build the house with enough room for a family, and have space left over.

“We are thinking a fi ve bedroom home with alfresco and entertain-ing area at the back, and hopefully a pool later,” he said.

“I’m going to try to do a double storey home so I can utilise the land more, so we can build the bigger house and still have a big backyard.”

The potential doesn’t stop there though.

As the block is a whopping 42 metres wide, Mr Galea hopes to build a shed that could fi t six cars.

“The block is so wide that when you have four metres either side, the house can still be over 30 metres wide with room for a triple garage,” he said.

The Penrith region is growing rapidly, and as it is expected to have 260,000 people living here with an economic catchment of one million people by 2031, vacant blocks are selling fast.

Mr Galea said they bought the block just three weeks ago as quickly as they could.

Smaller blocks and apartment living may be the way of the future, but there’s still some options that defy the trend...

M ore borrowers are being encouraged to take advantage of some of the

lowest home loan rates in history, following a new survey by one of Australia’s biggest comparison websites, fi nder.com.au, which found about two in fi ve mortgage holders (39 per cent) have not switched providers in the past decade – an estimated 1.17 million households.

By not switching home loans or asking for a discount with their current lender, these house-holds are potentially wasting a combined $27.4 million per month, $328.2 million per year or a staggering $9.9 billion over 30 years. This was based on receiv-ing just 0.10 percentage points off the national average mortgage size of $379,400 with the current average variable home loan rate of 5.20 per cent.

For the average home loan, borrowers could be potentially wasting $23 per month, $280 per year or $8,415 over a 30-year loan term.

The survey of 1,351 respondents also found that just six per cent of Australians are currently consid-ering switching providers, while just 21 per cent have switched for a better deal within the last fi ve years.

More than half of these borrow-ers (54 per cent) are content with their lender, while almost one in

four (24 per cent) hadn’t switched because they couldn’t fi nd the time for all the paperwork. One in 10 found it too hard to compare products and 13 per cent think it would cost too much.

Comparing generations, Gen Y (18-34 year-olds) were the most savvy, more likely to have switched home loans than any other age group, while Baby Boomers (aged 55-74) were the most loyal to their lender.

“It’s surprising that so many households aren’t taking advan-tage of the current home loan market. We’re seeing the cheapest home loan deals ever and it’s now more aff ordable to switch lenders since the banning of excessive exit fees to variable home loans in 2012,” she said.

“Despite this, refi nanced loans represent 34 per cent of all home loans fi nanced, according to the Australian Bureau of Statistics Housing Finance data analysed by fi nder.com.au. That fi gure has fl uctuated between 31 and 34 per cent since the credit reforms were introduced in July 2012, which made it easier for variable rate borrowers to switch providers.

“The real concern is that people may be getting complacent and wasting money just by staying put. For instance, 24 per cent of borrowers who hadn’t switched said they couldn’t fi nd the time to fi ll out paperwork, but isn’t a form worth the time and eff ort if it will mean over $8,000 in savings?

“If you’re not entirely comfort-able with switching lenders, speak with your current provider and ask them if there’s anything they can do to give you a better deal. Chances are you’ll end up with a discount, or at the very least have some fees waived.”

Leaving your assets to your loved onesN obody likes to think

about their own mortal-ity, me more than most, to be honest it scares

me to the point where the very thought sends chills down my spine and makes me sick to the stomach. Unfortunately death is inevitable and ensuring our assets are passed on to our loved ones is an important part of the fi nancial planning process.

Most people are familiar with Wills and are aware of their importance, yet the vast majority of people still do not have a valid Will and Testament. Having a Will is a great start, but a number of other issues need to be considered in your estate plan.

There a number of assets that are not covered in a Will, such as superannuation, assets owned by companies and trusts, and prop-erties owned as Joint Tenants. They need to be planned for by other methods.

You are able to nominate a benefi ciary directly through your superannuation fund, if you make this nomination binding, this ensures the trustee of the super-annuation fund passes the funds directly to the person you nomi-nate. In general a binding nomina-tion requires two witnesses and needs to be updated regularly.

A lot of individuals are establish-ing companies and trusts these days for taxation and asset protec-tion purposes and often have those entities own signifi cant assets, I have done this myself. These assets will not pass through the Will, the established entity will continue to own them, which is fi ne, however it is crucial that succession rights are granted to those who you would like to control the assets. It is necessary to appoint a successor for direc-tors, trustees and appointers of all entities so that benefi ciaries can control the assets as desired.

As mentioned above, real estate where the owners appear on the title as Joint Tenants, the prop-erty automatically passes to the surviving owner. In many cases this is in line with your wishes, as typically the owners will be husband and wife; however this is not always the case, especially in the event of second marriages where each of the owners would like their assets (or a portion of them) to pass on to their children. In this event it may be benefi cial to alter the title to be Tenants in Common and deal with the assets in the Will.

Another estate planning issue is the assets passing to someone who is either not ready to wisely manage a large sum or subject to external issues that may put the funds at risk. Young people, busi-ness owners and those in unstable situations all meet these criteria. You can implement a strategy to protect your assets in this case.

It’s bath time

B athroom renovations can be costly and time consuming. But there are simple ways to

update the look of your bathroom, including giving your bath a new lease on life with a fresh coat of paint.

To get you started Bunnings has some tips on how to complete this DIY project.

Start by giving the bath surface a good clean using a scourer and heavy duty cleaning liquid. Next roughen up the surface and remove the shine from the enamel with ‘wet & dry’ sandpaper. Rinse with water and dry.

To fi nish the cleaning process rub the surface down with solvent.

When the solvent is dry mask up the edges of the bath, the plughole

and the spout, to avoid water drips on your wet paint.

Next step is to prepare the paint. Bath paint is a two-part paint that will come in separate tins. Stir the individual tins with diff erent stirrers and then mix the two tins together in a solvent-resistant container. When mixed, pour half of the paint into a second

container to use for the second coat. Store this in the fridge with a lid on it. The fi rst half should sit for an hour to come up to room temperature.

Now it’s time to get paint-ing. When the paint is at room temperature give it a good stir and

then start painting. You’ll want to start with the top of the bath and work your way down. After the fi rst coat is done leave it for 12 hours to cure and then apply the second coat. Remember the second half of your paint will also need an hour to come to room temperature before you start applying the second coat.

When the second coat is done leave it for 24 hours and then remove the masking tape. Do not use the bath for at least another fi ve days.

Lawn mower advice

Change the air filter: Change the air filter to allow the engine to ‘breathe’ properly. The air filter’s role is to suspend oil droplets within it to filter out dirt and particles. Air filters routinely get clogged with oil and debris, so replacing your filter before each mowing season will help protect the mower’s engine and ensure it runs optimally.

Change the oil: Most mowers these days are four stroke engines which require oil to be replaced each year, or after 25 hours of use. To remove the old oil, Victa recommend the Briggs & Stratton Oil Removal Kit but others are also available.

Change the blades: Worn mower blades tear the grass instead of cutting it. When blunt, visit a specialist mower service centre where they can replace the blades, bolts and nuts.

Replace the spark plug: Changing your spark plug is one of the easiest ways to promote easy starting of your lawn mower. To avoid stalled-start frustration, replace the spark plug every season. Spark plugs are pre-gapped, so all you need to do is remove the old spark plug and replace it with a new one.
