A ustralian property investors continue to dominate the market, with the percentage of
investors eclipsing 30 per cent.According to new research
conducted by Mortgage Choice, investors currently account for just over 30 per cent of all new loans written – signifi cantly higher than the 27 per cent recorded just 12 months ago.
Mortgage Choice spokesperson Jessica Darnbrough said it is unsurprising to see a spike in investor activity as, according to the company’s latest First Time Investor survey, this type of buyer not only sees property as a lucra-tive investment, but as a way to future proof their wealth.
“In our recent First Time Inves-tor survey we asked respondents what their key motivators were for buying an investment property

highand almost 79 per cent said they would purchase an investment property to set themselves up fi nancially for the future,” Ms Darnbrough said.
“In addition, 58.4 per cent of investors said they see more benefi t in investments such as property, than they do in the share market.
“This sentiment suggests people feel very confi dent about the Australian property market and believe there are many benefi ts associated with owning an invest-ment property. In fact, 49.5 per cent of Gen Y respondents said buying an investment property would help them prepare for retirement.”
Ms Darnbrough said it is good to see Australians taking the right attitude towards property invest-ment.
“First time investors do not see
property investment as a quick win, but as part of their long-term fi nancial strategy,” she said.
But while investor activity as a whole is on the rise, it seems rising property prices are making it harder for investors to buy alone.
According to the data, just 24.6 per cent of fi rst time investors said they would purchase an invest-ment property by themselves.
This percentage is down signifi -cantly on fi ve years ago when one in every three investors (33.3 per cent) said they were planning to purchase alone.
Ms Darnbrough said rising prop-erty prices were largely to blame for the signifi cant drop in the percentage of investors purchas-ing alone.
“It has become harder for indi-viduals to save a deposit and jump onto the property ladder alone,” she said.

“Make regular property inspec-tions a non-negotiable – every three to four months while a tenant is living at the property – and look for signs of neglect.
“If the property is unkempt, such as any excessive amount of rubbish stored within its perim-eters or if there is accidental or malicious damage to the property, it may be an early indication that your tenants could fail to fulfi l their obligations of the rental agreement.
“Maintain a positive relation-ship with your tenant. An open and transparent relationship with your tenant may encourage them to uphold their rental agreement, or advise well in advance if they are having diffi culty with rental payments.”

How to avoid issues with your tenants
W hilst having an investment prop-erty can seem like a secure income
stream, landlords should not be complacent when it comes to protecting their rental income.
According to landlord insurance specialist, Terri Scheer Insurance Executive Manager Carolyn Parrella, a tenant who falls behind in their rent can put landlords under signifi cant fi nancial stress rather quickly.
“Arrears can be a very long and costly process to resolve and may leave landlords considerably out of pocket,” she said.
Ms Parrella off ers the following steps to help minimise loss of rental income.
1. Monitor arrears“Monitoring arrears daily is an
important task,” Ms Parrella said.“Check your bank account the
day the rental payment is due and continue to monitor the account daily.
The advice you need to make sure your experience as a landlord doesn’t turn into a disaster
“If your tenant has fallen behind in their rent, the sooner you know about it, the sooner you can attempt to resolve the issue and mitigate any fi nancial loss.
“It may be worth considering appointing a property manager who can oversee this task.”
2. Send notices“If a tenant falls into arrears a
breach notice should be sent to the tenant for non-payment of rent,” Ms Parrella said.
“If your tenant still doesn’t pay rent after receiving the fi rst breach notice, a second notice should be sent to terminate the lease and request vacation.”
3. Serve the right notices“Loss of rental claims on a land-
lord’s insurance property can be signifi cantly aff ected if the policy-holder has not taken appropriate steps once a tenant has fallen into arrears,” Ms Parrella said.
“Make sure you issue the tenant with the correct notices within
the specifi ed timeframes.“Any delay in sending the
notices may result in an invali-dated or reduced claim if you make an insurance claim for loss of rent later on.”
4. Eviction process“If your tenant does not vacate
the property by the date stated in the termination notice, you will be required to submit an application to the relevant tenancy authority to request a hearing, which may result in a possession order to evict the tenant,” Ms Parrella said.
5. Preventative measuresIt’s important to remember that
even the most reliable tenants can experience a change in their fi nancial circumstances that could result in them no longer being able to pay rent.
“To minimise the risk of this aff ecting you and ensure your investment property remains profi table, it’s important to put measures in place to protect

Good news for fi rst home buyers
S ome fi rst home owners looking to spend a little more on their newly constructed homes
may be eligible for a First Home Owners Grant they had not been eligible for previously, with changes adopted on July 1.
The cut-off for the Grant scheme, which previously covered home buyers purchasing newly constructed homes that cost up to $650,000, has been increased by $100,000.
Home buyers can now spend up to $750,000 on their new home
and still be eligible for the First Home Owners Grant.
State Member for Penrith, Stuart Ayres, welcomed the news last week.
“It means fi rst-time buyers will have more options, and more choice, when they take the prop-erty plunge,” he said.
Mr Ayres said it was all about making things easier for people about to make one of the most signifi cant decisions in their lives to date.
“We want to make it as easy as possible for fi rst home buyers
to get into the market, while we boost incentives for the construc-tion of new housing stock,” Mr Ayres said.
The NSW Government is invest-ing in local building projects and has also committed $83 million to the Housing Acceleration Fund, which will allow land to be released at a faster rate.
“While giving fi rst-time buyers more fl exibility, we’re also increasing housing supply,” Mr Ayres said.
First Home Owner Grants are being handed out at a faster rate

“As the tale goes, after the myste-rious disappearance of another local farmer, Fred Fisher, in 1826, John Farley claimed he had seen the ghost of Fred Fisher sitting on the rail of a bridge over a creek. He claimed the ghost pointed to a paddock down the creek then faded away,” Mr Doyle said.
“The body of Fred Fisher was later discovered in the same paddock where this ghost had supposedly pointed.”

All Homes by Fairfax Media is far from a done deal, according to a report in The Australian.
The newspaper reported on Monday that stakeholders in the market, including local real estate agents, are worried the deal will hand Domain a monopoly at a sensitive time in the lucrative online listings sector.
The Australian Competition & Consumer Commission is already dealing with complaints and examining competition concerns in the Victorian market following the creation of a new group with links to Domain.
The move has attracted the attention of the ACCC as the All Homes deal positions Fairfax’s classified business Domain as the dominant online property portal in the Canberra region.
A spokeswoman for the ACCC confirmed the regulator has launched an informal review, raising uncertainty around deal completion timing.

provide light for reading, working on your laptop or at a desk. These lamps are compact and help to avoid eye strain caused by poor light.
Another option for your home lighting is a suspended pendant light. This will cast light from above and is ideal to hang over a kitchen bench, dining table or

Tips to save during winter
Dress for the weather: Don’t sit on the couch in a pair of shorts and a shirt, with the heater going at full strength. An extra jumper may do the trick without you needing to switch that expensive heater on all the time.
Check your fridge: Your fridge is one of the most expensive items in your house as far as electricity consumption goes. Make sure that all seals are tight and that there’s no gaps. If you have an older fridge, it might be time to consider an upgrade as the long term benefits will outweigh the short term pain to the wallet.

Check your light globes: From the lights you use every day to those out in the yard you only use every now and again, it’s worth checking the types of globes you are using. You can save plenty of power and dollars by using energy efficient light globes.
Only heat the rooms you
are using: Where possible, zone your lighting and ducted heating and close off doors to unoccupied rooms. This will ensure less energy is used to heat your home.
